I got a quote a few weeks ago for a 52 sqm driveway and a 31 sqm alfresco area. It was $10500 using exposed aggregate.

Thanks for that. Are you using exposed aggregate as well for the alfresco?

thats what he quoted. But I have decided to jsut pur plain concrete and do the job myself to save some $$$.

Hey EBDV01,

I hear that Tyers lane and Westwood Blvd would be the only two through roads for traffic from west to east of Somerfield Estate. Westwood Blvd would have trees line in the middle and narrow reserves on each side of the Blvd opposites the homes. Tyers lane is smaller and wouldn't have trees line in the middle but it would be a through road traffic in the future.

Hello friends,

Just wondering with the ISP, is Telstra our only choice?
Is it possible to get ADSL in the estate?

Hi Adam,

The estate is a Telstra Smart Community. I.e. Telstra has laid fiber optic cable, not copper. They don't wholesale their fiber, so yes Telstra is the only Choice for a wired phone / internet connection. You cannot get ADSL as there is no copper.

In saying that, Telstra is currently in negotiations / voting to sell their fiber to NBNco. Its probably a couple of years off, but eventually we should just be patched to the NBN, and then you will be able to choose any ISP (will actually be known as an RSP (Retail service provider)).

In the mean time, either sign up with Telstra (you should get $1500 credit), or go wireless.

As a side note, your Free to Air TV is also supplied over this fiber optic cable ( no need for an antenna). I have spoken to Telstra myself, and have been told that if I don't want any paid services (Phone, internet, Pay TV) then they will come out and hook up the fiber for the Free to Air TV for no cost.

Its a bit disappointed to know that i'm stuck with Tesltra.
But I suppose if its the only way, ill have to do it.
Currently i'm downloading 2TB everymonth (TPG Unlimited plan) not sure how ill live under Tesltra's new plan ::cry::

Hopefully NBN can take over asap! ::lol::

Just got an email from Somerfield, Stage 10 delayed to JULY, no explanation, no reason, so disappointed, why do they keep making false dates and delay again and again? Just give us 1 final date and stick to it, more builder fines, aaaargh. I just want to start building.

Long time reader, first time poster to this forum. I thought I might give something back as I have gotten a lot of information from all the users here.

I presume the email is the one we got March 9, as follows;

Stage Updates
Stage 1L - Settled
Stage 1F - Anticipate Title end of March with settlements in April
Stages 10 & 11 - July 2011
Stage 12 - August 2011
Stages 13 & 14a - September 2011
Stages 25, 28 & 15 - November 2011

Please note, all of these dates are anticipated title dates as there are many factors that affect the actual completion timeframes. We will keep you updated as we progress through the construction of each stage.

Project Update
Over the coming months you will start to see some other works taking place around Somerfield. Some galvanized aluminum public art that is a 3D version of the Somerfield logo will be put at key locations around the estate.

The community garden opposite the sales office will be designed by Chelsea Flower Show gold medal winner, Wes Fleming. Work on the rock wall will start in March and in April planting will be done in readiness for Spring.

The swale in Stage 1A is nearly finished and is looking great. With all the recent rainfalls, we know it is working well. In Stages 1J and 1K, the swales are due for completion in May.

The park in Stage 1E is expected to be completed by April. In Stage 1L we are still awaiting Council approval for that park, so we will keep you posted. In Stage 1F the park is in the process of being designed.

Tyers Lane will re-open in June and works on the retarding basin next to Stages 12 and 14a will commence in March 2011.

We are in Stage 11 and received this email yesterday. Stage 10 and 11 have been brought forward to June!

We are pleased to provide you with a further update on released stages at Somerfield.

Stage 12 July 2011
Stages 13 and 14A August 2011
Stage 15 October 2011
Stages 25 and 25 November 2011

Stage 27 February 2012

Please keep in mind these are anticipated timeframes as there are a number of factors that can potentially affect the completion of works on site.

We will continue to keep you updated as we progress through the completion of each stage.

Went to see how stage 10 is comming along, roads are now there and the blocks look more like blocks. I am getting excited, not long now.

Hi everyone

I was just wondering if someone could please explain the settlement process, e.g. do Somerfield contact you with a settlement date? do you get a few weeks notice? is this when you get the final soil test etc? Thanks so much for your help, fingers crossed it will be soon!

Chicken Farm is definatelly going, ity will become STAGE 31. The power poles along Tyres Lane will laso be removed later this year, I think they will be a potential hazard during building if left there for long time.

The kerbs in stage 10 and 11 have been commenced yesterday, the footpaths will start when the sites have been all leveled up, in approx 4 weeks time.

It does look that way from that view doesn't it. In multi view mode though you can see that the corner of the roofline is on the fenceline

Hi all

Need everyone's help for more advices, I'm looking to buy my first land package and have heap of questions

1)I got the pre-approval from loans.com.au. anyone knows their reputation?

2)I'm looking to buy my first house and land in keysborough somefield estates and met ***** and Carlisle builders already. What's your recommendation about the somerfield builders? I have heard that PD is lot cheaper but I don't know whether they offer house and land packages in somerfield. My budget is around 535K.

3)I got to know that some lands are titled in next Jan/Feb 2012 and contract will be drawn in July 2011. Does that mean that I need to obtain the loan before signing the contracts and start paying the loan from July. I'm confused regarding the financials

i cannt believe how small those backyards are! maybe the early stages have no limit? the house is going to be auction this weekend also has a small backyard.
to anu123, you dont pay your loan until the land is settled.

5m setback from the front and 2m setback from the back so they allow small backyard or no backyard at all when the building is only 2m away from the back boundary. However, 5m from the front is a lot compares to other estates only 3m or 4m.
