I assume I need this to be at lockup. Here's hoping we move really quickly now. For those in the early stages especially anyone who made substantial changes to the standard plans, we found that Masterton just adjust the tender for anything they didnt get quite right so it's not exactly a fixed price. Before construction, there were many things drawn in our plan not in the original tender - Things like sarking, raised ceilings, all brick and then once in construction, extra loads of rubbish removal. If you paid your $3500 12 months ago, I think the house base price would be locked in, but not sure, someone can confirm. So we have selected everything and have quotes on floorings, electrical, bricks, etc etc etc. We've just been hassling them for the final price so we can start the ball rolling with getting finance sorted early with the construction phase instead of waiting on them to come back to me.. If you know what I mean? We have all the listed items that we have signed off on, we just haven't signed a final variation yet and M's response was "Unfortunately, at this stage I am unable to give you final costings. Until we have our plans finalised and have the approval from Council or the private certifier, we are unable to include all required costs." So what I am guessing is something like they need to get the results of contour survey and put them together with the plans. The results of this e.g. slab type etc. In the email however M listed BASIX as a reason, however BASIX is completely covered by M in my contract. Just really confused and don't want them to stuff me around Hey satsok M needs the land to be registered so that they can do contour surveys and sewer peg outs etc, there may be more cost required, m won't finalise until they are confident I was hit at this stage for 7k (building adjacent to sewer), my pipe was 4.5 meters from the house but somehow either m or contractor recommended peering, after viewing the area of influence zones, I took the matter further, then somehow magically no peering required, I also found due to the contour report not as bad as predicted I had some required dropped edge beam reduced and money refunded. Also the price is locked in once you pay the 5% deposit, If you haven't paid the deposit your sales person can extend the tender period, I also had this extended. Our build was 9 months, including xmas break, from start of construction to keys. Add another 7 months for planning and colour selections. Total of 16 months. Thks No, Temperzone we have is not an inverter system. Included (M package deal) was 14Kw 2 zones, we upgraded to 18Kw for approx $3000, to allow for 4 zones. I think Temperzone is re-branded Hitachi manufacturer. Re: Masterton Homes - The next thread 4.0 194Aug 10, 2013 11:48 am second coat of painting completed, tiles still haven't arrived....tbh didn't think they would, will be annoyed if next week tiles still not completed... Painters have ever so kindly spilt the paint into our bathtub which is still sitting in the great room. SS still reckons PCI by end of August...I have doubts...that's 3 weeks away.... Lots of other house people have started moving in, so jealous and can't wait till that's me...so close yet still so far away HouseofRock....how did you go with Michael any luck?? I love reading all the progress updates. We have finally signed the contracts on the land. The developers at Mulgoa Rise were delaying things and taking their time but its all moving ahead now. Street lights are in and the land should be registered around October. We paid our $3500 to M a few weeks back to lock in prices but had a clause put in and could pull out and get our money back if we didn't exchange by 31st July. Our land is due to be registered early September and street lights have gone in over the last couple of weeks for us too! Which facade are you going with? We are doing the upgraded savoy facade. Neighbours!! Which stage are you in? We are in 3d. We have chosen the Contemporary facade. Have you decided what you are going to do for your applied finishes? We are still trying to decide where to render, stackstone etc the guidelines have been amended recently and now say that a timber front door and garage door are included as one of the 3 finishes. Re: Masterton Homes - The next thread 4.0 198Aug 11, 2013 1:05 pm Kjhosko we are in stage 3 so we will definitely be close I'm on a corner lot so may even be on the same street!!! The contemporary facade is very nice! We were having difficulty choosing between that, the Metro, Timeless or the Savoy. As for applied finishes, we are using the same materials as the Villina at Warwick Farm so will have the board up the top, the front is rendered and will have stackstone on the front columns. We are going to bag and paint the rest of the house as I did not like any of the bricks. I know that the guidelines don't seem to encourage bagging and painting (at all) but we noticed there was a house being built on Highland Drive (I think that is the name - the road behind the sales office) that is being bagged and painted along the sides (render at the front) so spoke to the Sales Consultant and he seems to think it will be ok. I guess we will only know for sure when we get the plans approved. We were told that if we paid an extra $3K we could extend the tender up to 270 days but I think I would prefer to take my chances if need be. Just wondering if this was the case for you?
