I have heard theres a bit of delay as STOCKLAND Elara is struggling to get drainage to Riverstone as it runs at a bit of a slope. He mentioned to me that he is selling 375sqm land for 500K. I was surprised that it has reached closed to 500K. Apparently there's a delay in connecting sewer at Riverston which is causing delays. They are still waiting on couple of council approvals - hopefully that will be completed within next few weeks. I was having a drive around The Ponds on Sunday to get some colour ideas. My wife and I really liked the look of this house. http://i.imgbox.com/7fPSFTI9.jpg (sorry if this is your house. I blocked out street numbers etc) We are having a balcony to comply with the porch depth requirement set by Elara, so was specifically looking for styling of balcony against rest of house. I like what they've done with the different bricks for the balcony. Anyway, do you think Stockland would approved this? It's not quite as ultra-modern as other designs, which is good, as we aren't huge fans of the ultra modern look. There are some balcony bricks that seem to have a slightly different colour in this picture (not sure if that's just the lighting) - they won't allow this, it needs to be uniform. We're building with Eden Brae and also like the look of (ultra)modern. PGH Cement got us really close to that without completely breaking the bank. I am aware the bricks need to be solid colours and smooth, so I'd choose a brick as close to this that will comply with Elara's standards. I just edited my initial post because I realised the wording was poor. I mean to say we're not a big fan of the ultra-modern look, we like more of a traditional vibe (as traditional as is possible in a new estate. Modern with a traditional touch). You're definitely allowed to have different colours (eg we have a Moroka finish for the balcony that is different from the main house brick). But I'm not sure how two types of brick will be evaluated. Probably best to review the guidelines or give them a call? Note that in the end, you'll have to submit your external colours to Stockland and they will review the combination of colours used for brick/moroka/facade/garage door etc for suitability.
