We were meant to get stairs from the alfresco down to the yard which didn't happen either. I assume the lower roof doesn't get installed until after the scaffolding comes down. I don't understand how they get to lock up without the garage roof being installed ? I've noticed some of the 2 story houses here the scaffolding doesn't come down until forwards the end. For those doing these things after handover - how are you funding it? I thought you could provide quotes to the bank and they'd add it to your mortgage? We are getting our driveway done through m. Had the option to do landscaping but said no to that. We are hoping to get blinds through them, but it all depends on how much more expensive they are in comparison to the other quotes. I was at our mortgage broker this morning, and she said that if there are any other things you want to add to the mortgage they needed to be added prior to the final valuation, as they wont add them to it afterwards (unless of course you've got enough equity in it all)... __________________________________________ House/Land Package Purchased:02.02.15 5% House Deposit Paid:17.03.15 10% Land Deposit Paid:18.08.15 Land Registered: 04.17 Slab Poured: 15.08.17 PCI: 17.05.18 Re: Masterton Homes - The next thread 4.0 11406Jun 15, 2016 11:05 am sachapman1084 Saltwater71 Hi all, I haven't read our contract properly but I'm pretty sure that M don't do driveway/landscaping, and almost definite they don't do fences and blinds. Thanks sachapman, are their prices reasonable for driveway? when does it come up as an option? so if u want add things from external vendors you can just add the quotes into the valuation for the bank? I'm surprised by all this tbh...I had planned to add on those costs to the mortgage (I expecting it all to be approx. $40k) and we def can't afford that if it's not on the mortgage :/ Re: Masterton Homes - The next thread 4.0 11407Jun 15, 2016 11:07 am Saltwater , everything that M do is cost plus 27%, so we are getting driveways, retaining walls etc done after handover. Funding it out of pocket. S-VE, sounds like your build is progressing well. We had a package so the driveway was always included.. With most things there are increases in prices, but we've weighed up each one and decided the difference in price was worth just having it done. And the more they do, the more falls in that insurance period. We've had a lenient budget so have been able to just go with the increased prices. And through it was easier with the bank if they all came under the 'house price'.. But it def needs to be added in before final valuation. This can also depend on the bank. As to how they value the house. We've gone with anz for this reason alone.... __________________________________________ House/Land Package Purchased:02.02.15 5% House Deposit Paid:17.03.15 10% Land Deposit Paid:18.08.15 Land Registered: 04.17 Slab Poured: 15.08.17 PCI: 17.05.18 Re: Masterton Homes - The next thread 4.0 11409Jun 15, 2016 12:46 pm Hey Gibson, did your plans look like this? Just forward what the bank requested to M. It happened to us too and M adjusted the payment schedules. Not exactly as what the bank requested but it's been approved by the bank anyway. The roof looks a lot darker then what we thought it would. Hubby likes it, I'm on the fence. I think it will look okay with the surfmist garage door and surfmist from parapet. As long as the LVR and serviceability are still good, it shouldn't be a problem. We needed to submit a budget showing what the additional funds were for and they wanted quotes for as much as we could get.
