Re: Grey Gum Estate Kellyville 186Apr 28, 2014 10:24 pm We paid $495k for our block on Applegum. I was pretty happy with that for 960m2 and a corner block. At one point I had the price list for all of the blocks that didn't sell at auction but I can't find it now. The word at the time was that the blocks were underpriced by at least $100k (I know of people that bought multiple blocks) so i think the fact they are now selling for $100k+ more suggests that was accurate. I'm building for the long term but I think we'll be in the money from day 1. You only have to do a search for similarly large houses on big blocks in the area to see that established houses are already well over the $1m mark. This is the traditional flyscreen look, and i've upgrade my entry door which alone cost $4000 so i dont want to ruin it. Just in reference to the land prices in the estate, that’s the way the market is going at the moment. Before we purchased a block in this estate we were looking at already built houses in Beaumont hills and Kellyville this time last year. I have seen similar houses on the market now with an increase of $200,000-$250,000. Also after driving past the estate, I think the land across from the entry would be a great playground, might e-mail my feedback to council. Re: Grey Gum Estate Kellyville 197May 05, 2014 8:47 am Hi all, Drove past the estate on the weekend and it looks good. A lot of progress, about 10 homes currently several with the frames already up. Just really concerned about the traffic though due to the netball courts. Also noticed a retaining wall being build towards stage 4 and withers rd. Entry has also been finished with the new signs.
