We went to a Beaumont Tiles shop today and just about all of them were red stickers. I think I found 3 that werent.... thanks! Re: Coral Homes general build thread 102Jan 06, 2015 3:33 pm Don't look at the stickers which are on the tiles. You need to look at the colour of the stickers on the shelf on which the tile rests. I tended to get confused too as the Beaumont price sticker was red, but then there was an alternate sticker with either silver, gold or red (which is the tile class). It might be different between packages, but we had a choice of both the silver and gold range as we had wet area and main floor tiles included in the contract. Had we just gone with the wet area tiles, the standard selection would have only come from the silver range. We ended up staying within standard selection mostly, with our only upgrades being the splashback tiling for vanity and kitchen and an upgrade to mortar colour for the shower. Re: Coral Homes general build thread 104Jan 06, 2015 4:58 pm We had errors in our tender and were told that they can be fixed later but a new tender should have been redone. With a contract it is easier for them to have u sign it and then they can do contract variations with no fee as we have had at Least 8 variations after contract that we had to sign and agree to. I think it's more of a legality thing that they can't change it without your permission and it costs money to redraw contracts. With the finance part I don't think any builder would proceed with out complete confirmation from a lender that they will get paid. You are correct, if you are looking at the sticker colour. Silver = your only range to choose from if you are getting Coral to do nothing but the wet areas of your house. These are generally small, ceramic tiles, non rectified. So basic of the basic. You can get Gold tiles in wet areas if you are not getting the main floors done by Coral, but you pay extra, Likewise with red. If you aren't getting main floors but want gold in the wet areas then i say go for it. The extra cost is generally pretty minimal and in the grand scheme of the house, only a drop in the money bucket. Gold = If you get Coral to do the main floors as well as the wet areas then you can choose from the silver or gold range. There are no costs to yourself if you choose a tile from the gold range as long as it is a ceramic tile. There are some rectified porcelain tiles in the gold range, however you will pay extra to have them laid. It was $45 per sqm for myself to lay rectified porcelain tiles. In a nutshell, if you get main flooring done with Coral, you can choose silver and or gold sticker tiles, including rectified porcelain and there will be no extra cost to purchase the tiles, however there will be extra labor cost to lay porcelain. Red = Extra cost to buy the tiles and possibly extra cost to lay them. If it is rectified porcelain then you are looking at both extra labor and purchase costs. When i did tiles it was as follows: $45sqm extra for rectified porcelain, and the wholesale cost minus $30 (per sqm) in purchase costs. So if i chose a red rectified porcelain tile that was $40sqm to purchase i would pay: $40-$30 = $10 + $45 = $55sqm If you choose a red ceramic tile (I don't think there are any) then you only pay the extra cost for the tiles, no extra labor. Some special tiles though will cost you even more for labor. For instance marble tiles ($200/sqm) will cost you extra labor costs above the $45sqm, but i am not sure how much. The figures may have changed since i went through the process, so always ask Beaumont for details. Sales rep at Coral will have limited knowledge of the ins and outs of tiles as it is all outsourced to Beaumont. We are at standstill at the moment with the constant rain of late. We are half way through retaining walls and the slab was supposed to go down early next week. Now, providing the swimming pool our site has become dries up. Retaining should be finalised this weekend and Coral go back in for drains early next week. On the plus, as I am overseas for work at the moment I was supposed to miss slab day. Unfortunately we keep getting small bursts of rain which only serve to top up the puddles across the site. I'd love the slab to go down after the 16th (that's the day I land back in the country). But certainly won't complain if it goes earlier. Yep am pretty lucky to get an o/s trip for work. Even better the conference is in Anaheim - right next to Disneyland Will be sure to get some snaps - mind you the other half takes enough for both of us! Where does the cruise take you? That's good to know they are happy to butcher their designs (because trust me I have!)... i was worried I would offend someone! Did you find that there was a huge cost to changing the floor plan? They said about $700 for each additional 1m2 of floor space but I am starting to learn a bit more about moving walls on the lower floor potentially requiring the top floor to mirror the changes and I am worried this design we have come up with is going to be unaffordable. It still amuses us that it is called a 'Winton' on our plans! Our Final plan ended up about 6m2 larger than the original but at the same time we added other extras which once all bundled in, brought our new base house price to be $10k higher than list. This is single story so no worries about what repercussions go on for upstairs. You should check your detail drawings, it may show downpipe within brick pier. 14 14731 Ask the council if there is a chance of getting build over easement exemption.
