I've also asked for three more external wall lights along the front side as we're on a corner block and need street appeal. We realised along the way that we've gone from building a "first home" to building a "family home" (not quite the "forever home"). But we're planning to stay here a long time so it's worth the investment... we hope. Variations have been returned for colour, electrical, tile and structural changes - we spent less than expected which was a bonus. The bank has recieved our signed mortgage docs, just waiting for ACC and start date now. We've got a retaining wall to construct and I'm keen to do something hands-on for the house. Friends of ours are building with Burbank two houses down from our empty block and they're at lock-up already - so I'm really keen to get started. Make sure when you do your electrical pre-wire walkthrough you tell the electrician that where you want the lights is where they are positioned on the plan. Otherwise, those lights you have in the hallway will not be off center, the electrician will center them. The Clipsal plan is generally considered a "rough" idea. So they will make assumptions and won't contact you if they don't know. Then I called the council chasing a rates notice that we should have received by now - but it turns out the bank never lodged paperwork for title transfer so we don't even officially own the block yet! WTF! We've been making repayments on it since December. If I hadn't called the council we would never have even realised. I wonder what else can go wrong. Maybe we're cursed? I think it took us about 7 months from settlement to start date with some dramas along the way but not to the extent of yours. Since our construction has started we've been through 3 different site managers now. Hopefully they sort themselves out before your scheduled to begin. We had the same issue with our land manderinne, way back now, but it wasn't registered in our names and we had paid our first rates notice under developers name with our name below and received our second notice same thing. I thought that is odd rang council they said it can take time for it to change over their end, but 4 months a little ridiculous look into it they said. So I contacted the bank & lands title office and yes not registered in our name, lands title had not received correct paperwork from bank so it was just sitting no one was doing anything about it. So they needed a big kick up the arse, I contacted my solicitor to proceed to take legal action against the bank, as technically my solicitor basically said if developer were to go bankrupt that land is still technically his, in just over a week the bank sorted everything out with lands title and it was in our name. Why do we always need to go down these roads, why cant people do things correctly the first time and if not communicate as to why not.... Unfortunately I can relate all too well We had so many dramas with the bank in particular I was ready to pull the pin late last year. As Dori would say "Just keep swimming", you'll get there in the end. We're finally on our way (slowly with this damn weather) and can see the light at the end of the tunnel. The admin side was such a crappy, stressful time for me, but now that construction has started it's much more enjoyable. Browndog, it's incredibly heartening to hear we're not alone in dealing with this issue. Our solicitor also said it has been known to happen with banks dropping the ball. Our broker is working to fix things but it will set us back another week or so, maybe more. At least Coral is ready to go. Hopefully will have an update with some good news soon. They got to the final stages of issuing the ACC and realised they stuffed up the valuation! So ordered another valuation, which came back different, so then we needed new mortgage documents. So so frustrating! But you will get there and it will be so worth it when you're living in your beautiful new home. We got our construction plans in the mail yesterday - complete with 9 errors. If it's not one thing, then it's another with this build! Sent a hasty email to HO this morning to get these fixed before our Friday start date. We also met with our neighbour to discuss retaining walls and fencing. He's building with Metricon and had his site cut last week. Unfortunately the cut/fill was a bit extreme, meaning our retaining wall will have to double in height and cost thankfully, he's happy for us to design and build the wall ourselves and go halves in the cost. Good news you got them, 9 errors eh I would expect no less Concrete sleepers are great and last forever, we would have done them but didnt have the dollars. We built block wall, versa wall blocks, 60 meter wall at 850 high that was fun looks good. We did cut, retaining walls, fence everything ourselves. Thats all been done now for a couple of months, just need a bloody house to go in We picked a couple of black fans too, look good I think. You must be excited Friday start Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
