Can't wait to see pics! LOL love that statement! I am really sorry to hear about the delay. Can you remember when you went to display homes, what the EB rep told you about starting dates? We were told that the earliest starting date for us would be November. We had the slab down on 31st Oct, so they were pretty spot on in relation to starting times. In your contract, what date do they have as the latest possible starting date for you? Ours was 30th Nove, hence why they probably started more quickly so that we didn't go over that date and get penalised. When does the shut down for Christmas/ New Year start? Sam 35 Welcome! kc1205 One of your posts said that you were going through Brick stage. How did your bricks turn out? I only ask as we have the same SS and I am hoping the tradies that he picks will treat our bricks with care as if they chip the ugly orange colour will show up on our Vino bricks. Thanks We had a quick look at the slab on Friday although the site was gated. We have an onsite inspection with our SS tomorrow morning. It seriously looks like the slab is on a slant (although it is most likely cause we were standing on a slope when having a look at the slab on Friday arvo). I've bought a level and will be checking out flatness of slab tomorrow morning We also have a fairly big drop on one side of the slab (approx 1.5 m). Not sure if council will issue a temp occupancy certificate to EB when the house is finished if there is a 1.5 m drop from our laundry door to the ground. We have to put in steps at the laundry door, but won't be doing that until after hand over. Re: Who else is building with Eden Brae? 1506Nov 05, 2012 12:41 pm Jewel - Depends what you like, I reckon. Colorbond is more modern and apparently, it lasts longer??! It depends on what you like best. We have chosen roof tiles. For all those that are way ahead of us in terms of build. Could you let me know if or what you were charged in terms of electricity costs for the build? As the Origin energy account for our block has been transferred into our names, I am assuming that any costs incurred for the build will be charged directly to us. I was just wondering how much I need to budget for this and whether or not it going to be in excess of $1000??? This is not a cost that we had budgeted for. Re: Who else is building with Eden Brae? 1509Nov 05, 2012 1:31 pm Jewel - I love the look of colourbond however recently stayed at a friend's house with a colourbond roof. It rained overnight and I thought the rain sounded torrential. It was just a normal shower though. The noise was too loud for me. Some people quite like the noise but I think it would keep me up. I am not sure about this as I am getting mixed messages. I emailed CSA about it and she emailed me saying according to contract all utility should be paid by us. I have already paid for water which cost Us $250. Well this was just after bricks, since then bricks have been cleaned etc etc so don't know how much it will cost in total. Still waiting for electricity bill to cone thru. Origin rang us and set the account in our name so I assume it is coming soon our way. My parents just got a colour bond roof and were quoted that it will need replacing in 25 years... I haven't heard that tiles will need replacing in X years. I know they will require maintenance, it so does every aspect of the house. We selected tiles. Re: Who else is building with Eden Brae? 1514Nov 05, 2012 8:41 pm Jewel, after a lot of research online we opted for colorbond. It really is a matter of opinion. Colorbond looks great and I believe the insulation used blocks out the noise of rain. Maintenance is required no matter what you choose but I read that your H & C insurance may be less with a Colorbond roof as it makes it difficult for robbers to gain entry through the roof. How did your contract signing go? Who else is building with Eden Brae? 1515Nov 05, 2012 9:50 pm Just got our building contract... A few minor stuff ups.. They have moved our fridge space from the walk in pantry to the kitchen itself, thus leaving u with less bench and cupboard space... I will be mentioning that to them when we sign... Anybody else have the same experience..? This goes against the lawson 26 design they have in their brochure.... Also stuffed up which rooms we hve carpet an tiles in etc Re: Who else is building with Eden Brae? 1516Nov 05, 2012 10:12 pm benblinkau Just got our building contract... A few minor stuff ups.. Also stuffed up which rooms we hve carpet an tiles in etc Just checked the Lawson 26 design on the EB website and the fridge space was in the kitchen, not in the pantry.... Guess having the fridge space in the pantry is a variation. I know it was with ours. I checked all the other Lawsons and they are the same. If it was varied you could maybe argue it. I didn't have any stuff ups along the way... Hope this one is easily fixed. As for which rooms have tiles and carpets, our sales guy explained that really well and it was exactly as described in contract. When we went to the tile place, they tried to get us to choose an entry sill tile, I did, but immediately questioned EB and they corrected it. We are having the brick and stainless sill like you see in every EB display home. I have since taken photos in case we do not get that. The carpet thing isnt a big deal, the two rooms are similar size so it should be easily swapped.. Its to be expected that a few things wont go as planned so it is all good! Hopefully it should get rectified for you without any issues. EB were really good at changing things for us when we pointed out (with proof) that they had got things wrong. Also with the tiles/carpet it shouldn't be too hard to get them swapped around. However, anything that changes now will be put into pcvs so you will be signing off on changes (even if there are no costs involved). Make sure a pcv is raised for you as nothing will get changed without one. 1sttimebuilding2012 We were quoted December 30th, and the Christmas shutdown period is December 20th...for 5 weeks we were told on Friday! Bugger about the down lights. Well if they said no to your 3 measly downlights and you haven't gone to construction stage yet, then I guess changing my hard wired door bell to an intercom system is going to be impossible. Looks like I may have to do this after construction. sohnaeo I visited my site yesterday and saw hairline crack in Slab it is not wide though , I had chat with SS this morning and he said dont need to worrry it is shrinkage crack and pretty common but I am bit worried , has anyone else has hairline cracks in the slab? I am getting Independent Inspector at lock up so would get more clear picture. I just visited my slab today and have the same issue with cracking as well. My SS said it is normal and is just settlement cracking. We have more than just one or two, maybe about 5 to 6 all up in different places on our slab? They are not big and I am sure that they wouldn't build my house on a foundation that is unstable, but I will wait and see at lock up to see what the inspector says. Well our slab looks good. I brought the level out and checked the slab and all is good. Must have looked a bit weird to my SS with me running around checking things and taking photos of a slab of concrete! There is a fair drop on one side of the house (about 160 cm) where our laundry door is going to be. We have to put a stair way there, which is fine, but I think EB is going to be hard pressed to get a temp OC from council with such a big drop where a door is going to be. I have emailed my CSA to ask what the go is with the electricity supply during construction. Once I hear back from her I will let you guys know what she says.
