Browse Forums Building A New House Re: Our Benham 33 journey 1421Nov 18, 2012 12:44 pm Hi iGreg, we are building a Chifley through the Canberra Rawsons office. If you go through the Canberra office all of your colours, etc are done at the fyshwick office. I agree with Mrs BigTed it is a really long process. I am sure it will all be worth it in the end....but I am so impatient! Good luck! Re: Our Benham 33 journey 1422Nov 18, 2012 2:15 pm IGreg - the admin process is long. We went from paying tender fee to site in 4.5 months. Only 16 days over the 120 days, but that is because I pushed quite a lot. MrsBigTed what is happening with you? Any response to your email. We're already a month and a half into the tender process and I don't even expect to be in my new home til November next year (build probably wont start til at least Feb and we signed the tender in October). On the plus side for you, your block is a bargain! We bought a similar sized block in the Hunter and it was $235k! Re: Our Benham 33 journey 1424Nov 18, 2012 4:26 pm Had a call from Rawson on Friday & we talked through why it has taken so long. Should have a slab before Christmas IF they can find a contractor who wants to work in December. I am so over the planning & just need something constructive to happen. I also need a fridge that doesn't leak, real furniture ( we sold almost everything to fit in the rental), a kitchen I can work in, no boxes, a Saturday night where cars don't race past my front door, no real estate agents, no mould issues... Ok - I think I feel better now! Ok - I think I feel better now! I know how you feel! It feels like an eternity now, but you'll be in before you know it. We hit 5 month mark today since start, it feels like forever, but when handover is expected in 26 days it seems like it has flown by. We were told that the house was moving to site 24/10 and slab two weeks after. Then went to 31/10 with slab after 2 weeks. It is 12/11 tmw and we have no piers or plumbing so it is at least another week. We were told bricks and part roof by Christmas, now we might have the bricking underway. The delays are still annoying me. I hate our rental! I hate being in a shoe box where we have way too much furniture and no storage to keep everything. The house is a lovely shade of pink inside and it is dark. Smorgzz things are looking great for you! So jealous that your handover is coming up soon.. Tondar things sound like they are flying for you! iGreg - welcome to the thread! The benham 33 seems to be a bit of a favourite as a fair few of us are building it! Your block sounds like it was a great price! Ours is 559 square meters and was $185000 Upgrades aren't too bad as long as you prioritise and stick to a budget Mrs Bigted - Who did you speak to? Someone said to me to make sure I write to them and let them know the delays we have experienced.. (considering we signed in Jan and our pre construction took over 220 days..) I am currently waiting on the letter to say when we have to move out and I don't believe there is any hope that we will be in the house in time. At this stage I'm not even expecting lock up before Christmas.. No news on the house.. No work was done at all this week which is frustrating because it only rained thursday friday.. I did discover that the rest of the cladding is actually there, it is up on the scaffolding waiting for someone to show up and install it.. On a more positive note, Guess what I got up to this weekend?? It is not that I doubt the work of R, but more for piece of mind. It is a lot of money after all. I have an engineering background and all of my family are in the building industry. I have heard and seen first hand some horror stories I would like to avoid if possible. If anyone has used on in the Sydney area, and is able to recommend someone, could you please let me know? Tondar Re: Our Benham 33 journey 1429Nov 19, 2012 8:17 am Tarsha - Looks like you had fun! I've done a few of those runs, and they're awesome fun. Hope there is movement on your site this week. Tondar - I have heard people use H&K Ryan, our neighbour is using him for his final inspection. Just ordered a new dog tag for our Golden Retriever with the new address & our up to date phone numbers in preparation for moving. It's all starting to sink in... I think! Work has been crazy and I haven't checked in here! Jen: great news on the portaloo and progress for you. Tarsha: looks dirty, my exercising has been slacking On our front, we've been stuck in administration hell as per my last post surrounding the sewer pegout and whatever. That's all been done now so I'm REALLY hoping for approval this week so I can line up the demolishers and we can get 'some' movement prior to Christmas, even if it is only the land being shaped and whatever. All fingers and toes crossed for some good news this week!!!! :O Re: Our Benham 33 journey 1431Nov 19, 2012 8:47 am WE ARE BEING PIERED! Went past this morning and an empty site. I spoke to the SS and he said the concretors were on site. Piers today, plumbing tomorrow and forming up rest of the week Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Our Benham 33 journey 1432Nov 19, 2012 9:03 am Tarsha did you do the Stampede on saturday??? (sorry I can't see the pic on my work comp). I did that as well in the 11:40 wave. It was soooooooo much fun! We can't wait to do it all again - I've already found some similar runs early next year. I'm still a bit sore today. Abs and shoulders are killing me! Keen to get my workout on after work today to get some of that lymphatic fluid moving to dull the soreness. I have already bought new joggers in preparation after donating mine to the pile on saturday. Hope you had fun Re: Our Benham 33 journey 1433Nov 19, 2012 9:08 am Tondar Hi all, Just wondering if any of you that are under construction utilised the services of an independent building inspector? Tondar Hi Tondar, I'm using Howard Ryan, he recommended two inspections pre-gyprock and PCI. He's on leave at the moment but back on Thursday. http://www.hnkryan.com/ Re: Our Benham 33 journey 1434Nov 19, 2012 12:54 pm Tondar Jen1977 Who is your CSO Tondar? We have not heard anything and our file went to our SS two weeks ago. Congrats on the baby. Luckily you are due after the house hands over, one less nightmare. Jen, Our CSO is now Sue. It was Simone but was changed shortly after. We are very happy so far with our turnaround times compared to some others. Thanks for the well wishes! We would have preferred to have had bubs in the new place, but it will not work out that way. Looks like we will have to pack and unpack twice within a few months. Oh well. Tondar Sue??? thats our CSO....USELESS, sorry to be a debbie downer but she is useless, Simone was heaps better and I am frankly counting down the days that we are stuck dealing with her sorry for the rant just had to release Re: Our Benham 33 journey 1435Nov 19, 2012 4:42 pm Hi everyone, nice to hear of the progress. Yay Jen, finally some piers, you must be over the moon! Just have a question, received an email from our cso today saying that our plans are with drafting and asking about a concept landscape plan. She said that we can use our own architect or she can get Rawson to do it for $750. What did everyone else do? I wouldn't know the first thing about landscape plans and costs???? Thanks in advance Re: Our Benham 33 journey 1436Nov 19, 2012 5:06 pm Bailery I am sorry, but my memory is terrible. Where are you building??? I think Smorgzzz and Tarsha did their own and they will probably be able to email you a copy of theirs. Another option is a company called Exterior. They are a landscaping company based in Seven Hills and I used to work there and I know they do them. For memory they used to be $500.00, but not sure what they are now. If you are Newcastle way, I can give you details of a landscape designer up here. Wonder why? Re: Our Benham 33 journey 1440Nov 19, 2012 6:10 pm Munchi, Only certain subdivisions require landscape plans - ours didn't thankfully! Building Stroud 30 in Lake Macquarie Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval. The kit home companys wont release plans without a deposit and… 0 7836 of course there are legal avenues. You've already mentioned it. Sue them.
