Browse Forums Building A New House Re: Porter Davis homes 15421Sep 13, 2017 8:53 am MORE DELAYS AND THEFT Recieved a panicked call from my next door neighbour these 2 lovely gentlemen went through our open site full of thousands of dollars of lumber thats been sitting there for a week and a half and unable to take anything climbed the fence and tried to break into the second story of his house while his wife and son at home. (pictures have been taken by his wife while they were trying to break in.) Felt extremely guilty as a site that is open full of things to be stolen is like a Christmas invitation to thiefs. Brought a lock at Bunnings $15 to close the gate and lock it. Called SS at Porter Davis to inform him and told him the combination for the lock. We didn't do any of those upgrades so I can't really help out there sorry. We did get additional sound insulation put around a theatre room and that was about $300 I think, no idea how much it would cost for the whole house and if there is a difference in price between sound and regular insulation if those two things are different. We do have a colourbond roof but that was a free promotion at the time. You should be able to ask your sales consultant though and they will probably have a decent idea. Apart from that I would say read the big post on this page for an idea of what to think about. viewtopic.php?f=31&t=5823&start=620 Other advice: Don't assume that how it looks at the display is what is included in the base house specification, displays have all sorts of upgrades to pretty much every area of the house. Expect that there are going to be lots of delays, often for stuff that probably should have been dealt with at an earlier stage either by you, PD, the developer or council. Try not to get too frustrated and accept it's just part of what happens when you build a house. Have a list of questions, go through each and every one of them with your sales consultant or building co-ordinator or whoever you are dealing with at that stage. If you're not sure or you're assuming that something will be a particular way, ask! Get the answers in writing or on email. Have a budget in mind for what you want to spend on upgrades before you got to WoS, and know what you want to prioritise there. Go to World of Style before the actual scheduled visit so you have made at least some of the decisions in advance about what you will be wanting to upgrade and what you are happy with. Things like colours, materials, electrical, kitchen etc, the more you have decided before the day the less decisions you have to make on the day, and you will make less bad and expensive decisions when you are tired and grumpy. Walk in robes from PD are actually pretty well priced so long as you are happy with white. Double and triple check all docs, stuff will get left out through human error. I have 2-3 months before our titles are issues and im not planning of starting the build until March anyways so plenty of time to get what I want sorted before signing their contract. Im very interested in looking at WoS a few times, I saw they dont give our pricing unless you're in the contract signing period? Which would be pretty damn annoying trying to work out things. Some areas of WoS will give you pricing, others won't. Electrical are pretty good about telling you pricing as were kitchens and bathrooms. All the tiling/flooring/carpeting was a lot tougher but then they don't know how much of your house is going to need that so it's probably harder for them to know what the cost would look like. You should be able to get a basic idea in advance, but not an exact figure. The bedroom ones were 350 each and the living room and grand alfresco ones were 500 each. In hindsight we could have done these post hand over at third of the price.. As for extra insulation, I heard it is very expensive through PD, if you want insulation between rooms and not outside then if you have a double story house then ask PD to add the extra that you want for the first floor and do the second floor post handover, it's just climbing up to the attic and shoving insulation down the walls. I totally agree with Bruce that instead of double glazing it would be preferable to get high end shutters. The double glazing is expensive!!! I know it's because it hasn't stopped raining, it's just hard to watch nothing happening . Forecast isn't showing much signs of improvement either.
