Browse Forums Building A New House Re: Building with Kurmond Homes 1122Sep 01, 2015 12:52 pm Oh next question.... How long does it take to dry before the walls can go up, yep my mind is always one step ahead! And not that I am anywhere near the end but does anyone know anything about occupancy certificates?? We have outside pine stairs at the side of the house to do after hand over so I think we have to get a interim occ cert? Does the landscaping have to be complete before the final occ cert?? Re: Building with Kurmond Homes 1126Sep 01, 2015 7:47 pm Hi Big Mama, yes we paid the deposit over the weekend so I am officially one of you! I'm excited and nervous all at the same time. It will be great to watch how all of your builds progress to get an idea of the process. Ses78 I'll be paying particular attention to yours : ) Re: Building with Kurmond Homes 1127Sep 01, 2015 8:02 pm Congrats ses78!, it's always exciting to see the first major piece of work completed Don't worry about how long it takes for the slab to dry, it will be cure well before your frames go up. 27 days since slabbed and still waiting for frame. Re: Building with Kurmond Homes 1128Sep 01, 2015 8:10 pm quach128 a whole month??? wow that is amazingly slow but on the upside you know your slab has cured properly. Can imagine your patience it being tested to the max. but hang in there, the brickies should be free by the time you need them mishbut Welcome to the journey. Be sure to update us as you progress Re: Building with Kurmond Homes 1129Sep 01, 2015 8:37 pm Thanks everyone!!! Big mama, I originally thought that everyone was up that high that was having the hydrolics etc but nope just us. As the council has deemed us to be in a flood path the house has to be raised above any potential water levels. This is also why it has taken so bloody long to get to this point as the foundations to hold that huge slab have been quite demanding on the workers. Quach128, what???.... 27 days!!!! what excuse have you been given for such a long delay???? It better be a good one! Mishbut, welcome to the group... Officially. You have joined at the perfect time, you shall learn from my mistakes and better your build hopefully. Are you still going with the forest glen? It has been hard building off plan, it would of been great to have a display house version to look through to get a better idea of room sizes etc etc so feel free to use my future photos as your very own display home Re: Building with Kurmond Homes 1130Sep 01, 2015 8:58 pm Our SS said there was an issue with the timber supplier (Bunnings Warehouse), exactly what it was they didn't disclose. My instinct tells me they forgot to order the timber and steel when they were suppose to during the period between the peg and slab. Mind you that also took around 30 days to turn around. Patience is being tested big time, I thought pre-construction was bad... I'm officially 2.5 months into construction and still only have a slab. I really hope things will speed up. Our csm assures me that they will catch up on delays, and we will be in by March 2016. Re: Building with Kurmond Homes 1131Sep 01, 2015 10:34 pm Not that it is any consolation but we have just hit 4months in construction and just got slabbed, but I feel your pain delays really do suck!! We are looking at March next year too. It's gonna hurt when Christmas comes round and our houses are sitting there doing nothing over the closed period but unfortunately we just have to go with the flow even if we don't understand why things happen, or better still why nothing is happening. Fingers crossed that the frame fairy makes a delivery very soon.
Today's invoices bring quite a few queries along with them.... Did everyone else have amounts to check on with variations? It seems some things are being charged for twice and some things that have been cancelled along the way are still being charged for. Including a provisional amount for 'fill'(dirt brought in) from the tender which is still currently being charged for but we had no dirt brought on at all!!!! Re: Building with Kurmond Homes 1132Sep 02, 2015 6:43 am Ses_78 to this day I have still been charged for 2x doors on the ensuite wc, there is only one entry, not sure where they think they are putting the second door??? also tiger tails for overhead wire protection, considering I had to have the wires relocated before they would take over the site, I have been told that the credit for these will be adjusted at the end. Re: Building with Kurmond Homes 1133Sep 02, 2015 8:24 am quach128 Congrats ses78!, it's always exciting to see the first major piece of work completed Don't worry about how long it takes for the slab to dry, it will be cure well before your frames go up. 27 days since slabbed and still waiting for frame. Unfortunately I can beat you ses78 on the slab wait (not that I want to win on this type of thing ). Slab poured 2/7, frames started 13/8 - 42days!!! Frames are still not complete!!! Re: Building with Kurmond Homes 1134Sep 02, 2015 8:28 am quach128 Our SS said there was an issue with the timber supplier (Bunnings Warehouse), exactly what it was they didn't disclose. My instinct tells me they forgot to order the timber and steel when they were suppose to during the period between the peg and slab. Mind you that also took around 30 days to turn around. I was told a similar thing about frames, plus some BS about how the engineer didn't like the design of the roof trusses. Peg out 12/5. Slab 2/7. 51 days!! Re: Building with Kurmond Homes 1135Sep 02, 2015 8:34 am Ses_78 Today's invoices bring quite a few queries along with them.... Did everyone else have amounts to check on with variations? It seems some things are being charged for twice and some things that have been cancelled along the way are still being charged for. Including a $10grand provisional amount for 'fill'(dirt brought in) from the tender which is still currently being charged for but we had no dirt brought on at all!!!! I have enquired on a bunch of my 'provisionals' that have not, or I am unsure of, that have been done. Sent them an email about it on 5/7 and advised that I wouldn't be paying the variations progress payment until it was adjusted. I still haven't heard from them and no one is chasing the money. It does stipulate in the HIA contract, that if work is not done during a particular phase, that the builder must adjust the progress payment to remove the item, before payment is required. Ses_78, hold out on progress payment on them until it is adjusted. You're within your contractual rights!! Re: Building with Kurmond Homes 1137Sep 02, 2015 8:41 pm Ses78 With your slab being so high they must have brought in extra fill to raise that height. Mishbut Welcome buddy! We wanna hear everything so please post often. Return to Shire You seem to have had a terrible trot, poor thing. What reasons were you given, if any, for the substantial delays? Guys Regarding double billing perhaps you will find there was an "allowance" in your tender and when they work out the final exact price you get the invoice. Maybe. Ses Maybe the frame fairy will leave 20c under your pillow. Although frames would be preferable, eh? Re: Building with Kurmond Homes 1139Sep 02, 2015 10:19 pm Hi everyone building with Kurmond, My wife and I are considering the Bronte 32 from KH. Can we please have your experience feedback if you have built and/or building. I don't think there is one company with ONLY good positive feedback. We choosing between KH, Rawson, Wisdom and Clarendon. This forum has been good in giving answers.. but not necessarily what you want to hear when you about to spend $$$ with these companies.. delays, paperwork mess, paint being below standard. Cheers FirstHomeBuilder2015 Re: Building with Kurmond Homes 1140Sep 02, 2015 11:16 pm Hi FirstHomeBuilder2015 Suggest you read through the forum. But no build is without it's challenges/delays/frustrations/extra costs no matter who you build with. Do your homework and go with who you feel comfortable with. We are now approx 12 weeks out from completion, all going to plan, and I can say that, so far, the workmanship on our build has been great, which in the end is the main thing. Best of luck with your final decision and impending build I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 109681 Hi there! Putting the feelers out there for those who have (or almost) built with Arli homes! Interested in your experiences who've built from their stock home designs… 0 26677 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 25848 |
