My wife and I bought lot 141 from the 1st stage, and are building a Henley Emperor Q3. Plan are in for developer approval at the moment, so hopefully building will start shortly. Great to see some houses coming to life, including one a couple of doors down from us (Amz & Sean I think). Looking forward to the first Norris Circuit bbq! We are in the final stages of approval and should get the go ahead within the next 3 or 4 weeks i guess. Very exciting. We have bought a lot in stage 3a and are building a single story with Porter Davis. We are now just waiting on the soil and survey report to work out our site costs. Unfortunately for me it will be awhile until I see any Did everyone get that letter from Australand the other day? Well the part that interested me was regarding stage 2, which they have delayed settlement on AGAIN - it is now due in August. So settlement is now 5 months later than originally planned. You cannot tell me that was just because of Acor going into recievership. I am so mad, cause we sold our house and moved into the in-laws with the belief that we would commence building by April. What a joke! The other wonderful suprise we recieved was a letter from Australand's lawyers, and this letter outlined that the developers were no longer going to be doing any of the benching (I assume this is the cut & fill??) that was on the original plans for stage 2, and which we had in our signed contracts. To compensate us we will be recieving $2,800. WTF?? I was sooooooooooo mad We have over 1m of fall on our block, that is going to cost us an extra $5,000 (at least) in site costs than what we originally had. Where do they come up with $2,800?? One of the major selling points that Oliver Hume continually reminded us before we bought the land was that Australand do all the cutting and filling of your block so that you don't have to. How is it possible that they are allowed to reneg on a signed contract? It's so unfair, and I feel really let down. I'm concern on what I've read about the letters from the lawyers saying that they will no do the benching and instead they will compensate you guys with $2800. We did not receive this letter ... so I'm not sure what they will do with ours ... anyway just a suggestion .. have you guys talked to a lawyer ... I'm not a lawyer but if they are willing to compensate for not doing the job that means that contractually they were supposed to do it. If that's the case then the compensation needs to be equivalent to the cost that you guys (or potentially us) will suffer if we have to do it ourselves. I was told by the builder (Simmonds) that an estimate to have in mind is about $10K per every 1M slop difference for a site cost for a land of 600 SQM... I dont know much is for the benching ... but for sure it can not be $2,800. Hope this helps ... let this forum know what happens to you guys with this one ... we might be better of by acting all together rather than individually. I just wanted to ask a question to those that have had Developer Approval. Amz and Sean, you may be able to help me out as well as any others out there. When you lodged your submission - did the builder do it all or were you involved in writing part of the submission? I'm working with a small builder and design company for my custom house and they haven't made these submissions before for anything as complex as this design guide asks for. They've given me all of the plans and siting drawings etc, I now have the landscape plans as well but it looks as though I now need to actually do the submission. Did your builder do a letter attached stating anything specific or was it just plans and drawings sent in? Any help you could give me on that would be much appreciated. PM'ing any examples would also be brilliant. Many thanks folks. We are waiting for engineers reports as we speak so I will know shortly. I don't think stage 3 should be affected, well I hope for your sake that you are not. I believe the reason they have done this is because they are so far behind schedule that they just don't have the time to do it anymore. Time is money, and I guess it's cheaper for them to throw $2800 at the problem then actually do the work that they are supposed to do. Once I get the engineers report and the site costs locked down then I will be seeking legal advice for sure. I will let you know how I go! More blocks being started and getting ready for building to start. Our place is coming along so quickly with the slab, frame, trusses, brick stuff delivered and scaffold up windows in and sliding doors, water roughed in and gutters delivered too so pretty excited I am sure we are in for some kind of delay soon though other wise it feels like the house will be up in like 6 weeks!! I was wondering how lot 138 was doing (in stage 2) and lot 140? our neighbors? Also Maddie and Ev where are you at? have you received build site start? Also the main reason I wanted to post was Sean and I really want a puppy as soon as we are in. But we don't want him to escape or be let out so we need fences. How do you go about fences? What is the right etiquette? Also do you think we should lay the lawn in the back first before the puppy? Hmmm so conflicted just want my puppy now, but have to wait until we are in the house, but don't particularly want a scared pup running around inside scared. I think we might wait get the yard in some kind of order and give the grass a small chance, meet the neighbors and have fencing addressed. For fencing, you just need to get in touch with some local fencing contractors when the time comes and get some quotes. As your next door neighbours are pretty advanced as well I expect they will want a fence pretty soon after completion as well. The fencing people send a letter to the neighbors with a really awful title "Intention to Fence" or something like that. Then they pay half. A bit of grass down for puppy would be a good idea. Even if you intend to put down seed (not sure what your landscape plan is) maybe buy a few metres of roll out turf so that he/she knows where there "spot" is. We've submitted for DA. Still have the council to tackle over our extra site coverage issue. We have purchased lot 142 also to be known as 39 Norris Circuit. I have only just registered today but must admit I have been keeping a close eye on the goings on within our beautiful estate thru this forum. We will be building with Henley, Monterey Q2 single storey. We have had to have the front shortened as it was not going to fit within our building envelope and just today have been advised that Henley have approved the change. We have our tender appointment on the 16th of June and hope to get going ASAP. At one stage we were going to build the Simonds Parkside, Thank God we couldnt afford it!! because a couple doors up our neighbours are building the exact same house and the same facade that we had chose. As they were in first ours would of been rejected as the developers will not allow 2 of the same house within 5 house blocks. Is any one else building a single storey in our section of Norris? Hope we are not the only ones! Ev whats the hold up with your build start? Hope to meet you all when we do our weekly drive through the estate! Our Metricon* house is coming along very quickly (17 Norris Circuit). Our bricks have started being laid and are due for completion next Wednesday, followed by internal lock-up next Friday. Hopefully internal fit-out moves as quickly as the slab/frame/roof/bricks stage. Suzandrew - our house is a single story too, so you won't be the only ones! Good to hear we aren't the only ones either. Interesting to see that quite a few of the stage 1 blocks are back on the market (including the block next to ours - lot 109). Looking forward to checking out the estate again on the weekend. Dont worry about the fence on our side as we will give the Ok on our side as soon as your ready.With a bit of luck we'll be ready at the same time! Building single storey. The process for getting your fences is to engage a fencing contractor, they get onto council to find out who is the owner of the adjoining blocks sends out letters of intentions to errect fencing, with a cost. Once the fence has been erected he then forwards the bill to both parties. Its easy the fencing contractor takes care of the whole process. Can any one tell me how detailed we need to be with the landscaping designs? A survey must’ve completed by a certified surveyor. This form part of every DA requirement 3 226387 A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time.
