Exactly the same as us!!! We are building the Sheffield 27 ... and our original plan had 3 windows at the front and one on the side, thats what we signed. We got to our tender presentation and I asked about the facade and she said no you only have 2 windows at the front! We were totally taken by surprise. We tried to fight for the facade we were shown which was the Birmingham with 3 windows but she said because we are on a corner we can only have the Birmingham with 2 windows. Then the side window was icing on the cake so they added that back on for nothing.. Re: Who else is building with Eden Brae? 12083May 20, 2015 2:08 pm venniechada hassan_s14 The bulk heads over the rangehood and the cuperboards are important as the grease and dust gets accumulated on the top of the cupboards , so go with the bulk heads - price of bulkheads is usually 600 to 680 dollars (my friend paid recently - i am not sure why they quoated 800). i believe window splashback ( or feature window is included). Dont get any internal cupboards done such as melamite shelves. they would have charged you for wire shelves , for which you can ask the refund. Hi Venniechada, bulkhead is $646 and panel is $110. so total is $756. Yes the feature window is included between the rangehood and cooktop. thanks for your suggestion regarding the bulkheads. for the kitchen cabinets I like the semi silk laminex .... as it's more thicker then the standard once..... and to upgrade the kitchen cabinets it will cost me around $1250 ......their price is to expensive... Re: Who else is building with Eden Brae? 12087May 20, 2015 2:23 pm We have done some changes to sheffield 29 to meet our needs. we moved the bedroom2/guestroom to the front behind the garage . I will post the plan. Re: Who else is building with Eden Brae? 12088May 20, 2015 3:21 pm venniechada hi hasan what is the standard for the kitchen cabinets? vennie. Hi Vennie Matte finish is the standard for kitchen cabinets. they have three types Matte, Semi Silk and Full silk. We both liked the full silk ones but there are double the price of semi silk. If you go to Home Option Gallery on the ground floor at the back you can see lots of laminex options. For the semi silk they have limited options. Re: Who else is building with Eden Brae? 12090May 20, 2015 5:04 pm I'd say it would depend on your kitchen layout. Here is another dimension of our kitchen showing how far the cupboards come out. This shows that our overhead cupboards don't go to the bench level - hope that's what you meant Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅
Hi Lincoln35_mckinely Yesterday we had our first color appointment. Even though we were decided not to do any upgrades but we ended up with so many upgrades. We have five days to confirm the upgrades. Can you please help me out? We have window splashback between the rangehood and stove. My wife wants to have something behind the rangehood as she thinks it will get greasy afterward. What splashback you are having behind the rangehood? They have suggested us to have a bulkheads and panel behind the rangehood which will cost us around $800. Also how much they charge you to fill the gap next to the fridge niche? We got a quote for the double door tower cabinet where we will have our built in microwave and a gap for our existing microwave and 2 pot drawers in one side and the other side will have salves. To get this done they will charge us around $2000. Oh!! They are also checking the price to continue the Fridge niche bulkheads over the tower cabinet. Your Suggestion will be much appreciated.
Hi Hasan We didn't get the bulkheads. I don't really mind the look without them. For our kitchen splash back we are having the tile in this picture. It isn't a standard range but is approx $16 more than the allowance. we will probably just get the slash back to run under the range hood. We paid approximately $1500 for the niche in our kitchen. Then we included a $1500 allowance to upgrade the laminate bench to stone. That cost about $700 and we used the rest for kitchen stuff. You've got time now to confirm or delete your upgrades anyway. I really only got prices on things that I was seriously considering because I didn't want to have to make too many decisions and often we think what's another $1000 in the scheme of $700, 000 + to build a house - but all the add ons add up! Did the appointment go pretty smoothly for you? I have sent the signed plans and now it is all good. They have fixed the 3rd window on the side of the bedroom. good on them. Hi guys, I was just reading your posts about the plan inconsistencies...it was explained to me thus: EBH drawings from marketing and drawings from plan/design are not the same for each home style, as each department makes updates/changes, however they don't always get relayed to the other department. So for example, when I signed my initial plan with my salesperson, the plan/design team then formed up the floor plan & had included the variations I wanted on their version of the design - which was in many ways different (had cutout walls when the marketing plan did not, etc) and so I had to go back to EBH & get all these items corrected. I thought that it sounded very familiar, when you described the missing windows... However nobody updated him that the pre requisite for thoose windows was a 2.7 inch celing height. Poor guy windows looked like bloody doors to his house. Thank god my spouse is a draftsman herself. I have delegated the task of vetting the plan. Re: Who else is building with Eden Brae? 12097May 21, 2015 10:12 am Wow...$75 just for the batten holders. Plus the cost of getting lights/downlights and getting it installed? I paid the electrician $28 per downlight for installation, and another $25 for 11W LED Downlight kit - dimmable ones. So it was quite a decent saving considering I had ~60 downlights in the house. VennieChada, You can certainly get provisions done, and then get everything done post handover. Comes down to how urgently you want to move into the house. Either you pay for convenience or getting it done cheaper post handover. I was in no hurry to move into the house...so got quite a few things done post handover. Things like aircon wasnt included in the promotions for me...so I was paying full price(12k) for ActronAir Classic aircon. Got ActronAir Platinum Plus for a cheaper installed post handover...so that was a big win! Re: Who else is building with Eden Brae? 12098May 22, 2015 9:19 am VennieChada, it's definitely much cheaper to just get provisions done and get those electrical components done after handover. But like kellyville75 mentioned, it depends on whether you're after the convenience or cost. Personally, we got most electrical done during the build for convenience (and warranty reasons too). It obviously cost a bit more, but for us personally it was worth it as we can walk into our place at handover without the worry of organising a sparky to do it all etc. Only electrical components we didn't get during the build was ceiling fans and pendant lights in the kitchen over the bench tops. We got provisions for them instead, as they were not urgent. Same with the pendant lights. Wiring is done and there is some timber noggin in the roof which has the wires (or something like that) so when we want them installed, the electrician just has to pull them through the roof and install the lights. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial I built with EB back on 2009.
