I am just wondering which stage requires the private inspector to inspect most? just wondering whether Frame stage needs to be done? or i can just do pre plaster? any advice please? Each and every stage. Can't inspect the frame with the plaster on, and it's cheaper (and far less stress) to fix early. We are really grateful that PD has done the right thing by us and installed the retaining wall. Well done! Re: Porter Davis homes 11646Jul 15, 2015 10:53 am We received work (ball parkish, so I am not holding him to it) that we should be ready for PCI around late Sept, early Oct. Gulp! That is not far off! Re: Porter Davis homes 11647Jul 15, 2015 10:54 am And upon your 350th post, you become a 7 star gold member! Re: Porter Davis homes 11648Jul 16, 2015 10:11 am New blog post; http://buildingdownunder.blogspot.com.au/ It's hard to believe that our HIA contract final date is the 20th Jul. I reckon we have at least 3 or 4 more months of build time left before we'll get anywhere close to handover. I'm having my doubts on whether we'll even be in before Christmas or not, but it's good to see that things are moving on the build and in the right direction at last. My partner are planning to build the Charlton 33 on a block of land we are in the process of purchasing. Very excited and slightly nervous! One thing I'm curious about are the private building inspections people are having done. Our sales consultant told us PD engage a private building inspection to inspect the key stages of the build. They also said we are welcome to attend the inspections and do a walk through of the property with the building inspector. Is this enough, or should we get our own building inspector for each phase as well? After hearing thousands of horror stories around building in general, I really want to minimise the risk of any nasty surprises post handover! Get your own private building inspector. PD's 'independents' are not truly independent. If you read through the forums you will figure out exactly why. Cheers! I should point out, that it only minimises the risk, it does not totally remove it. There are lots of stories here where PD's inspector has picked stuff up that your own private one did not, and visa-versa. So, you can only do the best you can with two sets of eyes looking over it. Do you guys get to the see PD inspection reports? I asked once and was told that I wouldn't get to see the reports and that any issues identified would be rectified without me knowing. I can't imagine for one minute that my whole house worth of bricks and sisalation would have been taken down and started again from scratch if it wasn't for the fact that I had an independent inspector involved. Nope. I was told of a few issues that were recitified. And strage though it might sound, it's not relevant, at that point, it's an internal PD issue. The work is carried out internally. However, with your own, external inspector, it's different, as that is really the only stage that you make specific directions for specific rectification works to be carried out. Re: Porter Davis homes 11660Jul 18, 2015 4:08 pm Cross posting for more exposure Curious, if PD say $387K would budgeting $600K be enough to finish build, upgrade kitchen, demolish house and extend living area? What is a 'safe' number to budget? What do most people end up paying for a most the frills build? Still trying to workout if KDR is for us or an established home. With a young family and my husbands long hours, stressful job we are leaning towards established build but not sure. We wouldn't want a cent spent more than 1.8 million including land. check out the facebook page Building with Better Built - it helps! But i've heard both builders are fantastic. 1 160075 Yeah, that’s fair to be uneasy about it. We had similar wording pop up early on and our conveyancer pushed back hard. A few things were amended once we queried it,… 3 2640 Hi paul smith, Did you go ahead with Dezire Homes? I am in the market now and was looking for some feedback? Thanks 4 176470 |
