Today I drove by and our site has been scraped and the fence was up!! I think that is the most action we have seen in a few days ever!! I was beginning to feel as if it would never happen!! I am so excited to see everything starting. Congratulations and hoping for a smooth process. Would love to hear how your build progress. Re: Building with Wisdom Homes 1282Sep 29, 2015 6:50 am ![]() Razr, have you had your tender presentation yet? We were told when we paid our tender deposit that consultations have been moved to earlier in the process in order to speed it up a bit. It is now competed in Stage 2 which is the tender acceptance stage. We will receive all of the booklets at the tender presentation. I am not sure if this process is negotiable... We were told that appointments are done after contract signing and not tender acceptance. Sales consultant told us we will do it after acceptance which for me is preferable but after the tender presentation, i was told it will happen after contract signing. We alsk had lots of issue in terms of our requests not being communicated properly with the sales consultant to head office. So when tender was presented, the plans that was drawn is wrong and we have to do a revised tender. There were also issues that head office highlighted to sales consultant and the SC did not informed us so imagine how surpricing it is when it was communicated to us during tender presentation. Re: Building with Wisdom Homes 1283Sep 29, 2015 6:55 am ![]() Hi all just wondering whether anyone had any success with negotiating price or inclusions with Wisdom Home. If yes then at what stage that you were able to do this negotiation, at tender stage or pre-tender with display home sales consultant? Thank you We are in tender stage. Waiting for revised tender. The estimate given by sales consultant is negotiable as it is estimate. But it won't be relevant. When our initial tender presentation happen it is higher in terms of price and anything you remove or delete, you won't get any credit. But they will not charge you for minimal changes in the house. So far nothing really. Just make sure thaf everything is in writing. Re: Building with Wisdom Homes 1284Oct 01, 2015 11:14 am ![]() Our port a loo was delivered last thursday!! May I ask how much it was to go to full height tiling on all 4 walls in 2 bathrooms and a powder? Did you upgrade your tiles from the standard range? Thanks ShuddaBeenATradie I have just this minute posted some more ![]() We stuck to the standard wet room tiles except for the accent tile in the Powder & En-suite which cost the same as the standard tiles anyway. We are building the older version of the Majestic 40 where the en-suite is slightly smaller but have incorporated the WC into our main bathroom. We felt the extra charge for full height tiling on all walls for standard height ceilings was pretty good at $2850. Funny how some upgrades you can feel are not too bad (not many ![]() ![]() Building a Wisdom Majestic 40 at Gardener's Ridge My blog: http://majestic40atgardenersridge.wordpress.com/ Re: Building with Wisdom Homes 1287Oct 01, 2015 10:21 pm ![]() Our port a loo was delivered last thursday!! We waited for over a year for our block to be registered so we had a lot of time to sort out what we wanted with the house!! I am sure we have still forgot something!! We found mistakes just as we were about to return the end panel. So hoping we got it right and will have a smooth build. Keep us updated on your progress and hopefully you will be out of admin soon. Re: Building with Wisdom Homes 1290Oct 09, 2015 9:18 pm Hi All, when we say tender expiry date, is it by that date file should move to production department from admin or is it actuall work should start on the site. Want to really understand when we are off that tender expiry time bomber. Another one, how many weeks after council approval it will usually take to get the file reach end of admin process. Thanks in advance. Re: Building with Wisdom Homes 1292Oct 11, 2015 7:29 pm Hi Everyone, We were looking at brick options and so far fancy the Wilderness Range from Austral. Has anyone used the following brick options with Austral? 1. Blackbutt 2. Blackberry 3. Rosemeadow Thanks guys! Want to really understand when we are off that tender expiry time bomber. Another one, how many weeks after council approval it will usually take to get the file reach end of admin process. Thanks in advance. It's when construction begins on the site, you have to be 100% out of admin with your end panel and building/council approvals all lined up. They will give you the exact date at the tender presentation. Mine was exactly 12 months after tender presentation because I paid an extra $3k to extend it from 6 months to 12 months. After the tender presentation you need to allow enough time to get your contract and sign it (pay 5% to pass go), go to your 3 appointments - colours, tiles/carpet and kitchen, organise a CDC/DA, get a draft panel, get an end panel. Each one you need to allow for 10-15 working days so 6 months can go by very quickly. Wisdom have been quite proactive with organising the appointments for which I've been appreciative. While we are waiting for the DA approval from council whether Draft End panel & Construction plan can be worked on in parallel or these steps are dependent on DA approval and hence can be started only once DA approval is received. If I am correct construction certificate will be requested only after DA approval is been received. Thanks in advance. Re: Building with Wisdom Homes 1295Oct 15, 2015 10:27 am Hi everyone, apologies if this has already been mentioned on here but we are just starting the process with Wisdom (we have tender presentation on 30/10) and just wondering how long is the Tender valid for and can you extend it and is that at a cost?? We have estimated date of land rego of Feb/March and thinking we may need to extend it being that is only an estimation. I was prepared for them to take alot longer to get back to us with the Tender presentation to be honest. Maybe the slowness will come after that?! I'm fully prepared for it based on what I have read from all your experiences! Building Wisdom Homes Serenity 31 Re: Building with Wisdom Homes 1296Oct 15, 2015 10:36 am Better extend. They are really slow! Our tender presentation was Nov 2014! With a bit of luck our fences will go up in 2 weeks! Very very glad we paid the extra to not get hit by an increase! Re: Building with Wisdom Homes 1298Oct 15, 2015 11:29 am No, told them since the beginning what we wanted. DiLorenzo was really slow too. Part of the problem was that our DiLorenzo lady left and nobody picked the file up from her! We had to go via council which took 8 weeks but during this time Wisdom wouldn't go ahead with anything. About 2 weeks of this was council waiting on Wisdom for more info. Then you wait 3 weeks for BAL, then 3 weeks for the draft end panel, then 3 weeks for the final panel.... In April we were told that there's no reason build couldn't start by Aug.... They only submitted our plans to council early July..... It's painstakingly slow. Our admin supervisor girl said that they are trying to work out a plan with the sales people to give better estimates. They get complains all the time!! Re: Building with Wisdom Homes 1299Oct 15, 2015 1:36 pm That's really unfortunate to hear about your delays Carix, hopefully it picks up from here. On a different note I started my build blog today after going to my colours appointment yesterday. They must've changed processes in recent months because I've felt that the pace with which things have been done by WH has always exceeded or met expectations e.g getting my drawings in 3 weeks after accepting tender, contract prepared within 3 weeks after that. My admin supervisor always gets back on the same day via email, they've been pro-active about appointments, CDC sending out letters to my neighbours etc I'm the one who's dragged my feet a bit because of KDRB related issues outside of WH and cos I've been through a busy patch at work where it's hard to take time off for appointments. Anyway my blog is here https://wisdomhomesabode27.wordpress.com/ - I decided I'd start at colours because all the tender/contract stuff is pretty dry and I'm bound by confidentiality agreements. Wisdom Homes Abode 27 KDRB - Inner West Sydney https://wisdomhomesabode27.wordpress.com/ Re: Building with Wisdom Homes 1300Oct 15, 2015 2:49 pm That's such a shame Carix. I hope the construction phase is a much better experience for you. Looking forward to following your build ShuddaBeenATradie! I have a lot of photos like you seem to aswell. Hopefully that will work in our favour, even slightly! I have such a clear image of what i want but when im presented with options I know my mind will go into a spin... Poor hubby!! The gentleman who's presenting our tender has been very efficient so far. Wanted us to come in next week, but a bit late notice with mine and the hubbys work so will have to wait a fortnight. We actually wanted this part to go slow due to financials and land rego (pretty sure our sales lady at Kellyville wrote GO SLOW on our file!). I must admit, I'm very nervous about the whole thing. And being first home buyers, there's a lot to take in... All this terminology i'm seeing, draft panel, end panel... Building Wisdom Homes Serenity 31 Can someone please offer some advice?
