Was wondering if anyone is building with Kurmond Homes and how have you found the process and construction so far. My shortlist so far is as such . (in no particular order) 1. Bronte 32 by kurmond 2. edgecliff 36 by beechwood 3. washington 32 by wisdom Would be nice to hear if anyone else is considering/chosen these designs. Thanks! As some people here know better as they have built and live in Willowdale so it's better to ask you guys. Questions. 1. Which council is Willowdale in? (we've been told - Camden, Campbeltown, Liverpool) 2. Our lot is 12.5 x 25 with Zero lot (not much depth) so what are the requirements for a double story house? 3. Hi ashur, My build is in the Camden council area of the development, however it spans other council areas. For a narrow block, I like the Fairmont homes designs - Parkview, & Catalina, & a quick call to your council can give you the required setbacks for a 2-storey (have the block details handy). I built a single storey with Eden Brae. All the best with your build Building at Willowdale 1485Jul 19, 2015 10:25 pm Willowdale is located within two Council areas -Campbelltown and Camden. There are plans to relocate the boundary so that Willowdale is solely within Camden LGA. These are with the Minister's office I believe. The two councils have different setback requirements so you will need to contact your relevant council and ask them. Here is a copy of the subdivision which shows the boundary. All the best with your build Hi PixiGT, Could you share with me roughly how much more was added to the base price (without upgrades) for site costs, driveway, carpets, tiles, ducted aircon etc etc. Just to give me an idea of how Eden Brae adds to their base price on average. Reason I am asking this is that I have heard of Eden Brae adding costs to the base price quite freely and though the base price might look appealing, you end up being stuck with quite a big bill in the end. Re: Building at Willowdale 1487Jul 20, 2015 5:48 pm Hi RaZr, EBH provided me with a fixed price contract as part of the H&L package, so I only paid extra for the 'upgrades', nothing more at all with regard to the contract price, once the costs for my changes to the structure had been finalised prior to signing the contract - this is where I paid extra for structural features I wanted changed/got reimbursed for structural things I removed. I didn't pay a cent more for BASIX, site costs, spoil removal, etc. I only paid for extra tiles, coloured grout, upgraded fantabulous aircon (digital), rebate/paid difference for an awesome extraction unit for the kitchen, kitchen cabinetry alterations/extra cupboards, & extra labour for all my tiling/coloured grouting/cornicing/cleaning after tiles to ceiling in all wet areas (I think that's about it, can't think of any other bits atm). You may have extra costs above a fixed price contract with EBH if you have your own land (not H&L package) as there are extra things that EBH need to do, to get all the info prior to commencement as far as I understand - but please do check this with EBH as I don't have experience with them regarding this method of building with them. I only paid just over 30K for all my upgrades above, and my house is a Foxley 27 Corner variation, purchased end of January 2014, which I paid a fixed price for ️ PM me if you have detailed questions - happy to help if I can All the best with your build. Yap mine is a land and then build so I expect additions from the base price but just read online that Eden Brae has a reputation for adding prices as the build contract goes along. I guess there are good and bad experiences with every builder. Important to tie up loose ends when signing the build contract to prevent unnecessary escalations. We built with them, the inclusions were excellent. And the quality of work amazing. Best part was build time was only 4 months. As the master plan states, there is a Woolies at Carnes Hill, as well as others at Oran Park and Ingleburn.
