Oh? The shelves are only 400mm in the linen? Hm, we specified 500mm in the plans. Might take a pic of ours, as they are just so massive. And two of them as we have kitchen upstairs too. The price you pay with Zen - great inclusions, mostly great service, competitive pricing but none of the back room stuff. Works for us though. hey guys get this - DH just confirmed that Matt T (SS working on site with another carpenter this week) said our service pipe boxes are 400mm x 450mm!!! Definitely going to talk to Andrew about it. But I saw the roof guy this morning (who was doing a pre roof check) and it is booked in for Saturday. They had to wait for scaffolding and parapet. Bricks being cleaned tomorrow (but as always, seeing is believing). But my current focus is the independent inspection. It has now been booked for next Tuesday 9am. Roof will be on by then. But not the lower roof (garage and porch) and not electrical rough-in. Inspector (Howard Ryan) said best time for him to come is after all the roof is on, including lower roof, and after electrical rough-in so just prior to gyprock. But I get the sense A is wanting it to happen Tuesday. We are paying, and I want it later, but DH just said to go ahead. So wondering whether we just go with the flow or whether I push back and insist it be done at a later stage.... So after mulling it over today, I decided I would delay the inspection (now Tues 29th). A wasn't so happy about it, but all OK in the end. gogo, I think you are right that it won't effect the structural things, but by having more progressed then the inspector can check that all the wiring and plumbing is in correctly too. I went to one of his tutorials 2 years ago and I was amazed at all the small things that can cause defects down the track (such as incorrect wiring and piping). A was in good humour by the end of our zillion texts, so I am glad I changed the date. So long as it doesn't delay gyprock, but remembering how long it took for your gyprock, I can't see 1 week delay as having no effect. potupay - Zen have their own private certifier who does inspections. I have never met the private inspector and I have my doubts about how "independent" any PCA working for any builder is. So that is why we are getting our own, just the once. It is called 'frame inspection', but turns out it is a whole range of things that get checked. I am hoping he will have very little to say. If nothing else, I can tell that A has been extra careful with things on our build (which the chippies commented on too), so I wonder if the inspector coming weighed in on that? It is all good anyway, and peace of mind for $550. The fence was secured for the first time too. So at least we actually might get a roof this weekend. Regarding the PCA, I think it's well worth spending the money. I even spent my money to do preliminary assessment check for CDC. It cost 550 and I decided to go with it. After I demolished my home I became numb on spending over $500. Gogo's service pipe boxes were around 200x200, and ours being 400x450mm is just a waste of space. Potupay - I came across Howard Ryan on H1 a long time ago. Maybe on the Masterton thread (that's who we were going to sign with years ago). Or maybe Loretta told me about him. Anyway, he had a free tutorial about building inspections and I met him there. There are lots of other inspectors too I think. We just chose him because he came recommended and I have met him. If you want his contact details, PM me and I will send them to you. The two main stages people get are 1. frame and 2. PCI. The frame inspection in our case that is just prior to gyprock, so we are getting a lot checked which I am happy about.
