Browse Forums Building A New House Re: Coral Homes general build thread 1861Jul 23, 2015 7:22 am Ohh Melly, i am hearing you! We were supposed to have PC two.weeks ago now.... we have had a wall ripped up too. Just saw it while peeking in the other night. SS assured me it was just a "bit off" so he ordered it done again. Last week all we got was the downpipes and the benches arrived friday. I expected guns blazing this week, but it is slow. Basins are in, kitchen tap and ensuite mixers (no spouts). Toilets assembled but not connected. Splashback tiling all in, but not grouted. And thats is... SS told me wardrobe doors and shower screens booked for mid this week... nothing yesterday. All our appliances are now in incl dishwasher and all lighting finished. On the sewer front, there is a dirty big hole in my curb and the developer emailed last night to say their contractor estimates to fix by the end of the week! Coral Homes general build thread 1862Jul 23, 2015 9:09 am We have a dilemma, would love some opinions. Our powder room window is about 2 inches off centre. We didn't pick up on this on the plans because there were no measurements for the wall length either side of the window and no internal elevation was provided on the plans. It's barely perceptible on the plans, but sticks out like a sore thumb in real life. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We raised it with the SS and he said he'd have a look today, but basically said that the frame has been constructed according to plans that we signed off on. Which we aren't disputing - we just think the window should never have been drawn off centre in the first place by the draftsperson. We have black tiles going up that wall to ceiling around the window, which is only going to highlight the wrongness of it. The chippies are already coming back to fix up the square set that was in our missing variation, and there's no wall wrap/windows/doors on site yet. We're going to ask if it's an easy fix to move the window 2 inches while we're still at frame stage. If the SS refuses, we're going to request they stop work while we raise a variation (which still has to be approved by construction manager before it goes ahead). I guess what I'm wondering is - is it worth it? Are we being unreasonable to ask them to do this? Re: Coral Homes general build thread 1863Jul 23, 2015 9:15 am If it is going to be a constant annoyance then it is definately worth it to you, change it now, at least then you will have no regrets as you said its only frame stage not a massive job. Our friends who built with Coral had just about all there Windows puy in off centre they were away and came back and couldnt believe it. It was due to brick sizes they were getting render so double brick was used but they built off single brick plan I think it was. They had to pull all windows out and change all frames etc massive job. Our building site is wet and muddy we have frames and trusses but god wish this rain would go, chippies are hating it, poor buggers they are a nice bunch of guys which is good. Re: Coral Homes general build thread 1864Jul 23, 2015 9:36 am I agree with browndog manderinne. If it's going to bother you, get it fixed now or you'll hate it every time you see it. Finnsmamma, sounds like the sewer issue is being resolved nice and quickly. I can't believe they still haven't completed the rest of your house though! My husband sent me a text; nobody at the house AGAIN. It's driving me nuts knowing that the house is just sitting there. The alfresco ceiling still hasn't been complete, the pantry shelves aren't in (but the linen cupboard and wardrobe shelving has been done?!?!), the missing doors are still sitting around - although I guess they might leave them off until the painters are done? - and now we have this issue with the bulkhead. We've also had no further deliveries of tiles, benchtops, plumbing items - nothing. We definitely won't be in by the end of next month, I just hope they manage to get it sorted for our first furniture delivery on September 30! We have these grandiose ideas that it will all be done by this certain date haha I think all this rain has already blown them out the door.. Re: Coral Homes general build thread 1870Jul 23, 2015 10:17 am Yep browndog - we heard it was frustrating, but it seems a bit ridiculous that it can sit there for a couple of weeks and only have two trades on site for a couple of hours each. Surely they can schedule things a little better than that? Oh and we got two bills yesterday. The big one that is about three weeks late and the 'fixing' invoice that I'm not paying yet. It specifically mentions shelving in the contract for the fixing stage and we don't have our pantry done yet so I'm not signing off on it. Their stuff up by not sending the external to us for so long saved us a fair chunk in interest so I'm happy about that ![]() Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: Coral Homes general build thread 1871Jul 23, 2015 10:18 am ![]() That's awesome! Wow that's really good, our contract is 210 days! We are exactly where you are at, frames and trusses this week. I wonder why the big difference. Interesting, maybe your house is a lot bigger and more to do, we have no floors, driveways, outdoor area, landscaping in that time frame either as where doing that after, maybe that's it, not sure. On the other hand great news on delayed invoice. I think I got our slab invoice email before they had even finished pouring ![]() Re: Coral Homes general build thread 1874Jul 23, 2015 10:47 am A question about the time frame in the contract... I assume it's weekdays? Good point, ok I just read my contract and accompanying letter I received for the job start. They stipulate all building work must reach practical completion no more than 147 days after contract period comences (your official comencement date is 29th June 2015). So i gather weekend days are in that also. Re: Coral Homes general build thread 1876Jul 23, 2015 11:23 am Yep, I just read, reread and reread again and it's ALL days as it states 'calendar days'. However we haven't even got through council yet. Just wondering if anyone else had any trouble with the start and price review date. Ours is set to 20/07 which obviously has passed now. We are up to our third consultant in head office now (just found out our last one no longer works there) and are waiting on them to provide further information to the private certifier in regards to flood levels etc. We provided all of this information to them before we even signed a contract so don't believe it's being held up by us but am wary they might try to sting us. Just wanted to see if any one else had any sort of dramas like this and whether or not coral went ahead with charging them further Follow my build of the Avoca 25 - viewtopic.php?f=31&t=79262 Re: Coral Homes general build thread 1879Jul 23, 2015 11:40 am ![]() I've just read ours to gauge against you guys and ours is set to 141 days. Yes we got stung for a price rise (there was actually 2 in our process they copped one we paid the other), partially our fault structural changes made later on but also theirs for taking weeks to make the changes, and errors once changes were made so back and forth to draftsman estimators, anyway cost us almost 3k price rise for delays ![]() Re: Coral Homes general build thread 1880Jul 23, 2015 11:47 am I've just checked and the base price for our house is still what they are charging us.
