Do you have to submit one for DA whether you go with Council or CDC? Is it Mandatory? Nah, I know I have to submit one for that. But what about for CDC or council? Is if for gutter guards and fly screens? Can you still have cladding on the house? Also, does anyone know how much an alfresco added on costs? We are looking at Sheridan 35. Thanks in advance It's dependent on which bush fire rating you'll be impacted by. For us we had to upgrade to a slightly thicker glass for windows in BAL19 zone, was not allowed to have a pivot door for front entry due to BAL19, upgrade to heavy duty sarking, had to upgrade laundry door from the honeycomb to solid wood. The weepholes in the bricks required a spark-guard insert and fly screens mesh had to be of metal and not fiber material. Also, had to add some other linings (bristle) to above garage door and had to ensure the gap between bottom of garage door had no gaps larger than a certain amount (to prevent ember from getting in). As to how much of a cost - I'd say if you include a provisional allowance of around $5,500 to comply with bushfire requirements, you'd be not too far in the end. Thanks in advance Our BAL was 12.5, and we had a PA for $5000 (because we were told it was a BAL 19 when we bought the land, so we added extra)... our BAL cost came back at $1500. Again, we have to do flyscreens after handover. We will be given an INTERIM occupation certificate when they hand over the house, and one of the conditions will be to add the flyscreens, once we have done that (and anything else) we can apply for the final occupation certificate. We have paid our initial deposit to Clarendon and our tender appt is scheduled for the 19th August. Reading everyones posts, I think we are in for an interesting experience over the next 12 months. We are building a Paddington 29 with a few alterations, using the Sapphire package and Diamond Kitchen. Is there anyone else in QLD currently building with Clarendon. If so, who are the people looking after you and are they good. We are removing our old house and rebuilding in Mt Gravatt, QLD. According to our salesperson, step-down used to be included in price till about a few years ago, untill people didn't want a step-down. And then they started charging for it if you wanted a step-down ! You sure its a 650mm stepdown and not 65mm ? Coz 650mm is over 2 feet, for which you'd need a couple of steps (stairs). @DG85 A few thousand just for stepdown ? Maybe it all depends on the slope of your land. If the step down is easy to achieve, then it would cost less, if there is mucg evacuation needed cost maybe more.
