Then I'll take these changes back and hopefully get it fully costed up! One thing I'm struggling with is the layout for the bathroom. I want a drop in bath with a hob at each end, so I'm trying to find a way to make that work- but also have enough room for the shower to be 1x1.8 and the 900mm vanity. I have in mind grey walls, white skirts/archs and the timber floors...but that also makes it hard to decide what to do in the kitchen. I want a darker (although not TOO dark) timber/timber look on the floors, but lighter in the kitchen, and I just don't want to combine the two...so I think I might need to go tiles. But this will change the look I'm going for completely. We are building out at Curra (we looked at land where you're building, but the road right by the river freaked me out, lol). This is our second build. We have just had notification that we're out of council and start date of 5th of September. Can't wait to see your colour selections. Sound similar to my tastes. I am having vinyl plank flooring throughout including the bedrooms. I decided on an all white kitchen so that I didn't have the clash with different wood colours and textures. I am also having grey walls with white trim and doors. I have a thread, but haven't updated it because I can't for the life of me remember how to post photos, lol. Plans (mostly) finalised, finance approved, deposit paid, site cut booked for 18 June. We haven't got the soils or footing design back yet, so we won't actually start for a while after that, but happy to at least have the ball rolling! Still trying to decide what to do for some of the external cladding - we are having rendered Hebel and Scyon Linea cladding, but are thinking rendered blueboard or possibly Matrix cladding above the carpentry line. Ensuite bath is std but a bit longer I think 1700 instead of 1500. Ensuite vanity is custom. Are they upgrades if we select them from the start? Haha! I think being second-time build clients and being more financially stable means we know what we want, and we're willing to pay for it. I remember the first build, we were trying to get as much included in the home/mortgage as possible...this time around, we're trying to pay for as much as possible out of pocket so we don't have to pay it back! How things change in 7 years haha. Again, it's hard to tell what is an upgrade since it's a custom plan and we basically designed our own specifications/inclusions, but I'll try and note what I can! - Tapware upgraded from standard - we just have an allowance for this and can basically get what we want. We paid the deposit last week and we may have slightly rushed the colour and door positioning etc decisions, as the bank said they won't release their part of the house base stage payment until they have the approved plans for the house AND the shed, so we had to get it in to get the process started. Might have to look at the plans again tomorrow to make sure we haven't overlooked something! No real updates on the house, waiting on the final plans/full construction plans and the soil tests and effluent...eep! I don't think we'll have any problems with the souls as our neighbour has rock, so good for soils (not so good for site works, but better in the long term I guess). First time I've been there since the house has been pegged out. It's a lot closer to the road (easement), than I thought! They will be doing quite a bit - kitchen, butler's pantry, laundry, laundry robes, WIR, ensuite vanity, shelving and desk to sitting room, and POSSIBLY some custom doors from sitting room to WIR. We are a bit unsure about what to do with these, we can get the Humes LIN1 doors in a 410mm width but they have a decal across the glass which we are trying to avoid. There aren't many other options because they are 2340mm high instead of the standard 2040mm high. We've also had a quote from a joiner, I got a quote with some separated glass panes, but DH is thinking more just the two doors with one piece of glass surrounded by timber - although we will be painting not staining, so not fussed on the material type. Bit of a bummer, found out we can't have the sink we want in the pantry. We are having laminate in there (instead of stone like the kitchen) to save $$, but I didn't realise you can't undermount sinks in laminate so now have to find a different sink. We also had to play around with the layout of the pantry a bit to fit the fridge etc. Will post more details and layouts when I have them, likely be a few weeks before we have them. We were also wanting the cabinetmaker to do the outdoor kitchen, however their colour selection in the waterproof materials wasn't great, so we are looking at other options for this. We went into Bunnings to have a look of their range of prefab outdoor kitchens, and they had a cute outdoor lounge on clearance that we scored for half price! Less than a quarter of the price we were going to pay! So I bought two. They have the Watermark symbol and a 5 year warranty, but for $80, I'm very happy! Hopefully have final plans this week - our update last week was that they are just waiting on the truss layout to be confirmed. To reach the R value, we need to adjust something in beds 1 and 2. Either R2.5 batts to external walls (meaning we need to change to 90mm frames) or change the walls to Hebel instead of the Linea cladding. I don't want to do either 😔 I have no idea if it'll make a difference, but I'm going to ask if there's anything we can do with windows or anything. As it turns out, we need R2.0 to all external walls and R3.0 to entire ceiling, so we'll just go with that.
