That is quite a substantial amount, both for the cost and the stepdown ! You sure its a 650mm stepdown and not 65mm ? Coz 650mm is over 2 feet, for which you'd need a couple of steps (stairs). @DG85 A few thousand just for stepdown ? Maybe it all depends on the slope of your land. If the step down is easy to achieve, then it would cost less, if there is mucg evacuation needed cost maybe more. We were quoted $500 for a 75mm stepdown, which is roughly one brick height I have 4-5 steps in garage... My land had more slope towards the front and hence stepped the garage down.... The Porch step down is included in design by default, but garage step down is not. personal preference I guess when it comes to garage. Well, we didn't have a step down either, so, I decided to shoot off and email to my tender presenter. He responded by saying that we really don't need one and that he would call me after 2pm. True to his word, at about 2.15pm he called me. He then explained that about 2yrs ago they changed their way of doing things with garage step downs. According to the building code (BCA), step downs are not mandatory and step downs are only put in automatically where the house is located below street level as water would would roll towards your house. If the house is above street level, then it is not required as water would be rolling away from the house. The only places you MUST have a step down is alfresco and porch areas regardless of the house position. He also mentioned that if they did something that was not correct, CDC or council would not approve the build. Our tender presenter has been nothing short of phenomenal so far and has always gone out of his way to explain anything we haven't been sure about. Always has time for us and therefore we trust him if he says that we don't need the step down as our house will be just above street level. Hi Sydney-build, Our tender presenter is JC. If I send him and email on a weekend, as his emails are connected to his phone, he won't wait til Monday, he will respond on the day I sent the query. Can't ask for a better person to deal with in my books. What changes, if any, have you made to the original plans? We have removed the 5th bed and made a bigger ensuite with 2 WIR's. Do you have your plans yet? if so, I'd be keen to see them also. Can I leave the standard light Point in my bathrooms and after handover change it to light/heat/fan? Or is it a different phase or circuit? Same question with ceiling fans ( the one with the light ) can I just ask for standard light fitting then change it after handover? I asked someone at bunnings when looking at them and he said just the standard would be fine. Not sure how long after it will take. Jayjay not really sure about installing light/exhaust after handover coz you will need venting and wiring for 3 switches. In regards to the fan we asked for upgrade to fan point which was $50.. They install a timber noggin so that there is someplace for the fan to be sitting securely and also the regulator is added.. Clarendon have changed the format of electrical appt it seems. YHC still does lighting, wiring, power related quotes. Others such as ducted vacuum, security, comms, data, home theatre etc are now done by another group Zurcorp. Consultants from both groups were knowledgable & easy to deal with. It is Genneral stairs, but they won't deal with anyone off the street. They will only work with clients of project home builders.
