I spoke to Jacob last week and he said most of the council approvals have come through and would be sending us copy of approved DA this week. Looks like we're finally getting somewhere. By the way.... I drove through the estate yesterday. The fence is falling down in places and its conveniently open across the second road. I think it may have had a little help from someone, but if anyone wants to have a look, this weekend is probably a good time. Settlement is still booked for Tuesday at 3pm, but hasn't been confirmed by NAB yet. If I would have known that they are such trouble makers, then I would have gone with another lender. Well, we will see how it goes tomorrow. Perhaps the worst case is that we need to request an extension of time for settlement, although, that is the last thing I wanna do. It is great to see that the first people already settled on the land, which confirms that there is nothing wrong with the developer. Frank Re: Aurora Estate - Alex Avenue - Schofields 165Jun 05, 2015 11:42 pm Hello folks, Well, our bank has confirmed today that they are able to do an exception for the land contract and they are happy to provide the funds so we can settle on Tuesday. Finally... However, the next big issue appears to be with the progress payment schedule. MAB says that Rawson's schedule is not according to HIA variation instructions agreement and therefore need to be adjusted. Reason wasn't very happy with this request and stated that they ate not going to alter the standard schedule. That appears another senseless discussion / negotiation. Will let you know how we go... Speak to Jacob, but they didn't alter them exactly as what the banks normally expect however it was accepted by cba. We settled yesterday. I did not hear from my solicitor or the bank. But I checked our bank account this morning and the debt is there, so I assume everything went ok. Looking forward for the land settlement on Tuesday at 3pm. Construction loan setup in progress. Also received construction certificate from council. I wonder what is the next step? Any ideas? Hooray! How did everyone else go? Also, I also had an interesting conversation with a work colleague this morning. We work in the construction industry - though not in residential, however he felt that because Rawson have control of the whole estate and thus the whole estate is a construction site that for Work, Health, Safety reasons the fences may not go down until stage 1 is completed. He said he has even seem some that are so tightly padlocked its impossible to even squeeze through the fence at all. Hopefully this is not the case, but I had been wondering whether it would happen that way..... Time will tell I guess. Really excited for the construction to begin now. But I have asked Lynn and she mentioned construction will begin in July/August. I don't understand why so late? Mridu. Bank has asked for a letter to confirm that new lot number is same property with old lot number. There was a street running down the middle but you definitely couldn't get into the street, so not sure what will happen with our much bigger estate. As such we have just put our deposit down on one of the last lots (one of the corner blocks) this Saturday and we super excited !!! - Our only concerns with the site was potential flooding so it was good to see your post Donna that all held up well in the last lot of storms and your banks have approved. Just a couple of quick questions - is there any single stories on the estate or are all the homes double? Does anyone know what is planned for the otherside of daylight street? are those houses that are currently there going to remain or is it also going to be built out? Hope everyone's build goes smoothly and looking forward to running into you all on the street! We are actually in a single, there are a few scattered around the estate but most of the houses are double storey. I can't remember which street is daylight (the maps we have all show street one, street two etc!) but if it's the long street facing the houses that have fences you can see through into backyards I don't think there are plans for them to be demolished, the street that they front is a well established area. Maybe a new fence will be put up by Rawson? The green colourbond fence that runs around the houses that back onto Apollo St is brand new, only put up recently, so I'm assuming by Rawson. We have a copy somewhere of a plan for the whole of the Alex Ave precinct, I think it came from Rawson from memory but might have been from the land sales centre or another builder. If you don't have one it would be good to ask around and see if you can get one to get a feel for the development of the area. If I could figure out had to add photos to the forum I could post a picture of it but I haven't worked out how to do that. Is your lot registered or do you still have to wait for that?
