We are building Saville 23 Eden brae in the ponds. For Brick selection we were shown cement brick instead of Eden brae's standard range for lifestyle series, and HOG lady quoted me 1000$ extra for brick upgrade, but when I checked the brick price in PGH both cement and gravel(which is in Eden braes standard range) are the same price and also in same group. So I asked why you are charging me extra 1000 for? and answer from rania was I should not ask for price in PGH.can you believe it? next one is more frustrating. I decided to upgrade range hood from fixed glass (which comes as a gourmet chef upgrade promotion) to curved glass range hood. again HOG person quoted me $100 extra for that? if you check the price out side any most cases both range hood are same price, in some cases curved one is cheaper. http://www.paradise-kitchens.com.au/sto ... .php?id=93 my question was why the charging me for upgrade, where I am not actually getting anything upgraded? for Landscaping plan, they have charged me $500, but when landscaper contacted me, they provided me 3 templates and said if I need any change it would cost me extra for design modification, but the template they sent me none of them meets my building design, so I have to ask for modification, how unfair is that? one of them template is for double story building and my one is single story. They have quoted me 1400$ for driveway extension initially, but in HOG appointment,when I met driveway specialist, she was surprised to know that where did eden brae got that quote from, according to my design, she said it should not cost me more then 125$. I don't know what should I do, I am getting frustrated. For architectural design variation, eden brae is charging me $250 now, but pre contract sign variation they charged me $350, when raised that, I was told you already has accepted tender then that is why it was $100 extra, how about I have signed the contract now and getting cheaper variation price now? every way you look at it, they are ripping you off. So far it is very very unfair way of doing business. I haven't seen much good of Eden brae yet. Shared my frustration with all of you guys, hope some of your story will help me to move on.. I have had quite a few frustrations myself. My advice would be to raise your concerns via the management email and someone will contact you to chat it through. If you are in my area of jurisdiction, Bev is fantastic at explaining things in laymans terms. I always felt much calmer after speaking with her. UNCONDITIONAL BANK APPROVAL IS THROUGH! Woohoo! I know our DA check took 10 working days even though we were told no more than 6 days and then another pcv was raised because of da check. It was another 2 weeks before we got our final plans which needed revision and as a result we needed another Pcv raised because an item code was wrong in our colours which I didn't pick up until after we signed them. I went downstairs to HOG to check and insisted they change it as how would I know the numerical codes for it. Was a bit of a hassle because we signed off but I did raise it in the meeting. We had our site start appointment two weeks ago and still are not out of administration!! I rang today and left a message. No call back today... But the last time they spoke with us they were confident on getting it started by the 10th. Methinks it won't happen as the EB on the corner has had red pegs one week earlier than ours and nothing has started. So glad I don't have to worry about the stamp duty exemption because EB told us not to worry. Immediately after our site start appointment my partner applied for an extension because he was worried. I still remained positive until today... I think unfortunately it will be February before we see something on our block! So much for the allocated start date! I think you have to jump through their hoops until they are ready. Some other project builder's contract time starts at red pegs... But we are still in administration.... We have done everything we need to do I think our file is sitting on someone's desk waiting x days before they say admin complete so therefore you are in construction phase. I am building at Eden Grange, signed up in November 2011 after being advised that construction of my house would start in July this year! YES this year! Civil works have not even began on the development. Was told that I would be in my home by next month. Drove past the site yesterday and they have cleared the site and pegged out the development boundary. 12 months later to what I was advised! The most frustrating part of it all is that I had to find this info out myself, nobody bothered to notify me that part of my life would be on hold for a year! I take it you have not settled on the land as civil works have not began on the development. I hate how people say 10 days or ten weeks or December. In lots of professions when they don't deliver on time they lose their job or have to pay penalties or work overtime to get it done. On the other hand, it could be a whole lot worse... I couldn't imagine what I would be thinking at the moment if I had chosen procorp... Very thankful I am not worrying about whether I have insurance to cover the completion of the build. Ebh have consistently advised me, since I raised the issue in April this year, that its not their fault and it's Blacktown Council delaying the approval process. So I spoke to council and they advised that the construction certificate for commencement of civil works is yet to be approved! I just hope that, when the house construction begins, it is a smooth and delightful process because I am dissatisfied with the customer service at this stage. If you are to upgrade anything, know that ebh will get a quote and add another 15 percent as their margin so any prices you personally get will not be the prices that you will be quoted. Are you able to do some of this stuff after hand over? You will get a credit from EBH for the things that you don't want. However, as they buy all this stuff enmasse the credit that you are given will be ALOT less than what the actual price of the things are. But if you feel that strongly about some of the price increases then it may be worth your while to get them done (like rangehood etc) after hand over. I am sorry you are feeling frustrated. Only a week ago I was in high dungeon about a kitchen island bench top issue. The issue was escalated to management and my dispute was resolved in my favour If you feel really strongly about these extra charges then you should raise the issue with your csa. They are you first point of contact. But just take a breather first and go in as diplomatically as possible. You want your csa on your side. Detail to your csa the issue with different prices. Ask why you were charged $1400 for driveway extension instead of $125. My only worry is that you were told this and haven't got it in writing. Try to get everything in writing so that you have proof that "so and so said this" which contradicts prices. "Red pegs" are usally a few days after sign off. but can be anywhere in between the 20 days. Very scarey to see what happens when a builder goes bust. Also terrible to see the heartbreak and stress that their clients have to go through, not to mention the tradies that also haven't been paid for work that they have done. Although I don't agree with tradies going into people's homes to rip out stuff that has already been installed just so they can get some of their money back. it is not the client's fault that the tradies haven't been paid, and I don't agree with damaging the house of people who are already stressed and upset about their home builder collapsing. Did Howard come through to do his inspection as well? I have him booked in to have a look at lockup stage for us, which won't be till next year. The words in commas are what my CSA told me. Oh and my site was pegged out the day after I handed in my signed final colours doc (which was the last one to get handed back to ebh). I think they had peg out already planned. From handing in the last signed doc, it was 10 working days before our file was finally released to construction and introduction of our SS. 6 days later we had a slab. Our yesterday inspection was purely about the Brick/mortor issue. We found plumber forgot to put extra cold water point in the toilets, SS is getting him back to fix this.
