I'm subscribed to your thread but haven't had a single email to since last year. Everything is looking fantastic!!! You should be so happy. You're undercover balcony is excellent! Can't wait to see the next installment of pics - plaster and kitchen soon!!!!! Re: C&T Rose - Bricks cleaned and roof almost complete!! 102Jan 11, 2010 2:28 pm lizzy stardust Lex ...this week seems like rain, rain and more rain for Sydney Oh I hope not!! We got a portaloo on our site this morning so I'm hoping we might get a slab this week! Or at least prepped for one. Congrats on your loo, lizzy!! Well, at some point last week they "saw" showers even for today - so I really hope we get lucky and they delete these awful defects post-Tuesday Monday: Fine. Increasing sunny periods. Tuesday: Fine. Mostly sunny day, some cloud increasing later. Wednesday: Chance shower or thunderstorm. Thursday: A few showers. Friday: Chance showers. Saturday: Chance showers. Sunday: Chance showers. On a good note, it should be dry and cosy inside the house of the Roses My signature is distracting people from my wise posts ... Re: C&T Rose - Roof complete, cladding done!! 103Jan 31, 2010 7:00 am Again.... Not too much progress to report. Roof tiles have been completed, downpipes installed, cladding finished to the area above the garage (definitely wasn't what we were expecting... we knew we had 'upgraded' to Hardies hardiplank but assumed it would come in a readymade sheet - but no, our poor carpenter had to measure and cut every 'board' and nail it all in place... poor guy!) http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0058.jpg http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0059.jpg Framing inspection won't be for another 2 weeks, and still waiting for the eaves to be finished. My stairwell window is still wrong... and I realised that they put the doorway on the wrong side of the powder-room so that when you open it you see the toilet first rather than the ensuite.... thats gotta be fixed! It'll drive me mad each time I see it. And I love my new camera.... thanks DH... I think your colours are looking really nice. Any idea on how long until lock up? Re: C&T Rose - Roof complete, cladding done!! 106Jan 31, 2010 8:03 am Thanks TM and BADH! No idea on timing for lock up... there's quite a bit of work to be done before then! But definitely looking forward to seeing the house come together! I also forgot to include a photo of our lovely gumtree out the front! The outside work is a bit of a pain as there seems to be lots of different jobs they have to finish but don't worry you will be at lock up in no time! I looooove that flowering gum tree...just showed DH & that's what he would like to plant. Your lucky to have one already established. Our lovely neighbour planted it years ago (he also planted one outside his house but ours is much nicer). Its apparently a Western Australian gum that is grafted onto ?she oak so that it can grow in NSW... And your flowering gum... just wonderful. We have a gorgeous bottle brush that my husband got when he became an Australian citizen, that we were going to incorporate into our new front garden. Sadly, during the transplanting from the old house it seems to have died. That would be one of the most popular roof tiles, almost everyone chooses them. What's stage are you up to now? Still waiting for frame inspection? I noticed you still have the roof railings on? Santorini Grande Executive Re: C&T Rose - Roof complete, cladding done!! 111Feb 10, 2010 4:44 pm Hi EmoH, Having frame inspection this week this will hopefully mean we're at roof complete (stage just prior to lock-up). Have to pass frame inspection before installation of insulation and gyprock. They've actually now removed the roof railings (they had to stay until the cladding was done). So fingers crossed everything goes smoothly.... For us, the inspector only found a missing weep hole in the brick and some missing noggins between the studs. However he recommended wood planks behind toilets cisterns and plasma TV mount areas. Which was done. Santorini Grande Executive Re: C&T Rose - Unoffically at Lock up!! 113Feb 25, 2010 8:21 pm Well, what a busy couple of weeks we've had. We passed the framing inspection and all our concerns have been addressed. We then had our pre-plaster/insulation installation inspection (no pictures because camera was out of batteries = WTF!). Disaster was averted due to the quick action of our SS (straight away onto the phone to the insulation installers) much to our relief. To elaborate... We had 2 items in our tender for (i) insulation between the floors (excl garage) and (ii) insulation above garage. Seems easy? Well the insulation people had a plan that only included the insulation above half of the garage and missing the insulation under the balcony which forms the roof of front living room but it all got sorted and the insulation is in! The rush was the plasterers were definitely starting the following day so it had to be done on the spot! Fast forward to one week later.... it looks like we're at lock up. We have the lovely acqua front door - notice anything wrong? http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0320.jpg The lovely acqua laundry door - maybe I'll keep it that colour http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0326.jpg We have a staircase - how is that for desperation for photos http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0324.jpg Waterproofing is done (at least to the balcony but we're assuming wet areas as there was an empty bucket of the waterproofing stuff on the rubbish pile) Internal doors? Well there was one cut up one on the rubbish pile and one from the garage to the hallway - so we're assuming they're in. http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0327.jpg Cornices up (only small pile left in garage) and architraves started based on other rubbish on the pile.... http://i577.photobucket.com/albums/ss214/MrsRose_photos/IMG_0319.jpg Now we're just waiting for the bill... As for the front door...well....um...somethings looking a little off....can't quite put my finger on it....thinking....!!! Seriously?? So is the sidelight too big or the door too big? Re: C&T Rose - Unoffically at Lock up!! 115Feb 25, 2010 9:12 pm They're definitely motoring along at present - they've had tradies climbing over one another! When we were there looking at the insulation last week, the poor guy from Sentinel was frantically trying to put his stuff in before the insulation or it was going to take twice as long as he'd have to pull the insulation out, do his stuff and put the insulation back in. The plasterers also showed up to see if there was anything they could get started on a day early! As for the door it should be 1020mm and by the looks of it they've ordered a 1200mm... I just love the fact that they've obviously had to nail it into place with two planks of wood... We were told that they can't make the sidelight any smaller... so I'm assuming the door will be sent back and replaced with another one! they're not going to get away with 'trimming' the sides! What kind of yobbo would put a sticker on there like that... Re: C&T Rose - Unoffically at Lock up!! 117Feb 25, 2010 9:15 pm The garage door company has put their sticker on the window to let anyone and everyone know that they've been there... you know the kind "Gliderol waz 'ere" although I think their's sounds a little more official - something along the lines that they've been on-site and measured for the garage doors... And I am in love with your gumtree ! I think the front door is a no-brainer, it will be replaced 'no questions asked' (someone probably mixed up 2 and 0 when placing the order - 1200 vs. 1020). Re: C&T Rose - Unoffically at Lock up!! 120Feb 26, 2010 8:18 am Lex Oh, what product (& brand name) did you use for the between the floors insulation (if you know)?! Hi Lex, It was Bradford R3.5 fibreglass batts - the installers did a really good job putting them in everywhere - they fit them in and around pipes etc Cheers Never argue with an idiot they drag you down to their level & then beat you with experience - Dilbert View Thread: viewtopic.php?f=31&t=19733 Contract signed 14Sept Slab 30Sept Bricks laid 1Dec Lock up 26Feb Keys 10Jun 1000000% definitely add insulation.
