Just wondering if anyone had any problems with rock in their land? Also, for those who decided NOT to fix site costs, what roughly have your costs come in at? Did you have H or M class slabs? Thanks Re: Somerfield Estate Keysborough 1304Feb 09, 2011 8:20 am we had no site costs as our package deal was that if our block was under 500ml fall then there will be no site costs. so i don't really know if having rock on my block would of been a problem as they took care of everything. if you have mountains of rock on your block now i am sure it will be removed by the time they are ready for settlement. from memory our slab is M class but the back part needs to be held up by concrete posts as we didnt have natural earth around the back half of our block. i never knew this sort of thing could happen, and it was an extra cost of around $1.3k Building with Places Homes - Glendale 23 (plus 2 square bonus). Apparently they released 2 more sections 2 a couple of weeks ago and people were lining up from 5am and they were almost all gone by the end of the weekend... I'm glad we got in when we did, coz the prices have gone up with each release. There is only a certain amount of land left in Melbourne so unfortunately it will only get higher and higher and blocks will be smaller and smaller. Re: Somerfield Estate Keysborough 1309Feb 14, 2011 7:14 am Had a disappointing weekend, heard from our builder via email late on Friday that the DAP our raising questions about our profiles and setbacks. When our builder started drawing up the plans they studied the guidelines and followed them - we looked at the plans and guidelines ourselves on the weekend and cannot for the life of us work out what they are on about. Builder said they would call this week and tell us what is going on as they are in discussions with the DAP. If they knock us back we would like to have a meeting with these faceless people as they are so inconsistent with what they approve and what they don't. Also does anyone know about an Asset Protection Inspection which our builder says the Council has to come out and inspect the site before issuing one - news to us. Having driven around the estate on Saturday and saw all the Simonds and Carlisle homes, they must get a rubber stamp approval immediately I know I am only jealous because I just want to start building myself. Wife and I are looking at buying a block of land in Clarendon Drive, corner site. The current issue is that the Land had originally settled in December 2009 with the current owners and they did not get any plans approved or start the construction as yet. From memory Somerfield has strict time frames for construction start, will I get penalized as I will not be able to start till late 2011, does anyone know if Somerfield will extend the time frame for additional 12 months. A quick google search shows that class H soil is more reactive than class M, therefore paying more for having thicker cement or something like that? We had a previous soil test done last year back in October and it came up as class M. What class slabs do you 1J'ers have - M or H? I'm thinking if the heavy rainfall a couple weeks back would have effected the results?
