I suggest to everyone to check their floor plan/slab plan. I changed it to 86mm for alfresco or porch which I think standard from other builders. 160mm would be too much step down. Building Livingstone23 with Eden Brae Homes Re: Who else is building with Eden Brae? 12423Jun 28, 2015 5:57 pm No I did not receive any call for 10 b. Did any one of you in release 10b received a call?. Re: Who else is building with Eden Brae? 12424Jun 28, 2015 9:51 pm chz dr_moebius We had our day 1 selections yesterday. I had done a lot of research on every section that we would be covering during the day. Also had done numerous visit to HOG earlier on to view all the things on displays, anything we liked or what to find out bout upgrades or general tips from this forum were noted in my little black building book. Wife had so many photos from the display homes we visited on things we liked. Then also had the houzz.com scrapbook with images ready to go. We had our 6month old baby with us also, knowing we will have to attend to her also, luckily had the mother in-law with us, which helped out abit. Started on time and somehow we flew through the 1st section - paint colours/doors & handles/driveway/cornices/kitchen stone/cabinet colours/flydoors for BAL 12.5 & feeding the baby were all completed by 1030. It felt so much longer that 1.5hrs. The Sales consulate was surprised also how quick we moved along. She then organised for us to go to each suite for blinds/aircon. each of them took 10min max. Plumbing & kitchen were after lunch which was brought forward also since we were tracking well. Plumbing we didnt take long , we asked for a bidet/handheld spray but was told illegal as mentioned before in this forum. so asked for a extra tap to be installed next to toilet was refused, asked for tap in shower was refused also. Told me i can do it after handover since it wont be there responsibility. Which wont happen, not gonna rip the tiles/walls just for a tap. We mention to everyone we meet that we weren't finalising signing anything off today till i have my day 2 appointment on the 16th july and that i can take all the quotes to the bank and play the adding/removing game to fit within our budget. They were all happy with this and made a note on there quotes bout this. Think the consultant mention that we can still change things right till the start of construction. So now the wait for day 2 We were all done by 3pm and happy we the service we received from each section. no one was pushy or demanding , they just listened to our needs and gave us suggestions Thanks for sharing your experience dr_moebius. I am not sure whether the retaining walls cost will be shared between owners on the side ? As he is also cutting and filling at the common boundaries? Please can anyone advise on the retaining walls. Moreover they need to be masonary in oranpark and also it should be timber fences and no colour bonds can be used? Did any one used colour bond for fencing in oran park? I'm pretty sure if the retaining wall is on your side ie. the low side, you pay for it. And why would anyone be using colourbond if it is not allowed? Did any one used colour bond for fencing in oran park? vc, colorbond fencing can be used as long as it is not visible from the street and yes you are correct about Retaining walls that they are to be masonary material such as brickwork, natural stone etc. For more information check the guidelines on pg. 8 & 9 on this document : http://www.oranparktown.com.au/assets/p ... Re: Who else is building with Eden Brae? 12435Jun 30, 2015 1:48 pm aas Just want to share about the slab to the alfresco. The plan sent to us shows a step down of 160mm from the house floor level. We find this to high gor us so we requested to reduce the step down. EBH change it 86mm without extra cost. Thanks for sharing. I had no idea that the step down could be changed. I have now requested for it to be changed to 86mm also. CSO replied that is ok and has noted it down, will be shown once final drawings are made. No charge either.. Re: Who else is building with Eden Brae? 12436Jun 30, 2015 1:54 pm venniechada CHz, during the tender stage , did you ask for eden brae to do your landscape plan, if so then the eco design will straightaway contact you once you sign the HIA Contract with them. The ecodesign guys have called me within one week of the contract signing. Our TP said the tender provides for a landscape plan. However, our land developer has advised there is no landscaping requirements according to them. So, we're unsure what a landscaping plan involves, and if it is necessary. Re: Who else is building with Eden Brae? 12437Jun 30, 2015 6:54 pm The more step down you have the higher your ceiling height on your alfresco will be, we have 3300 high ceilings inside the house, with the 160 stepdown to Alfresco will mean 3460mm high alfresco ceiling which will make it feel bigger Re: Who else is building with Eden Brae? 12438Jun 30, 2015 7:11 pm The other consideration with the stepdopwn to your alfresco is the possibility of water entering your house in the event of heavy rain. It is a possibility depending on the topography of your block and your neighbours' blocks. Deposit paid 3/9/14. Tender signed 3/10/14. Contract signed 22/10/14 Construction commenced September 2015 PCI 7/3/16 Re: Who else is building with Eden Brae? 12439Jun 30, 2015 8:37 pm I agree with you Marko56, the step down on the alfresco is for the water not to come inside the house. Raising the alfresco slab would make the floor higher to lawn preventing water to flow in.. Also make sure the tiles is level or slighly sloping towards the lawn to prevent the water from pooling during heavy downpour. Personally, it was just our preference not to have a big step/leap going in and out of the alfresco Re: Who else is building with Eden Brae? 12440Jun 30, 2015 8:44 pm aas I agree with you Marko56, the step down on the alfresco is for the water not to come inside the house.
