Browse Forums Building A New House Re: Alamanda Estate - Owners Forum 181Sep 21, 2009 8:05 am We had a drive past our plot yeterday,and it is still piled high with dirt, rubbish and underground piping, I find it hard to believe it will be cleared and ready in the next 2 weeks, especialy as the road is still unfinished and the paths are only dug out for half of stage 8, with the rest still piles of dirt. Plus once the land is ready the relevant OK's have to be gained from local authority, which according to stage 7 will take 2 weeks... Sorry I'm being very negative today..... Re: Alamanda Estate - Owners Forum 184Sep 21, 2009 6:35 pm Its really sad to find land is not getting title on time (1/2 months is normal) despite bad weather...i got mate and mate of my mate, land in stage 7a and 7b... they have been listening 2 weeks away from the title from last 6 weeks from Joel...they really fed up with this 2 weeks answer from Joel... Stage 8 meant to be tilte in July End when we purchased originally a year before then it goes August end then early september then late september and now early oct...god knows when its going to title. lot of people is going to miss thier site start means have to spend more to builder as well as possible lose of FHOG (portion of it)... progress of Stage 12 is getting much more quicker than stage 8... Especially when the land has been ready for months!! we haven't had piles of dirt on our block since about May or June. The gutters, footpaths, roads, lamp posts, street signs etc were done by middle of July.... And it has been sitting there since. I drove through the estate today (to have a look at our lot in stage 12B), and their are tradies everywhere working on houses... Once a house starts it moves along very quickly... I have never seen so much housing activity in one spot like across Alamanda... If there are no weather delays we can all catch up some time! Hopefuly that will be all of us very soon! We are *** angry with wats going on..and can't even think of paying another $3000 to PD...even the administrator we have iss not being much of help! we signed our contract last week as we were NOT informed that we can't go for arc facades!... we are so *** ** off with the admisnitrator for not informing us on Tender appoitment. Anyways putting that aside now since we have singned the contract..we are more worried about land title realease.. Any one here form stage 8 can confirm with their conveyancer?? With the posts I've been reading about the delays in the earlier stages of Alamanda, I'm now starting to worry if my stage (10) will be titled in time for my slab to be up before mid March 2010 to make it for the grant.... on a brighter note.. colour selections and electricals are in 2 weeks... darn excited and I cant waiitt!! cheers Re: Alamanda Estate - Owners Forum 190Sep 27, 2009 7:13 pm Hate to say it, but it sounds unlikely it will be early Oct for you guys. Maybe they mean that they will submit to get the "Statement of Compliance" in Mid October... which means it will be at least another 3 weeks before you are offered settlement... Re: Alamanda Estate - Owners Forum 200Sep 28, 2009 8:54 pm Hi to all of you guys/gals... i just put a deposit today for a block of land at Stage 11 in Alamanda.. i was really looking at Featherbrook or Innisfail because I don't want the body corporate fee in Alamanda but Featherbrook and Innisfail don't have much land left.. Talked to a few builders in Alamanda this afternoon and they say that only corner lots are available (at least those that will be released by January). there were two in Tanao Crescent, one in Prudence Parade (opposite the oval) and one in Fongeo drive and these are all corner lots. Went to see Joel in the sales centre but ended up talking to Jeremy. then he showed me an available block in Whtecaps Avenue that is not a corner lot.. so I grabbed it and put a $1K deposit, thinking it's refundable anyway.. So, my question is, Jeremy or Joel didn't gave me any contracts today but said that we will sign it on Friday and will have 3 business days cooling-off period, so my conveyancer/solicitor can have a look at it, is this normal?
