Browse Forums Building A New House Re: Anyone building with Homebuyers Centre in VICTORIA? 1581Jun 23, 2014 4:45 pm Hey everyone! I drove to my land today and got muddy feet! From my visit I have one question, who puts the taps in? (at the front of the house) does the land have to be settled before this can happen? ( we have had council compliance and the land has gone to the registration office) I just hope that if we can get a head start! 3 lots have taps! Thanks guys Re: Anyone building with Homebuyers Centre in VICTORIA? 1582Jun 24, 2014 9:38 am bkoolrocks did u talk to those telstra guys? meantime, im having a chain of emails going on btwn my liaison and she says "Flooring laid" mentioned in Lock up stage is pointing to the concrete floor. I cant understand the logic behind that...without floor, we cant build right...and if concrete floor is mentioned, i guess frames also should be mentioned So as per her argument, my interpretation is wrong and not their contract..and more interestingly I dont see flooring mentioned in completion stage as well...this is fun ! I want them to accept their fault or prove me wrong...till then, im not gonna let go !! Yep I called Telstra about 10 times. They have submitted a problem report and I am waiting to hear back. They don't have an explanation for me!! What is your liaison going on about!!! Flooring is not slab laid...slab is covered in slab stage. Haha. Good luck with that one! Re: Anyone building with Homebuyers Centre in VICTORIA? 1583Jun 24, 2014 10:07 am pooks...does that mean u wud cross ur limit soon and they wont do anything about it? sounds bad...never expected that with telstra...! My fight is on going with the liaison...when i understood that they are not understanding well enough, i asked her to call me when shes free...she hasnt yet responded to that !! 9/4/14-Site Start 9/5/14-Slab 16/5/14-Frame 21/5/14-Roof 31/5/14-Bricks 6/6/14-Plaster 14/6/14-Fixing 19/7/14 -Flooring 8/8/14 - Keys http://newnestinmelbourne.blogspot.com.au/ Re: Anyone building with Homebuyers Centre in VICTORIA? 1584Jun 24, 2014 12:43 pm ruby123 We just had our new home presentation and I was shocked! there wasn't one thing I could fault! We are getting a bit of money back, due to our loan documents being signed and now we have been removed from a bush fire zone. I just through they'd take x amount of $ off the final payment. But my husband seems to think as we've signed with the bank to pay x amount, we will pay in full and get the $ back in a cheque? Hope I'm making sense. If they were there (which mine were) I was told that $800 would be taken off the final payment. So let's say the last chunk is $40,000 it will be $39,200 instead. So... I'm think that might happen with you. But a bit of extra cash would be nice around that time! 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 1590Jun 24, 2014 8:51 pm Niccles Has anybody received a credit from HBC? We are confused and if it's the latter, new couch Hi Niccles, we are not building with HBC but have the same situation. We had bushfire allowance included in our initial paperwork and the bank gave approval for that amount, our repayments will be based on that amount also. At the conclusion of the build any money left over in the loan that wasn't used will be paid to us by cheque. Re: Anyone building with Homebuyers Centre in VICTORIA? 1591Jun 24, 2014 9:33 pm Yes, I was paid out a remainder of $1400 into our bank account which was over estimating of site costs. The bushfire provisional amounts are for upgraded house materials so if you don't want th eg. getting the standard nylon fly screens rather than aluminium I would check on this early on Build Permit-17/12/13 Earthworks-13/1/14 Slab-30/1/14 Frame-10/2/14 Lock Up-7/3/14 Fixing Stage Complete-20/3/14 New Home Presentation-6/5/14 Moved in 17/5/14! We're there ! awesome! how far along are you with the build? which street are you on, we could be neighbours! ha ha. Re: Anyone building with Homebuyers Centre in VICTORIA? 1594Jun 25, 2014 4:57 pm Well we had our contract signing and colour selection meeting last friday. initially got some bad news, all along we were told we would be moved in around Feb / March which is why we went with this offer, however during this meeting we were told its probably going to be around June / July move in date which is a bit of a bummer, but i guess it means more time to save and get prepared. The colour scheme we had both liked based on the folder we got didn't look so great when looking at the wall with the tiles etc on it. so we ended up changing our initial thoughts and ended up going with the Kimberley Exterior and the Java interior. anyone else using those themes? We felt a little rushed to be honest, it kind of threw us out that what we had in mind just didnt look good at all. Anyway, everything is all signed, just got to get a few bank documents back once finance is all signed for and send that into HBC and then play the waiting game. Ended up adding a fair few extra lights, couple of powerpoints, TV points and Pay TV points, we are fairly happy with how it is all set out. now just got to hope the land titles on time and isnt dragged out. Re: Anyone building with Homebuyers Centre in VICTORIA? 1595Jun 25, 2014 5:49 pm Hi Chris, I too am just starting the process with Homebuyers. I posted on here a while ago however have been waiting the past three weeks to finally get our pre-approval through. We have pushed our colour appointment back for a fortnight but are thinking the Cumulus interior and Flinders exterior. I am hoping the exterior will not be too dark Were there any others extras you added at your appointment. We are thinking of upgrading to floating floors and maybe the heating. We have already had to upgrade the facade, higher ceilings and eves due to our estate guidelines. Can I ask when is your land due to title? Re: Anyone building with Homebuyers Centre in VICTORIA? 1596Jun 25, 2014 8:27 pm Gaviscon - We got charged for that too, but thankfully our pegs were in our land during settlement and we are getting a credit back. Thanks Vonnie and Pooks for the info. We are happy if we get that cash back afterwards. Helps pay for fences, landscaping and this couch I'm ooh over. Hehe. Congrats on contract/colour appointment Chris. We too felt a bit rushed and out of sorts choosing from the themes. We ended up going differently when we were there, than what we originally thought. We were tossing up with the Java interior, we really like it! But ended up going to graphite and changing the floorboards from chocolate to coffee oak. So news from us. Our SS would like to have our final inspection on friday. However the only thing they haven't been able to do is our driveway, due to this wonderful weather we've been having. Everything else is done. He said we can do it and sign off on everything except for the driveway. Or wait another week. Our SS said final inspections without the driveway are common due to weather delays. We are leaning to doing it this week and giving our landlord notice. But we upgraded our facade to the Mona which gives us a light render so hopefully it gives a good contrast to the darker colours, and ties into the light interior. Hi Newbee1 We upgraded the toilet roll holder, added a shelf into the shower, soap holder into the shower so nothing too major. Our land is due to title around September / October. But i wouldnt be surprised if it got pushed out to October / November Re: Anyone building with Homebuyers Centre in VICTORIA? 1599Jun 26, 2014 6:46 pm Final inspection booked for next Friday Went past tonight and I am so happy with our garage door and front door. Been hanging to see what they look like. We've had a bit of damage done to our house during the major storms. A rogue trampoline flew into our backyard and landed on the side of our house. Our SS called to say he had a heart attack as we are at the end. Thankfully nothing too bad. Gutter has been damaged. Been told it's being fixed. Otherwise very happy with everything so far Re: Anyone building with Homebuyers Centre in VICTORIA? 1600Jun 26, 2014 7:32 pm congrats niccles. thank goodness it wasn't to much damage to your house... that storm was pretty scary we had trees and fences down where our rental is.
