We got our last loan with ANZ, ummm that took 4 months to get everything setup. Thank goodness I already lived in the house and was buying if off my parents. They were and still are after 9 years. I so can't wait to pay out the loan in the next couple of months and close all my accounts with them. We went with Bankwest this time - I have never met them as the closest branch is Brisbane for me (4 hours away) so I did it all email. I haven't never had such great customer service. I had to go with a different guy for the house loan as the guy I used for my land loan was on holidays when I did my house contract. They were both great and sooooo quick. If you want their details to have a chat feel free to ask - BTW I get nothing for referring them just they have been really great. They are owned by CBA. If the last 2 months have gone this fast we will be in September/October in no time Re: Our first build: "Bridgewater" by Gj's Shoalhaven 143May 25, 2016 12:01 pm I know we went to ANZ first for our land loan and they didn't even want to help, yet we were existing customers with a current homeloan, never behind (in front actually) and they were like, ummm we don't know, send your info in but we can't tell you how long it will take. Contacted Bankwest via their online site, phone call in 10 minutes, gave alot of info and by the end of the phone call had preapproval, sent email for contact details and proof of income etc, full pre approval in 3 hours and when we gave our contract (first for land and then house 3 months later) we had full approval in 4 days. I was feeling much despair there for the past week. Anz although have tried to sort it, it's still dependent on my casual friday being paid regularly. Unfortunately the NSW dept education don't understand that concept lol. So! Out of advice from a colleague yesterday (haven't slept much since last friday) I called into the local branch of the IMB (local building society) after school. Turns out, if we do a 95% lend, they can help us as we can pay our car loan out with our savings. It means some (ha! "some") LMI but it means they can do it. It also means they approve it once. So we apply for the entire amount and settle the land using a drawdown, then the rest is there waiting for us to draw down. No waiting for papers to be submitted etc etc before we can get the finance certificate. WOO! Now thats given me hope that others may be able to help so instead of just going straight with them, i'm going to call around today and try to speak to a few other places to see what they think they can do for us. It's funny coz Bankwest was one of the ones i was thinking about Shell. Now all of this has come at the worst possible timing because OUR STREET LIGHTS HAVE BEEN SWITCHED ON!!!! I think that means we are close?! An email to our builder from the developer says that "Registration is due in the coming week/s I don't have an exact date as land titles board can take a couple of days to a week+ to sign off and stamp the titles." So i think that may mean that it's gone to LPI?! I've checked the LPI site today and it says 'reference not held' so i'd say its not done yet... In other news, we've received the contours back and the house overlay has been ordered. At this stage if it blows out I'm not entirely sure what we will do... potentially take out extra's that we had put in. Im really hoping its all good though! The feature tile for the ensuite was $6 /sqm over the allowance so I think it was $31/sqm. I can get the name of you want. I am in love with it. This building business is a bloody roller coaster of emotions. We received a quote for driveway and fences through one contractor. Driveway was 15600 and fences with retaining on 3 boundaries was 19990!!! We had a heart attack. Combine that with the loan issues and our enthusiasm dropped. Just received a 2nd quote on the driveway. 7342.50. MUCH better. Phew. I was so naive before this morning, I actually did not realise the size of a 600x600 tile I thought the 450x450 tile was what a 600x600 should be but boy I was wrong those suckers are huge! So news on our front - we've had good news and some .... interesting? news today. Good news is that fencing AND turf should come in about 7k which is far more manageable. Interesting news? looks like we may end up with a split level home ![]() Meeting on sunday to sort out the details. I briefly drove past on my way to a meeting tonight and glanced through a vacant block to see what i think was the housing signs up on the individual blocks. I think it will be at the end of the hall way so bed 4 and media will be on the entry level and the step down into the living, kitchen and the rest of the bedrooms. I'm thinking that if we have to step it down anyway we should look at raising the entry level to reduce the gradient of the driveway. Might mean an extra step or two. I guess it depends what that looks like $ wise haha If our funds are being stretched too thinly then we can take out our floor to ceiling tiling, go back to standard tiles, back to laminate bench top, take out the undermount range and put in a normal slide out.
