Browse Forums Building A New House 1 Jun 16, 2017 4:21 pm Hi All I need help. After a years wait , the work for my house started today and unfortunately I was given the bad news by my manager that they found rocks and there would be additional cost . The soil test report did not show any rocks and I was quiet hopeful that it would be clear . I am building with Metricon and would anyone be able to advice what would be the cost for rock excavation? At present itself I am over my budget and I am absolutely nervous about what additional cost it would be for me for rock excavation. Any help would be highly appreciated. Re: Rock excavation!!!! How much would it cost 2Jun 16, 2017 4:29 pm I was advised by a builder friend that most builders will tell you that they found rocks to change the cost and if my builder said that then I should ask to view the rocks onsite. He said that by the time I got to the site the rocks would have magically disappeared and they would tell us that they rocks wernt as bad as they thought and there wouldnt be a charge. Thanks mate !!! That's what I thought too. My SM told that they would not start today and magically they said that they found rocks . Something fishy there ..... Re: Rock excavation!!!! How much would it cost 4Jun 16, 2017 7:23 pm It's quite costly due to the equipment they bring in. Going through out tender we have extra allowance which may give you some idea. $5k is our provisional allowance Re: Rock excavation!!!! I have heard that they charge around 2000 AUD per day Re: Rock excavation!!!! How much would it cost 6Jun 16, 2017 7:36 pm Yeah, we are hit with the fact we can't use our cut as fill because it it to rocky and will need to bring in $16k of fill Re: Rock excavation!!!! How much would it cost 7Jun 16, 2017 8:28 pm My soil test came back with an issue, so my builder changed my fixed site costs to include a rock clause (basically they find rock I pay :*(), this was prior to signing of the contract. I was lucky they didn't find anything, but I was explained their process.. He said if they hit rock, they'd stop straight away and contact me, I would have a choice to have them keep going or to remove the rock myself. If they went ahead, they would film/photograph the process and send me copies along with costs. He showed me a pick of a mid size pile of rocks from another person's block and said that was costing $6k and would be highly unlikely they would find more then that on mine. Don't know if that helps at all. Good luck. Re: Rock excavation!!!! How much would it cost 8Jun 16, 2017 8:53 pm We built in an allowance of $10,000 for rock and we ended up blowing out by another $30,000. We knew that they would likely buy rock because of the area but didn't expect that much. Trust me we saw it and it took a solid month to break the rock up. Soil tests only go down a certain depth Re: Rock excavation!!!! They found rock in mine only around the drive way . Re: Rock excavation!!!! The rock wall does look good. Yeah it was massive. This was our second build and never expected this. We are 80m away from our first build. Certainly didn't need to retain it thanks to the rock wall Re: Rock excavation!!!! We have been in since November so the pain has dulled a little but still have an extra $30k to pay back to my dad who loaned it to us Re: Rock excavation!!!! How much would it cost 17Jun 17, 2017 12:53 pm Joker Is there any chance you could hire equipment and remove yourself or get your own person as there is no incentive to give you a good price once job has begun. Thanks mate !!!! Good suggestion. I will look at that option if they come up with rediculous prices Re: Rock excavation!!!! How much would it cost 19Jun 18, 2017 10:10 pm vanessal Where are you building? In Cherrybrook, NSW Rock excavation!!!! How much would it cost 20Jun 18, 2017 10:14 pm In Sydney, most councils don't let you cut more than a metre. Also, M do not allow internal drop edge beams of more than 700mm so I would be very concerned here also. Particularly since there is no provisional sum in your contract to provide for such an eventuality. It is very odd that the two boreholes didn't show the existence of rock. They go to at least 2 metres deep so they know what kind of piering will be required for the slab. Definately get out to site and try to see the rock for yourself. Speak to your neighbours if you can also to see if they know of any rock also. Question everything. For example, I've always wondered how M can make those luxury promotions for free. It really makes one wonder how they can remain profitable whilst other builders are going under? If it looks like a duck and quacks like a duck.... maybe it is a duck.
