Browse Forums Building A New House Re: Anybody building at Googong ? 1601Jul 17, 2014 6:01 pm Have Googong/CIC made any comment about this as yet? Given the rules they state we must adhere to are now substantially different to those the council seem to be enforcing you think something would have to be said. Especially to those people who have paid or are just about to pay the landscaping deposit... Re: Anybody building at Googong ? 1602Jul 17, 2014 6:45 pm Gardiner Gang mr2psht I check this out last year, around August Here is the response I got back from QCC "Council does not have a checklist on the website which lists the requirements for an occupation certificate. However, the matters that would need to be completed before Council would issue an interim occupation certificate include: 1. An operational kitchen 2. An operational bathroom and toilet 3. An operational laundry 4. Smoke detectors installed 5. All walls and ceilings sheeted, windows and doors installed and weatherproofed 6. Electricity, water and sewer all connected The above matters are a minimum. The inspection may raise other matters that might need to be finalised before an interim occupation certificate was issued. The interim occupation certificate allows you to occupy a building while other matters still need to be finished. Matters such as floor coverings, curtains, painting, landscaping etc don’t need to be completed before occupancy however, they would need to be completed prior to a final occupation certificate being issued. Council will issue a letter at that stage listing what would need to be finalised before a final occupation certificate was issued. An interim occupation certificate should satisfy your bank as it is a certificate allowing you to occupy the building." So according to QCC you can get a interim occupation Certificate, move in, then complete you garden and get the full one. I totally agree with everyones comments above as we are paying/mortgages sooner we all move in the better. Hope this helps some of you. We spoke to our builder (MJH) about this on Monday. Apparently QCC is trying to do away with the interim occupancy certificate - hence all the 'other matters' you've mentioned above would all need to be completed in order to get a full occupancy certificate, as thats all they want to provide (efficiency saving maybe??). Our builder is trying to get around it, and there may be issues with QCC changing occupancy rules to ones that are inconsistent with NSW state rules. Here's hoping this gets overturned. Yes heres hoping. As with a lot of people on here things will get very tight money wise. I might pop down to QCC tomorrow and see what they have to say. Re: Anybody building at Googong ? 1603Jul 17, 2014 9:48 pm Just curious for those who have started building, who is your electricity supplier? We are connected with origin and essential energy and the supply charge seems pretty high. It could be that i'm not use to paying for electricity, but either way it would be good to see what options are out there. I think you get a 10% or 7% discount on your electricity if you change over to actew. You don't need to cancel your current provider- just call actew or whoever you choose and they sort it Re: Anybody building at Googong ? 1605Jul 18, 2014 2:59 pm Just got off the phone from QCC (I have been waiting for him to get back to me) We can be issued an interium certificate for occupancy still giving us the 12 weeks to get our front gardens landscaped. Perhaps my headache will go away. Hope he is giving me correct information but he did say he had only heard half an hour ago. - pagdia Re: Anybody building at Googong ? 1606Jul 18, 2014 8:17 pm pagdia Just got off the phone from QCC (I have been waiting for him to get back to me) We can be issued an interium certificate for occupancy still giving us the 12 weeks to get our front gardens landscaped. I feel we're never going to be approved so the garden debacle won't even apply for another year!! I'm slowly losing the plot too... Re: Anybody building at Googong ? 1607Jul 18, 2014 9:14 pm We lost it with our builder today too, finally got sick of the complete lack of communication and then got told that we had attitude when we called asking for an update (that was promised to us three days ago and never came). Six weeks since we got our approval from the QCC and the bank, still nothing more than a temp fence on the lot.... We ended by informing our now former customer service rep that we will insist on dealing with someone else for the remainder of pre-construction and will be passing our concerns and reasons why onto management team also. Oddly enough we received our most detailed update so far no less than 30mins after that conversation. Nothing like reactive customer service!!! I spoke to my neighbour last night and he is moving in at the end of the month and hadn't heard anything about this landscaping stuff! - pagdia Re: Anybody building at Googong ? 1609Jul 19, 2014 5:52 am Trickey We lost it with our builder today too, finally got sick of the complete lack of communication and then got told that we had attitude when we called asking for an update (that was promised to us three days ago and never came). I hear you, we had all our approvals before the Xmas break, our builder Xmas break finished 21 January and our cut was done 24 February but since lock up things are moving really well and they are trying for their mid August finish which I wasn't expecting. So I could be in sometime in September. Re: Anybody building at Googong ? 1613Jul 21, 2014 7:49 am Enporched Camellia sasanqua "Sweet Jane" for our front and side hedging they were 30% off at Rodney's so I pounced! LOL Lovely!! Are you on a key street requiring an advanced hedge? We've had our front hedge out the back for months... We're going to re-pot them next weekend! If its approved (or approved with conditions) but you don't have it yet, then you are waiting on the inspector/certifier to do paperwork and get stuff stamped. Call them and hassle them oh, and you can see if the people around you are building single or double story, and who with (Newcastle Quality Constructions = MJH ) Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed. Looks like… 0 12065 Elvis has left the building... The site supervisor quit after 2 month on the project. I guess he was just instructed to bark at people, but didn't like when he was… 26 22167 |
