And soil tests can't be done until land is ready and they are sure there is no more sewage/electrical/water works that are going to take place on the land. Do you know when your soil tests were done? Was it before land settlement?:) They did a soil test and gave me an estimate cost during tender. When signed the contract, they put it in as provisional sum. Once the land settled, the did another soil test, then let me know what is the final figure, i actually get approx 2k back dreamhome they mentioned that they can't apply for the building permit until the land settles. So i am wondering how your builder did it My builder actually apply the building permit 10 days before the land is settled, so i got the building approval soon after the settlement dreamhome Thanks for the tip about calling Kevin early in the morning, i will try this. Did you call him before or after your land settled? Can't remember exactly, i think i called him when the slab is done, so i gave him about 2-3 weeks notices dreamhome I thought that the fibre optics installations would have to be done during construction and cannot be done after handover as a conduit needs to be installed and a meter be placed in the garage for it... My electrican told me that this will be done in 2 phases. First, i have to get him do the installation - setup all wiring (CAT5/6), and a junction box in the garage area, this should be done before plaster is up (during construction).. Then once the optic fabic is made available in the estate, i just need to arrange the electrican to do the connection. I guess what they need to do is to install conduit and connect to the junction box in the garage, this can be done after the handover, as you know, the estate still hasn't decided who their optic fabic supplier is Sim@nds doesn't allow other contractor onsite as well, but because they don't do the junction box setup for me and i told them this is for the developer guideline and i must have this setup, so they then let me organise my own electrican. You'll find also cause of the time of year some tradies will be starting to 'wind' down which is why you may be having problems, also on the reverse some will be trying to finish a lot before they go on holidays! i hope you sort it out Re: Our Milan - update after handover 25Dec 01, 2008 10:58 am From my another thread, I was asking if pre-plaster inspection is required and the feedback I have got from everyone is “a must”, so I called SS last Thursday that I want Kevin to do a pre-plaster inspection in the next few days. My SS said it is fine, but can only let Kevin do it the end of this week, the plaster wont be up anyway, so I said it is fine. Kevin was in Point Cook last Friday, so he dropped by at my house and confirmed the same with my SS. Then what, I found that my house is fully plastered on Sunday, I cannot believe my eyes so I called Kevin this morning, and he drove passed after receiving my voicemail and found the same My SS is liar, liar and liar, the same word Kevin keep repeating over the phone… I can see how angry he is and I am very disappointed too. You have a legal right to have your own inspection done, your builder was aware of this, and it sounds as though they have deliberately arranged things so that an inspection cannot be done. very angry for you. I am quite upset because I trust my SS a lot. As I said before he has been fantastic.. i know how frustrated and upset you are with what happened... we would, if that happened to us! what we did was to inform our builder that we would have inspections at different stages of the build, even prior to the slab being poured. and we kept on reminding our CSR a few weeks before our inspection so they were aware of our intention to have independent inspection. hope nothing major were hidden under those plasters... ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! I am suprised he said that because kevin told me that he was at the house on Friday, but SS told him to come back this week... so who is telling the true?? SS said that he thought Kevin did the inspection on Friday and the trades are suddenly available to do the plastering (last Thursday, he told me that he couldn’t find anyone to do the plastering until this week) and that’s why they did it over the weekend I don't know if i can trust him, but i think there is not much i can do now, so i move on (I know I may be giving up too easily). But i will follow up the defects that Kevin identified from the Frame report, only 3 of them and they can all be fixed. A lot of ppl don't get that done, so that was fortunate for you. Hoepfully there was not much to check between frame & pre-plaster, and there was nothing they were trying to hide. Now I am thinking of a pre-paint inspection.. Why – because I found that my house was wet by the rain over the weekend, although it is not excessive but the plasters did get wet (the 3 bedrooms and garage area). My SS went to the house yesterday and checked for damages, but told me today that there is nothing to worry about, everything is fine… and they have also fixed the roof (where the rain coming from) As I am still worried about the plasters, they told me that they can organise an ‘informal’ inspection with their registered inspector, to check out the plasters prior to painting (will schedule it after New Year) I am not sure how ‘informal’ is that? So I am thinking to ask kevin to do one as well, just to be sure that the plasters are all ok before painting, what you do all think? not too sure about the mortar question, l do know l got the same line with our paint 'touch' up l can see most places they touched up, well 2months on and it hasn't dried up as they promised! l know with our brick work it dried pretty quickly and that was done over a space of a few weeks! its been a while dont see why it wouldnt be dried yet yes it does, you've just not understood it. theres a difference. 4 5951 Your house should come in "as new" condition.
