Browse Forums Building A New House Building a Sunnydale with Clarendon - weeks 34-38 101May 13, 2012 8:47 am The last two weeks have been extremely slow on site: save the gas company putting in the gas meter and the garage door (but not yet fully installed): more of that soon....could have been due to some bad weather and/or a change of site supervisor (due to Clarendon winding down operations in Melbourne)...who knows... What happened before then.... The Termiguard was installed...to protect the house against termites! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The garage roof got tiled.... There are going to have to do something about the tiling to the backbench now...but I am sure they will get onto it. And now for the garage doors.....(sign saying that it is still not fixed!) Possibly due to getting a new site supervisor and him becoming familiar with all the issues involved with our particular build. We should now be fully on track now and we can get more progress happening. We finally got to lock-up with the last piece of the external being attached to the walls! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ One of my concerns has been a bowing above a window in the master bedroom. They have already ripped off the cornice and attempted to pack between the top plate of the frame and the trusses. Still not good, they are having a second go at it (persistence does count sometimes) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ On initial viewing, the ceiling is looking a lot better. We will see when they put the new cornice on! There has also been some sanding of the stair balustrade, adjustment of hinges and even the first internal house clean! (Apparently, the house gets about 4 cleans before hand-over!) Not a long way to go now! The final basin and kitchen sink was finally fixed and fitted Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This means we are finally at 'fixing'...now just waiting for the bill to arrive! The tap is going to be replaced with a vegie sprayer...but apparently this occurs at completion. We had some heavy rain over the previous weekend and the storm water outlet overflowed. Speaking with the site supervisor, he suggested there was a blockage between the outlet and the barrel drain somewhere in the street. Getting my plumber there to investigate the problem it was soon found...the storm water isn't connected! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Just something else they need to sort out! I too will be building the sunnydale, but am still at the initial stages of designing the house. I have noticed you have made heaps of changes to the original sunnydale, some of which I have added to my design Thanks to your blog I can get a sense of timeline. Do you have any tips to share? And did you get any "freebies" included in your contract? Building a Sunnydale with Clarendon 107Jul 16, 2012 8:35 pm Thanks Kelli. In terms of things to add, there is a great page "things you forgot" http://forum.homeone.com.au/viewtopic.php?f=31&t=5823&hilit=things+you+forget Know your contract inside and out. Get to know your drawings because once you sign off, everything goes by the contract, right/wrong or otherwise. If it is in the contract, they have to do it. If it is not in the contract, or incorrect in the contract you can be stuck with it, without a variation. Understand the little details like an overhang, a lip over a bench, tiling drawings does the downstairs have eaves or not, are lights in the right spot etc....double and triple check everything. Go to the Consumer Affairs website (or equivalent in your state) and understand your rights and stage payments. http://www.consumer.vic.gov.au/housing-and-accommodation/building-and-renovating/buying-and-building-process Get on site as much as you can. Measure things up with your tape measure and spirit level (particularly the frame) and have someone in the know come and check. Meet the tradies where you can, particularly the electricians to make sure the power points and other stuff is in the position where you want them to be. Go to the Building Commission website (or equivalent in your state) and download the "guide to standards and tolerances". http://www.buildingcommission.com.au/resources/documents/S+T_GUIDE_07.pdf There weren't really any freebies (I don't think that there really are freebies!), but I do recommended that you take the upgrade packages. They are usually good value. Are you outfitting it yourself? I'm not convinced still of the standard Sunnydale 3 door sliders (standard) and was just curious as to your design... Building a Sunnydale with Clarendon 109Jul 25, 2012 10:04 pm I don't really have many pics of the robe, except for the one a few pages back. It is a walk-through robe, based on the display home Clarendon had, rather than standard robe that you see in their standard plans. I have posted a copy of the plan back on page 1. It isn't a standard room, with bulk heads and air-con voids going through it. We decided to get a few wardrobe people to measure and quote and give ideas about how they would fill the space. After that we decided to go with Stegbar. Their sales guy had the best ideas in terms of functionality of the space and whilst not the cheapest (even though close) they appear (on paper) to represent the best value for money. We will see if all that is true once they install the robes after handover!
