I was pretty shocked, for those out there is this normal charge for class M?, Now seeing that the builder didnt put an amount into our contract I will be sending this back to mortagage broker or bank to get some extra money. (edit: the H class slab was only $8.5k as a variation was made, sorry I forgot about that) We have been told that our P class slab will be an extra $4k so not too bad really, it could have been much more really. We are however waiting for the compaction report from stockland to confirm if a p class slab is necessary. We are keeping our fingers crossed I will keep you updated. Oh and someone did suggest to me that you could get an independant soil test but i really dont think they would pull our chain with that so we wont bother. Let me know how you go there as I would be interested in hearing how that works out. My bank guy told us that for us to access more money we would have to redo our whole application, pay out our existing loan and start again!! Very painful. I hope you don't have those issues. Oh and I edited my last post re the cost of the slab as I forgot about a variation that was made in the beginning. In regards to an independant supervisor, I spoke to a personal friend of mine who is an independant builder. I spoke to him in regards to our place and asked if he could occasionally have a look at the progress. He said yes but at the same time assured me that that would not be necessary. He said that the big builders have very strict procedures they have to stick to and are even audited by an outside supervisor from time to time. He feels that due to this and the fact that they have building insurance and guarantees etc that there will be no issues. I hope that helps?? Is anyone going down to their blocks on Sunday? Oh I got my final variation today and just to confirm on the charges re:site costs - Earthworks - Provide Cut and fill, Removal/export of soil/from and to site A.G Drains 1 No Sill pits Provide shoring of sewer connection point due to depth greater than 1500mm as per OHS-$3991.00 Provide concrete piering to support waffle pod slab as identified on Soil Engeneer Rpt $3454.00 Surcharges - Site Conditions/restrictions a material handling fee $1500.00 I will be sending to mortagage broker to check if bank will allow us to borrow the extra funds. If not this will unfortunately come out savings (part of it). Evergreen we did drive by your house and yes it is looking good. Hubby reckons we do not need to get an inspector now. Went to look at our block and I think slab will be done this week. We have not heard from our site manager. Who is your site manager evergreen? Maybe we have the same one. The houses next to me has got frame up and the one on right side is getting theres boxed so our little estate is starting to spring up. Kiwi1 and humpys somone need to start on your side...what you guys think. Rang mortgage broker about post contract variation and he is looking into it and hopefully he will get some good news. he mentioned that a new loan is the only option but who knows how that will work out... Evergreen at what stage did you hear from your site manager? You must be almost done with the outside of your house.. We haven't heard from ours yet but something is happening to our block and i'm not really fussed but it will nice to hear from him. We are waiting for kitchen and bathroom cabinets then tiles and painting to go through. Funny you should ask about the site manager I had the same thing happen to me, he didnt call so I got in contact with him myself, probably first when the slab went in. Our site manager is Rod. Once your house starts it wont take long for it to get up, think it took about 6-7 weeks to get to lock up stage!!!!
