I have no idea if this is what i like. The only thing i know is i need white light and not yellow and need bright lights not dim. so i think more watt and more lumen is better or is this more than sufficient. Re: Building Lexington Belle Q2 with Henley 124Jun 22, 2015 3:19 pm I have no idea what they look Like. I have read that some people have upgraded to brighter ones as they felt these were too dull yet others have said they think they are fine. You can see them at cosham I believe or if you have an electrical apt. We didn't have an electrical apt. I just got them and will worry about it later if they are not bright enough Re: Building Lexington Belle Q2 with Henley 125Jun 29, 2015 6:41 pm Tender finished. All Done. Not sure whats gonna happen. No worries. Ours changed and we were lucky that the builder still agreed to remove that extra cost. We kept some of it though cause they added sarking and a whirlybird on the roof for BAL 12.5 and we didn't want to remove them. Re: Building Lexington Belle Q2 with Henley 129Jul 15, 2015 1:20 pm Hi Joea, how much did Henley charge for the sarking Re: Building Lexington Belle Q2 with Henley 130Jul 15, 2015 1:32 pm TiVeena Hi Joea, how much did Henley charge for the sarking We built with PD sorry. Re: Building Lexington Belle Q2 with Henley 131Jul 17, 2015 1:21 pm Valuation came in low. land is ok but house came in 27k less. I think because of upgrades. Re: Building Lexington Belle Q2 with Henley 132Jul 17, 2015 1:52 pm did you go through a broker or straight to your own bank? I don't think your house is too much, we are building the Monterey Belle Q2 for $320 and our valuation came in over, we can borrow 100% of construction costs but we are in an old established area (KDR) so maybe the newer estates are harder to get a higher valuation ? Very frustrating. I would at least try one other bank and see how it compares. They value at what will they get of the house in case client defaults. And that price is usually conservative. I would recommend you to see a broker who can recommend you a different bank( with different valuation company) because lot of banks use same valuation companies. Its hard getting right valuation in new areas but changing banks can make all the difference. You can order a valuation before you apply for actual loan so you do not get too many hits on your credit file. Re: Building Lexington Belle Q2 with Henley 140Jul 17, 2015 6:43 pm Did they not value it as a house and land package? Good luck with Bank of Melbourne, if not, i'd do what Dreamz said. Find a good reputable broker, see if he can recommend a bank that'll be more lenient, and maybe even look into a private valuation and see what they value it as.. at least you'll have more to back your argument up if you've got a private valuation much higher than the banks.
