Browse Forums Building A New House Re: Aveling Build - Rosehill Waters 161May 11, 2018 10:48 pm House is looking great! We have had handover and enjoying the whole moving house thing. Aveling have been excellent for us with only a few minor issues identified by an independent inspector. Re: Aveling Build - Rosehill Waters 162May 11, 2018 10:51 pm I bet you are frustrated about the predicament you are now in with tiles. So annoying the order wasn't placed earlier to ensure your stock was available i hope you find something else that takes your fancy within budget and you don't have to wait 3 weeks or if you decide to wait that they can work around the tile delay to a degree. Good luck!! Re: Aveling Build - Rosehill Waters 163May 13, 2018 10:27 am So tile shopping with a 2.5yo and a 9 week old is not fun!! Trying to make a decision with the toddler running round trying to pull tiles off the shelves and the newborn screaming from the pram was near enough impossible. Might have ended up with some harsh words spoken between hubby and I (him not wanting to pick anything else and me telling him to pick SOMETHING!) We ended up making another selection - although I think we thought we were picking one for Aveling to price up (as it was more expensive and a porcelain) so we could compare but the sales guys parting words were 'we will deliver on Monday'.... oops. Did also change our splashback tiles to a saphire subway - one I wanted originally but they only had greys and whites at the time - so that will be worth it! I might be wrong however I doubt that they would supply something without you signing a variation with the builder. Trying to select tiles with a partner can be trying at the best of times and thats without kids. My hubby said "choose anything I don't care" then 5 mins later suddenly had an opinion, lol. Hope you have a less stressful day today and looking forward to seeing your new tile selection actioned. Re: Aveling Build - Rosehill Waters 165May 13, 2018 3:09 pm Well done on picking out some new tiles with the extra challenge of the kiddies. I think i would've seriously struggled if i had to pick out different tiles. Can't wait to see your new selections! I just hope the change isn’t too expensive as we are maxed out at the moment! Re: Aveling Build - Rosehill Waters 168May 13, 2018 8:25 pm jpmontoya Noticed anticon in the roof was is standard with aveling? Your house is coming along nicely No not standard. We are building right next to the flight path into Perth airport so part of the development requirements are extra insulation in the roof/walls and double glazing. How funny, I liked the limestone tiles including the ones with hexagon feature at EC however hubby was worried the hexagon tiles would date and he liked the concrete looking ones which I thought looked a bit green, we got the feeling we were annoying the sales lady so we ventured down the road, which worked out far better for us. Re: Aveling Build - Rosehill Waters 170May 15, 2018 2:56 pm Husband stopped by the house last night and the cabinetry in the kitchen and laundry were in (couldn't see the bathroom). He took some fairly awful photos through the window so I won't post those! We are getting in the house on Thursday to measure up the floors and blinds so will take some better ones then Re: Aveling Build - Rosehill Waters 171May 15, 2018 9:37 pm Bet your itching to see inside on Thursday. You might want to check your tile addenda to see what is noted for the shower nibs as they look like they are 1000H, especially if you are running your 300H tiles horizontal. Re: Aveling Build - Rosehill Waters 172May 17, 2018 5:23 pm Lots has happened this week! Today we went inside for the first time since lock up, painters and tilers were on site which was good to see. We've had the kitchen, laundry, scullery and bathroom cabinetry installed. Also got the sinks and bath in the main bathroom. Doors, frames and ceilings have been painted and the tilers were doing the screeding today. We saw our new tile selections have already been delivered and ready and waiting to start next week we think. We measured up and selected both blinds and carpets today, good to have those things locked in so we are ready to go as soon as we get the keys. Noticed a couple of issues with the kitchen, the dishwasher recess is not correct (we changed to a semi-integrated one) and we are missing a power point. So happy we are actually missing it and we didn't not include it in the first place as we were stood there thinking 'gosh it would have been handy to have one there... wonder why we didn't include one' - turns out we did when I've got home and looked at the plans. Hopefully can get it sorted before the tiler does his thing. Great progress awesome news about the tiles 😁 hope they sort the PowerPoint out for you Re: Aveling Build - Rosehill Waters 174May 24, 2018 3:18 pm We had our tile meeting first thing this morning. Since we were last on site the outside and garage rendering has been painted the final colours, the shelving is all done and the tilers have waterproofed. I picked up on a few issues which hopefully we can get sorted. The dishwasher recess they have put in is not for the semi-integrated built in dishwasher we are getting (I feel like a broken record with this one). They seem to think it will be fine and want to attach a cut off bit of plinth to the bottom of the dishwasher which I'm not happy about, the whole point is that it looks seamless so has the plinth running the length of the kitchen. The opening is also 10mm too large for the dishwasher, so yet to hear that solution. The power point in the kitchen has now been found and knocked out thankfully. Cabinetry in the laundry - the gap they have left for the washer and the dryer is too large, we are going to be left with 430mm of dead space in between the dryer and the cupboards. I gave them the dimensions of what was going in and stupidly assumed they'd made the cabinets to fit - should have checked properly myself. Bermuda drain inserts - knew they'd get this one wrong! They have prepared for 3 in the bathroom (including toilet) and 3 in the ensuite, whereas should be 2 in the bathroom, 2 in the ensuite and 1 in the laundry. They will rectify and does mean we get an extra one for free! Got a bit of a stalemate over mitered edges.... I paid quite a bit for mitered edges, but the SS said they don't do mitered edges on the NIB wall in the ensuite and just do the butt joints. It's quite a visible wall (albeit to us only) and it would annoy me to not have that mitred given we've rectified tiling. Apparently it is because of waterproofing that they don't usually do it. I've asked him to make an exception as I want mitred tiling here as well... we'll see how that goes. SS estimates PCI first or second week in July at this point, we are hoping for sooner as 7 weeks seems like a long time given the list of things he was telling us needed doing, he could only come up with 4 weeks worth of work - so still hoping for a June PCI date! Re: Aveling Build - Rosehill Waters 175May 24, 2018 3:40 pm Re: Aveling Build - Rosehill Waters 176May 24, 2018 4:10 pm Sounds like you are well & truly on top of everything. Hopefully they can get the cabinetry sorted & that damn dishwasher too! Fingers crossed everything moving forward will get sorted & will be smooth sailing for an early PCI Re: Aveling Build - Rosehill Waters 177May 24, 2018 9:54 pm nicolac34 We had our tile meeting first thing this morning. Regarding the dishwasher opening we reduced our opening to 600mm and also provided the measurements of the dishwasher to NCH for Nathan's cabinets. I have only ever seen a semi-integrated DW with either a metal plinth (some models) or with a laminate plinth . We have the laminate plinth now and the cabinet maker has supplied one for after handover however we could do either. When the dishwasher is installed it is pushed into place, screwed in to cabinet and the plinth is then fixed to the front, how are they going to screw it to the sides if it is too wide ? Do you have a picture of what you are expecting the plinth to look like when finished ? If they can do mitered tiling on the bath hob they can do it on the shower nib, I would not be excepting that BS about the water proofing. I thought they'd get the cabinet the correct size and hold off on putting the plinth on until the dishwasher goes in. I'm going to assume they are now going to have to somehow pack the 10mm of space otherwise you're right, it wont be fixed into place. Unfortunately your first picture is a fully integrated dishwasher with a laminate door front which is outside my realm of knowledge, I could only guess that it sits on a base instead of adjustable legs or the whole plinth would have to be fitted after the dishwasher was installed however it would make replacement or possible repairs harder, our very first DW had a wrong part installed when manufactured. We have used Westinghouse for years so knew that we needed 600mm and are happy to be able to replace it easy, hopefully they fix your dishwasher opening without any excuses. Re: Aveling Build - Rosehill Waters 180May 24, 2018 11:53 pm My understanding is a semi-integrated dishwasher will have a full width laminate panel fixed to the front and have it's own laminate kickboard section fixed to the base of it. Often they will create a plinth to raise the dishwasher to the correct height. The kick is a separate piece to the panels either side, should the dishwasher ever need to be removed, it can be done without having to rip out the entire kickboard. At least that's how semi integrated has been explained to me.. Find my build thread here: https://forum.homeone.com.au/viewtopic.php?t=88694&f=31&p=1729530#p1729530 Thank you so much everyone.
