That link from Chris looked particularly good (India is the new China) providing the conditions he mentioned were met of course. Scaffolding also portrays streetscape and improving on what are current eyesores would give you a double win. 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. Re: Building & Developing A Duplex In North Ryde 182Aug 16, 2022 6:10 pm To have enough scaffolding for a large two storey house or two smaller townhouses as in this case, you would need either a large property or a yard to store it when not in use - $$$$$$. I know of a builder who has both enough of the above plus a Bobcat and trailer as well as a large amount of formwork all in his front yard and driveway of a roughly 1/4 acre suburban house. He has been in trouble with both the council and neighbours over this but can't afford to buy a separate yard. We just have no where to store enough scaffolding for several homes when we dont need it. Anyway, looks like we have found some at a reasonable price. Just had to make a million phone calls. And then workcover requires external fall protection as well Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice. And then workcover requires external fall protection as well I see. There are also boom working platforms out there, however, yes, I agree, it might be better off to go with the scaffold in the end of a day, considering that cost is still fractional compared to the overall cost of the house. Just laying a second layer of yellow tongue flooring over the existing red tongue, so that's pretty easy. Just lots of glue and screws. Also another interesting side story that I haven't yet shared is that when we dug up the driveway a week or so ago for the new water meter, council came out and gave us a 7 day notice to pour bitumen in our driveway or get a $7k fine. Seems steep but anyhow. So today we are pouring $1400 worth of bitumen in the driveway as apparently crushed aggregate is a trip hazard. I have decided to share some photos of a our St Ives project, we finished the Hebel flooring yesterday, today we are installing the Hebel external walls and pouring the pool coping. The steel frames on this one took 4 days to erect, so pretty happy with the result and the clients are over the moon. FYI the ceiling height in the lower ground photo for the dining and living areas is 3,600mm. Re: Building & Developing A Duplex In North Ryde 195Aug 23, 2022 2:07 pm Ashington Homes Samz_Turra Ashington Homes Stewie Thanks for your advice. In the process of unloading the truck and manhandling the frames, my initial impression was that they look pretty solid so I will be very interested to find out if we do need additional bracing and noggins etc. I shall report back on my findings cheers Simeon Hi Simeon, when using Red Tongue flooring in wet areas do you cement sheet it too or is simply waterproofing over it sufficient? Hi Samz Honestly we wouldn't use red tongue in a wet area. We have discussed this a number of times with our waterproofing experts and they all are against using particle board in wet areas. In fact my framing company for the duplex delivered red tongue to site for the wet areas but we are substituting it ourselves for James Hardie Scyon Secura. In your case, I assume from your question that your builder is using particle board, in which case I would be asking them to double waterproof ( under the screed and above the screed) or even asking if you can pay for a variation to replace it. have a great day Simeon Hi Simeon, I am facing a similar issue, tried to change the subfloor in the bathroom from particleboard to fibre cement however our SS says it's too late to make the change. I came across Gripset Xpresslay on the internet and other forums do you have any clue about this product? Do you think it would be better to use this on particleboard flooring? Cheers, B Re: Building & Developing A Duplex In North Ryde 196Aug 23, 2022 2:56 pm Hi Bannie Sorry I dont have any experience with that product. Did you SS say why it is too late? If you have particle board down ask him to double waterproof it and you need a thick layer of screed with chicken wire so waterproof the particle board, screed and waterproof on top of the screed Cheers Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice.
