Impact of canal in nearby area? I will go through my contract with my solicitor by end of this week. Any important question I need to ask? Any information will be helpful. Cheers Re: Building at Willowdale 1763Aug 24, 2015 6:10 pm ![]() We are only doing 2 double glazed windows (3 panels on each window) in the master bed, facing the street (which might be busy and noisy in the future). It cost us $600 extra with MJH along with many other upgrades. Hi Ganilton. We building with MJH aswell. And part of building we get 2 rooms aquistic sound proof. Didn't ask them if this includes double glazed windows for these 2 rooms. Did you get the aquistic for 2 rooms aswell? Double glazing is requested by us, generally it's not included. What house are you building? Did you get H&L package? Re: Building at Willowdale 1765Aug 24, 2015 9:18 pm Hi Ganilton. Correction its 3 rooms for us aswell. Too much info to keep track of when building after buying the land and to top it off builder issues. We choose Havana 4, what about you? Its good you choose double glazing for front windows. Re: Building at Willowdale 1766Aug 25, 2015 8:40 am ![]() Hi Ganilton. Correction its 3 rooms for us aswell. Hi Kishii, Havana is nice! We are building Hamilton 3, on a small piece of land. Re: Building at Willowdale 1767Aug 25, 2015 10:06 am Hi all. Just got an email from Cornish Group (developers of Spring Farm Riverside) promoting "Vulcan Ridge". It adjoins Willowdale, bounded by Jamboree Ave and St Andrews Road. Prices from$390k for 390sqm up to $575,000 for 624sqm. I hope it is up to the same standard as Willowdale! Looks like it will fall within the suburb of Leppington instead of Denham Court, similar to initial stage releases by Stockland for Willowdale. Later releases of Willowdale are within the suburb of Denham Court. Re: Building at Willowdale 1769Aug 26, 2015 8:23 am ![]() Hi Anyone from stage 9, gone through the land contract? Cheers Hi Andy, from what I understood when seeing the land contract, besides a couple of lots at the ends of stage 9 near the woodlands which have a BAL rating of 12.5, the rest of the lots are not affected. This is a report done in current situations with existing plans in mind. If the plans change in future, another report will be needed I guess. Will have to revisit this at a later stage when the land is registered and when the layout of the area, particularly where stage 9 is in the masterplan is confirmed. Was told the masterplan is being changed a bit, for example an elongated park is proposed in front of the lots 9015-9021 etc. Re: Building at Willowdale 1771Aug 26, 2015 9:07 am Andy2015 RAZR might be correct Bal 12.5 had tender yesterday was told had to install mesh screens to all openable doors and windows, Didn't have to pay as included in H&l package but guy said land not registered till next year and by then this rating might change as it stands now most trees and land cleared. Has anyone from stage 2 commenced their building yet? We are waiting for CDC approval at the moment, any idea how long construction takes post approval? Thanks in advance ![]() Re: Building at Willowdale 1775Aug 26, 2015 2:17 pm Geez if I'm at stage 9 when will my building start? If ppl in stage 2,3,4,5,6,7,8 haven't even started building what's the hold up you can't all be waiting for land registration??? Won't there be a back long of builds before my build?? How does this go ? Re: Building at Willowdale 1776Aug 26, 2015 2:30 pm Swiftsport, land is registered for them and they are part of stage 2 or 3 mostly which just registered June/July. Takes a month to reach settlement and another couple of months for construction to start after cdc or council approvals. Also depends how fast their builder works. Similarly stage 9 registers around June next year. Similar timeline. Each builder has a backlog. Some builders already are fully booked for builds till March next year. Meaning, if you go with them earliest they can start is after March. Would advise that if your land registers in June next year, and u are going with a project builder that mass builds, get your build contract exchanged soon within the next couple of months so they can start soon after land registers in June. If a person waits till next year to do that, the builder might not be able to start second half of the year. Just my 2 cents Re: Building at Willowdale 1777Aug 26, 2015 4:47 pm ![]() Swiftsport, land is registered for them and they are part of stage 2 or 3 mostly which just registered June/July.
