Browse Forums Building A New House Re: Masterton Homes - The next thread 4.0 13921Jun 27, 2017 2:18 pm Fun fact, according to the standard building contract the builder can set when PCI occurs and determine for themselves that there are no major defects, then issue a PCI progress payment claim. So our liquidated damages have stopped accruing as at the PCI regardless of whether we sign the PCI or not. Now M can take however long they want to finish the build without any penalty. We have gone with the Mansion package and YES package however the selection catalog they provided us has a lot of items listed as Platinum. Does anyone know if the Platinum package was superseded by the YES package? If not we wont have much to choose from. Thanks Re: Masterton Homes - The next thread 4.0 13923Jun 28, 2017 9:03 am Hi pommie, the 'Yes' items are the standard inclusions , you can upgrade to the 'Platinum' options individually . The 'platinum package' was available years ago and there was a 'yes please' package on offer last year. Check with your sales person to see what's available now. Good luck on your journey. We really thought after upgrading to Mansion and YES we would have a few nice items to choose from but everything they have shown us is an optional upgrade. Yes we have been trying to get the sales guy to get back in contact with us but its been a few days now and still no return calls or emails. If you provide an indication of what you are looking to upgrade we can try to help give an idea of whether an extra cost is generally charged Re: Masterton Homes - The next thread 4.0 13927Jun 28, 2017 10:23 am Thanks Aaron_online! Thisisadu - I can't remember the bamboo colours, we chose prime laminate flooring instead at no extra cost. That's the fun part Izee! Hi pommie - depending on what you were hoping for, the inclusions are quite nice and they offer quite a few choices. They always look better in person than in the booklet so jump online and start grabbing some samples! Update on our build - flooring was installed on Saturday! LOVE IT 😍 electrical fit out was done on Monday and painters are there today to finish off outside painting! Waiting on 2 mirrors, ensuite glass panel to be installed, shower heads and a clean. SS said PCI will be right to go ahead from Tuesday next week! At this stage, shutters are booked in the week of July 17th after the final clean is expected to be done! So if all goes well and to plan, fingers crossed we can get keys by end of July! How very exciting to have a move in date on the horizon!! pommie - I found the 'standard inclusions' from Masterton (we too have YES Package and Mansion Package) to be quite good. I have a couple of friends also building at the moment and thought M had a better selection compared to similar priced project builders. We didn't upgrade much in our build, from memory air con and tiles were our bigger spends (where we upgraded). Thisisadu - We've gone with tiles as our main flooring. I have heard that the bamboo can scratch easily. But if timber is the look you are going for then you'd probably have this problem no matter what timber flooring? Tiles look awsome! Will look so great when grouted. Love ❤️ Re: Masterton Homes - The next thread 4.0 13930Jun 28, 2017 9:19 pm Does the YES inclusions bamboo flooring include the upstairs? Our tender has a provision for $15,000 for bamboo floorboards to the first floor - what flooring is included for a two storey house? We are tiling the whole ground floor and there's also a $20,000 provision for that. I'm assume these are provisional allowances if we wanted to upgrade the tiles or floorboards? Tempus Elite Re: Masterton Homes - The next thread 4.0 13931Jun 28, 2017 10:53 pm Hi again, Im starting to go through my Tender for our pending Duplex Eclipse and comparing some of the item prices with what people have paid in the past. I naïve thought all these prices would be fixed / standard but it appears not. I've noticed people quoting stacker doors from between $1300 and $2000 We have been quoted $3,252 for a Stacker 2447. Admittedly i dont know whats specialy about a 2447 but surely it shouldnt be nearly double what others are paying? Any pointers? But realised it depends on how many doors and the height plus width. Try and see if you can source the door and send M the pricing and query them. They might reduce the price for you. My door is a 2136 stacker door. Re: Masterton Homes - The next thread 4.0 13934Jun 29, 2017 6:05 am There is a full price vs incremental price over the existing items (which they credit you with). $3253 might be full price if you're not replacing anything. We got 2x 2427 doors and were charged $1356 for the one replacing the standard alfresco door and $1561 for the one replacing the windows kly525 We have been quoted $3,252 for a Stacker 2447. Re: Masterton Homes - The next thread 4.0 13935Jun 29, 2017 7:35 am We tiled the ground floor and carpeted the first floor in our Villina. Did you add in the provisions or has Masterton? In our tenders we have never had provisions or costs, just noted that it is included. If you asked for the provisions I would say it's on top of what they are already allowing. Concerto Elite Re: Masterton Homes - The next thread 4.0 13936Jun 29, 2017 4:33 pm Hi Gibson, PCI has to be only minor defects and omissions. Such works should only take 10-14 days and must mean that your house is able to be lived in safely. If Masterton can't complete in 14 days file a complaint with OFT. That will give them tight deadline to complete all tasks (don't make any timeframe agreements with tradies, make them deal only with OFT). If you're disputing PCI make sure you put it in writing and specify the major defect or omission, keep counting your liquidated damages until that defect or omission is fixed and include it in your claim to OFT. Hi Izee, We are building a Villina, no upstairs flooring was included but we chose the included 'yes' tiles for downstairs and that covers the great room/kitchen and passageways. We are paying $11k to carpet the whole upstairs (4 beds , lounge, passage), stairs, study and living room. 100% wool from Carpet Court - not through M. I can't see how you can spend $20k on ground floor tiles, unless you really hate the yes tiles? Once you get the actual price for your flooring from M shop around for a better price. You can delete items from the tender without any penalty.
