I hope everyone else builds are going well, and quickly before the xmas break, which will be torture for all im sure! Re: Who else is building with Eden Brae? 1984Dec 09, 2012 7:02 pm I hate to be a wet blanket, and I hope that no one else has my experience, but my site start appointment was on the 10th October and I was released to site on the 29th November and they cut my block on the 2nd December. I am hoping that they will get the slab down and finished before xmas, which will give it a great amount of time to cure before the frame goes up next year. And since I know people will ask - no, I have no explanation for what took so long and have not been able to get a clear explanation form EBH. Don't they have to be on site within 21 days of signing at site start appt? I would think that seeings you have site scrape done that you would have a slab by Christmas (weather permitting). I would hope that if they scraped any block in prep for the slab that it would mean slab pour would be soon. No one wants their block to sit like that for 5 weeks over the building and construction break. Hopefully you get your slab soon. Sheffield and Patey: If in anyway unsure about the 21 days you have to sign contract, I would go back to EBH and see if you can get in writing what the go is. Also if they are providing you with an extension to sign the contract due to the break I would get that in writing as well. I can't stress how important it is to get everything down in writing so that you have a paper trail if things suddenly turn pear shaped. Welby Good to hear and see that the kitchen cabinets are in. I like the chocolatey brown colour that you have chosen Not sure about Tyrells inspection. Are you able to go back to your CSA to see if you can get a copy of what they have written? Either that or ask your SS? Also with your questions about cornices in the raised entryway, I think I will go back to the display home to see if they had cornices as well. I liked what I saw in the display home for the Hamilton at Oran Park so I want the same thing. Does it look weird to have cornices in the raised entryway??? Impy and Kimmind: I really feel for you guys. I would hate to be left high and dry with a contract, house design etc but not being able to start construction due to delays with land being registered. Are you guys able to break the contract in any way? But then again you would still be left with a block of land that hasn't been registered. I think that you guys should form a group with who ever has bought in your area (is it part of the Bunya estate???) and sign a petition to get the body that has released the land to get their butts moving on addressing Councils concerns! Seriously to wait 12 months and be mislead from the beginning would be frustrating and stressful. Kerith: Wow you made heaps of upgrades Nice to see you have a price list so that people can compare and see what certain charges are. We were also charged $650 for bulkheads, but then EBH raised a variation for another $254 for "return trip of plasterer", so all up our bulk heads cost us $904 to be fully fitted! 1sttime and others We also got raised ceilings (2.7 m) for front entry. We could have gotten raised ceilings for our kitchen area as well (this is what the display home had), but opted out of it. We did get high ceilings (2.59m) throughout the house though. Well bricking is continuing for us. I talked to one of the brickies on Friday and asked how long they reckon it will take to finish off the brick stage. I was told probably another 1.5 weeks (weather permitting), so I doubt that we will have a roof on by Christmas. The bricky was really nice and told me that our house was the biggest single level house he had ever worked on! Our house is almost 30 m long and 14.6 m wide (slightly bigger than 35 squares). I do love the colour of our bircks though and can't wait to see what it looks like when the bricks are cleaned. Hopefully I won't have any issues with brick paint being stripped off or mortar being blasted out like some others on here. I an so envious. Ours will be in the distant future. Probably mid next year by the looks of things. Cody we got the contract about a week before as well. It did take me a few days to look through things and mark out areas where I was unsure of the wording and what it meant. I marked all pages with tape flags so that I could go through them quickly at the contract appointment. There were a couple of questions in relation to wording in the contract that I didn't quite understand, so I asked our contract presenter. He in turn had to go and ask senior management/legal team as he wasn't quite sure either. Just wondering if anyone negotiated their progress payments? We didn't and now realise how front ended the progress payments are. By the time that the frame is up we have paid EBH 50% of what we owe them, however the house is nowhere near being 50% completed. When bricks are finished then 70% payment would have been made etc Slab – 31 Oct 2012 Frame - 15 Nov 2012 Bricks – 26 Nov 2012 Roof - 14 Jan 2013 Lock Up- 11 Feb 2013 PCI- 23rd May 2013 Settlement - 7th June 2013 Re: Who else is building with Eden Brae? 1991Dec 10, 2012 12:52 pm Baulkham Hills Kerith: Wow you made heaps of upgrades Nice to see you have a price list so that people can compare and see what certain charges are. We weren't and I am very frustrated about those hidden costs. Yes, we would pay it anyway but the variation came from EBH AFTER we had signed our KC variation - not happy! A door buffer is the equivalent of soft close drawers on doors. There were a couple to choose from - I think we went with the cheaper ones. Kerith - Building an Eden Brae Newport 40 in Sydney's North http://kerithsedenbraehouse.blogspot.com.au/ Re: Who else is building with Eden Brae? 1995Dec 10, 2012 2:19 pm Kerith Actually we did too but I forgot to add that in as it was on a separate variation. Yes, we would pay it anyway but the variation came from EBH AFTER we had signed our KC variation - not happy! My partner vaguely remembers the KC consultant mentioning something about the return trip. It is actually written on our KC variations list in the box that the bulk head was added. I did ask EBH about it and they confirmed that it was for the plasterer to come back to do the bulk head after the kitchen had been installed, not the actual cost of the materials for the bulk head. We just paid it in the end. The kitchen will look nicer with the bulk head in and seeings we were paying $12K plus for kitchen upgrades another $254 was just not worth arguing over. Sheffield25 Ey Kerith Are these prices from kitchen culture * soft close drawers x 7 = $1200 * Soft close door buffers x 11 = $220 Also what's the door buffer do? hmmm we were charged $1320 (incl GST) for 10 soft closed drawer things. Looks like the cost has increased since our appointment. Our light shelves were also cheaper as well. We had 2 put in at a cost of $140.80 (incl GST). Cody Drysdale Thanks BH I hope we get our contract soon. Our meeting is Wednesday at 5pm. On Thursday we were told there wouldn't be a problem sending it to us on Friday. I am getting a little anxious now. They deal with this stuff every day but for us it's $270,000 (that we know of!) and a 20-30yr mortgage. I don't know if it's a hold up with the plans or something else now. It's been a month since we paid $2500 for the plans and contract to go ahead. I don't mind waiting, I'm just concerned as this is something I will no doubt want to pick apart out of fear of finding errors (or worse, letting them slip through), and I may not have enough time to do it as thoroughly as I would like. Cody I would try to get onto them about your contract. I think that you will have a valid point to push bacK contract signing if they don't provide you with a copy of the contract and give you enough time to either look through it or seek legal advice on the wording in the contract. I also went through everything in the contract to make sure that i fully understood everything. We too will be paying this house off for the next 30 years so it was important that we understood ours and EBH obligations under the contract. Re: Who else is building with Eden Brae? 1997Dec 10, 2012 2:36 pm Kerith * Two tone kitchen = $500 (rip off!) I vaguely remember being told that it was an extra $250 to have the two tone as we did entertain the idea of it. It definately wasn't anywhere as high as $500. Cody Drysdale I hadn't even thought about our solicitor giving us a hand with it. We both emailed on Friday (around 2pm, and 4pm) asking if the contract could be sent to me, as my other half left work early that day and we wanted to print it out and take it home. We attach read-receipts to our emails; they were both read. Today I have sent a meeting request through outlook (at 9:30am) to confirm our contract signing appointment, as although it was discussed, it wasn't confirmed. When we organised the original contract signing, our EBH person sent a meeting request to the two of us. My other half also emailed just after 1pm today to enquire about the plans but we've heard nothing back yet. I'm sure she's flat out, and I don't mind waiting or postponing to make sure we are going to get things right, I just want to know where we stand. Its not imperative for you to seek legal advice. But you should be able to have enough time to seek legal advice if you want to. EBH has a obligation to provide you with enough time to peruse the contract and seek legal advice if required. If they don't provide you with enough time then you shouldn't be pressured into signing a single thing in the contract. By signing you are acknowleging that you have read and understand the contract. Such a shame from Kitchen Culture and EBH's that they are ripping people off now. I'll see if i can spend some time and list my prices from earlier this year so we can compare. BTW im getting a quote from KC for my laundry fit in (post handover) so i'll advise you guys on what they quote me and for what work. PS - PCI booked for Friday and I got my Letter from EBH for my settlement =D which should occur 10s within my PCI date. This technically means it will either happen next week (if there are no major issues) or early next year. Another email to ss who asks me are you supposed to have hobs? I'm starting to think he has no idea what i'm supposed to have lol. On a better note the rangehood has been installed today, electricians have been back and done all the cutouts for the switches and powerpoints and missed one that i could see and my tiles have been delivered Might get lucky and get started before christmas hopefully.
