Hope you roof is finished before xmas break Baulkham Hills. I've got a letter from one of my future next door neighbors about erecting ezy clip fencing . The quote that they got was around $120 per m2. This price includes the sleepers but excludes the cost to dig the holes for the posts. It's going to be another $35 for each post. Can anybody give me an input about the price? The quote came from All Hills Fencing. Anybody has experience with them? Thanks. peace97 - It sounds very expensive to me. Give Mike Jones from EzyClip fencing a call...he charges a flat $74 per sq meter + retaining wall cost. He quoted my left hand side fence (23 meters long) $440 for the retaining wall (sleepers under the fence, including concreting them into the floor). Or get charged the whole amount? It's a complicatd system, they pre work out how much your electrical should be and then subtract that from the amount you actually spend... Looking at the form is much more complicated. But basically that is what happens in our situation. I think they can only make you pay more if you don't fulfil your obligations by the allocated date. There is a single storey EBH house 1 min drive away from us. Not sure what the contract time is but it has been at lockup for ages and there doesn't seem to be any work done on it at all - no vans, no uses, nothing for weeks and weeks. I have taken a look at our plans and quotation and found so many errors. If they are to pre-wire for future downlights, are they meant to put in an additional batten holder? Should there only be one batten holder per room even if you want switch wire for ceiling fans? For some reason I have 42 batten holders on my quotation, having approx 2 per room. You really need to thoroughly check the plans and quotation, I have been quoted for more sockets, battens, etc than are on the actual plan!! I am becoming very disheartened by this whole journey with Eden Brae and its associated companies. I know our brickies start work early (like before 7 am) and also leave early (understandable as it must get super hot during summer to be laying bricks with no shade. I wouldn't worry too much as we've moved fairly quickly from one stage to the next so there must be some issue for EB to have stopped work at that house in your neighbourhood. We went through and indicated exactly what we wanted and where we wanted them. If they are to pre-wire for downlights then I would have thought that they would have to add a batten holder for each light. I would ring them up to have any queries you have answered. Also follow up with an email stating "as discussed with so and so earlier today...." so that you have a paper trail of anything that has been discussed or agreed to. We got HSI to do the down lights for us and indicated exactly where we wanted the downlights. Did you do the same for your appointment? Also if you need prewiring for ceiling fans then it should be there as well. Your electrical plan should show exactly where the batten holders are being placed in your house so you know where the lights are supposed to be. Plus it also lets the electricians that are doing the prewiring to know where your lights are supposed to be so very important that all batten holders, double powerpoints, fan wiring etc are shown exactly where you want them on your plan. Hopefully all this gets cleared up for you as soon as possible so you can finish off your admin phase. Two issues once sand is soaked, it becomes loose and loses its grip on the edges of the brick pavers. Secondly once pavers loose its grip, weeds issue comes into play. We are building Saville 23 Eden brae in the ponds. For Brick selection we were shown cement brick instead of Eden brae's standard range for lifestyle series, and HOG lady quoted me 1000$ extra for brick upgrade, but when I checked the brick price in PGH both cement and gravel(which is in Eden braes standard range) are the same price and also in same group. So I asked why you are charging me extra 1000 for? and answer from rania was I should not ask for price in PGH.can you believe it? next one is more frustrating. I decided to upgrade range hood from fixed glass (which comes as a gourmet chef upgrade promotion) to curved glass range hood. again HOG person quoted me $100 extra for that? if you check the price out side any most cases both range hood are same price, in some cases curved one is cheaper. http://www.paradise-kitchens.com.au/sto ... .php?id=93 my question was why the charging me for upgrade, where I am not actually getting anything upgraded? for Landscaping plan, they have charged me $500, but when landscaper contacted me, they provided me 3 templates and said if I need any change it would cost me extra for design modification, but the template they sent me none of them meets my building design, so I have to ask for modification, how unfair is that? one of them template is for double story building and my one is single story. They have quoted me 1400$ for driveway extension initially, but in HOG appointment,when I met driveway specialist, she was surprised to know that where did eden brae got that quote from, according to my design, she said it should not cost me more then 125$. I don't know what should I do, I am getting frustrated. For architectural design variation, eden brae is charging me $250 now, but pre contract sign variation they charged me $350, when raised that, I was told you already has accepted tender then that is why it was $100 extra, how about I have signed the contract now and getting cheaper variation price now? every way you look at it, they are ripping you off. So far it is very very unfair way of doing business. I haven't seen much good of Eden brae yet. Shared my frustration with all of you guys, hope some of your story will help me to move on.. It was a winner with my partner because of this and the fact you need to seal the coloured concrete... I don't think they do stenciled anymore. If you went owner builder you could probably choose and work out the best price for all items. From my understanding EB have done that by ordering things in volume they get a discount hence its in it's standard range... Other items from the same range incur the premium price.
