Does anything know if we can install security front door at williams landing?
Yes, you can, but it needs to be approved by the developer design review panel.
Browse Forums Building A New House Re: williams landing 1782Feb 03, 2012 6:19 am roshnroll I have recently switched from 3Mobile to Vodafone as my 24 month contract got over, when I was with 3Mobile I had full signal strength & now intermittent signal, you get signal only when you are outdoors, that too not full strength, if you are indoors most of the time no signal, very disappointed. If any one of you thinking about switching please consider other networks. Vodafone SUCKS in their network as well as customer service. THanks for the advice... I was considering switching to Vodafone as they have some awesome deals, but when i checked the coverage maps for our street it looked pretty poor so will probably stay with Optus, who I have found to be ok at Williams Landing. Yes, you can, but it needs to be approved by the developer design review panel. I didn't seek approval for my front security door, although I made sure that it conformed to the design guidelines. It's an Invisi-Gard door and Cedar Woods did not comment on it when they inspected the house. However, do note that I previously posted in this forum on 26 Nov 2011 that my Invisiguard security door was ripped off from the timber door frame/jambs, so be aware that some designs of security doors are actually attractive to thieves! Re: williams landing 1784Feb 03, 2012 8:58 am ^^ Unless you just want it for extra ventilation, the frame needs to be replaced with metal. I wonder if those security cameras near the display houses are real? I agree... after learning the hard way...should have thought of installing metal frames in the first instance. Re: williams landing 1786Feb 04, 2012 6:35 pm Solid Gold Has anyone had their driveway damaged during landscaping work on their front gardens? It's happened to me twice and I am feeling a frustrated that the landscapers refuse to take responsibility for the damages. Does anyone have suggestions on how to deal with this? Just an update that CW have agreed to fix the damages, as a gesture of goodwill (ie. not admitting liability on their part). Planting some plants to hide the chips at the edges of the driveway and Nawkaw the scratch on the driveway. I am happy that these will now be fixed and I can move on from here. Re: williams landing 1788Feb 05, 2012 7:47 pm
So do u mean getting invisiguard but with metal frame?
The Invisi-Gard security door is made of metal. The weak point was the timber architrave/frame of the front entrance, to which the security door was installed. Re: williams landing 1789Feb 06, 2012 2:38 pm Hi All, I build with m3tr1c0n, there is 2 options, - Fixed site cost - $13000, including any rocks removal - Not fixed - $9500 based on Geosite program. after that I told them to use Not Fixed as my land in williams landing potentially flat. but a bit risk though Suddenly m3tr1c0n said to me that I can get rebate if the site cost is lesser. Should I believe them and choose fixed site cost? Here is what he said... " now we can offer fixed site costs, if the actual costs come lower, m3tr1c0n will refund you the balance, if higher, we will pay it, not you. So you get total peace of mind " Any experience ? Thanks Re: williams landing 1792Feb 07, 2012 9:10 am Solid Gold The Invisi-Gard security door is made of metal. I suppose the security door is also for the peace of mind of having another barrier when you open your main door so that you wouldnt have direct contact with your unwanted visitors. Re: williams landing 1793Feb 07, 2012 1:32 pm kkurni how about if the sales has written in email. I can keep his email and proof it later on ? thanks Hi First, don't trust anything that isn't in the contract. There is a space at the front (or back?) allowing parties to hand write special conditions. Make sure it is put in there, make sure it is clear and easy to understand. Do not rely on emails passing between staff and yourself otherwise you will find that you may have a fight later about whether the content of the email is an actual term of the contract, a representation/misrepresentation or something even less enforceable. When drafting the term, also make sure that the refund mechanism is clear AND that you write something about MCon being required to give you an invoice or verification of the actual cost. Second, what sounds like being discussed is 'capped site costs', not 'fixed site costs'. "Fixed" means that it is that price no matter what the actual cost whereas "capped" means it could be less but it won't be more. When drafting your term to include in the contract, avoid the term 'fixed'. Finally, very early on in this threat, there was an exchange about site costs. Use the homeone search engine to narrow the results to Williams landing site costs and they should come up. While I am no engineer, I think there is a real risk for escalated site costs in our estate. You only need to look at the boulders that are being dug out of the ground in the new part of the estate to see it. Overall remember that until you've paid a deposit, you have the builder where you want them -- fighting for your business. Once you've paid your deposit, things get a lot more difficult to negotiate. So take a hard stance early. Our build blog -- http://fromdirttopuppies-cottesloe.blogspot.com Re: williams landing 1794Feb 07, 2012 1:58 pm Hi Kenobi, Thanks for your advice. I will definitely try to do them in the contract. However, I find difficulty with builder nowdays, They have price increase every month, so that's hard to negotiate. They said, if you are not happy with the contract, then you may go to other builder. Because the contract is applied and written already for all other people as well and most standard HIA contract. Even If I need to ask for more days to lock the price, it can be very hard. can't be negotiate anymore. Because they try to force us because of threat of price increase, and it's already written fixed. But I will keep trying to negotiate with them. Thanks Re: williams landing 1795Feb 07, 2012 2:07 pm When they say go to another builder why don't you say "ok" then pack up and leave? What do you have to lose? It isn't like they don't have a whole bunch of sales consultants? Just go to another display home and start there Re: williams landing 1796Feb 09, 2012 11:08 am I got a call from Termiguard that they will come to inspect the termite protection of my house. They are charging inspection fee for that. So just wondering if anyone else here has had an inspection done or has got a call of this nature. What will they do in inspection and does it include top-up and is this inspection thing yearly and is it chargeable? Thanks. Re: williams landing 1797Feb 10, 2012 1:18 pm Hey all Just a heads up (repeating what others have posted in the past) that there are people who go around every couple of nights testing whether cars on the street are locked and, if not, picking them clean. Nothing stolen that is hard to sell (tools etc), but coins and, strangely, my chewing gum. They turn the inside car lights off too so they can rummage discretely. And if anyone saw a hooligan walking through the estate between 10pm and 5am carrying a rattling ash tray and chewing Extra chewing gum, please let me know Our build blog -- http://fromdirttopuppies-cottesloe.blogspot.com williams landing 1798Feb 12, 2012 7:13 pm Our neighbour got robbed on Friday! They took a laptop. Turns out they did the same across 5 other places!!! All on Friday! During the day. Sounds like all houses did not have alarms. Cedar woods really needs to enforce some security in our estate... Stage 6 - we've landed.. Re: williams landing 1799Feb 12, 2012 8:20 pm Hi everyone, We have recently built in Point Cook SWC and we are now considering Williams Landing, I would like to find out if someone has any idea of new releases coming out soon? and how much lands are selling for let say 450sqm?
