I looked at M3tricon but too expensive when you do their upgrades. You will find there are quite a few here who are building the Brookvale. I am still tossing between the Marriot and Biarritz. I have not seen the Brookvale, will be going to Keysborough sometime to check it out. Could I ask what you liked the most with the Brookvale design? My kids are still young, 4yrs & 6 yrs so not sure if the Brookvale would suit us. cheers, Qas Stage 11 Re: Alamanda Estate - Owners Forum 123Aug 06, 2009 8:26 am Qas, With regard to the brookvale we fell in love with it straight away, we loved the open feel of the family, kitchen & dining area, and I feel that PD do the best cinema rooms, and this one was perfectly located and sized. We also liked the fact that ours kids (2 & one on the way) will be able to grown up in the house, have their own space when older and have enough room to be kids. I was wondering if anybody knows if there will be clubrooms for teams located at the oval in Alamanda. The set up looks great, with the football, netball, soccer etc. thanks Whilst I cannot say 100% if you look at the plans for the Grand Park there is some club/function rooms facing the oval. After doing a quick search in the forum, i read that PD will not let you dig out the area for the pool first. Which could make it really hard to do later if there is no wide enough access. How wide access do the pool guys need? Also, how close to the house and to the fence can we build the pool ? As for distances, the pool people always quote the "angle of Repose" which is the distance from the house foundations to the depth of the pool (google it). Hello neighbours! I emailed Joel the other week RE a title update and why stage 12 seems to be coming along quicker than the other stages before it. He advised that stage 12 has been an easier stage to develop and may in fact be finished before stage 8. He also said that Stage 8 is still on track for a late Sept early Oct title. We prefer render the two pillars of the portico, if that is not enough, plus the two side brick walls next to the garage door. However, my admin said, they don't know if it is enough or not. All they can do is to submit it to the developer and see what they say. My contract appointment will be next month. So, I don't know it is their job responsibility to find the answer, or, I need to do the research myself? After the contract signing, if it is less than 25%, it will be my responsibility to render more with extra costs. And, our facade will be changed to another look we don't like. We have a block on carpentaria and a beer and bbq sounds great! It looks like lap pools are in at the moment, as we're signed up to have a lap pool installed next to our alfressco. Our builder submitted our plans and colour schedules to the Alamanda design board themselves, we didn't have to do anything about it. They did it before we finalised the contract so we would have had the chance to review anything that required a change. For example, we have been asked to change from Bonaire evap cooling unit to Brivis Slimline eevap cooling unit. However, i have to say that i am surprised to see that many houses in Alamanda were still able to use the bigger squarish Bonaire Evap cooling Unit although we weren't allowed to.. Maybe you can ask your builder to submit the documents before you finalise your contract? There are lots of people building with PD at Alamanda, and they would've gone through the same thing as you. Maybe your CSC can enquire with the PD section that takes care of getting the design approval? Good Luck! [i]We built in Point Cook and are loving our new house. She still insisted that we would not get the answer until the contract signing date. There is no extra charge if the plan cannot be accepted by the design board. Sounds ridiculous, I don't think PD will not pay for another plan drawing. Good luck to you, dreamhome, which stage are you in?
