We had quite a few builders offer to draw us up some custom plans based on what we were looking for in a bid to try and win the work (joys of the building downturn in Perth). We then still made a bunch of changes after that, then kept second guessing things Our sales rep was also a great help in coming up with a few of the design ideas. We originally didn't have a corner window there but he went and visited the block and then suggested it as he stood roughly where he imagined I'd be putting my desk in the office. It was things like that which I think helped win him the work. He was also a big help with the scullery design and coming up with the idea as a space for my brew fridge as I was originally going to have it set up in one of the spare rooms or my office but my wife isn't a fan of that set up at the moment in our rental. This keeps all my beer making contained in the scullery as opposed to across two or three rooms like it is at the moment Looking forward to following your build. Haha small victories on this site Yep that window is definitely gorgeous, especially your choice to not go full length - I love that bottom border.. definitely sets off your front elevation! Ah definitely won your wife over with that scullery then hahaha I'm keen to use that area to hide all my appliances! I do most of the cooking and I tend to make a mess when I do it. They bumped up our siteworks costs aswell, due to the amount of contracts having to be put out before the grant boost is reduced, the site survey hasn't been completed yet but they don't expect it to go over the original provisional sum given to us. It says the land isn't titled either?! Don't know whether to question them on that as the website and the land developer provided the title details. Oh well. Ours is on the right but we don't have a retaining wall on that side! I remember them saying they preferred to have the driveway facing north but maybe you can ask to flip? The best part of this stressful process haha Re: Our First Home Build with Commodore Homes in Seville Gro 16Jun 15, 2017 11:07 am Still trying to figure out how to add photos on here hahaha Unfortunately we have to have the garage on the right also which means it's on top of the retaining wall I think, so they have to thicken the garage slab for it to be level with the wall, hence the extra costs but no biggie since the siteworks should come under the provision. Do you have a gap between your theatre and master bedroom with the wall to allow for your plumbing? I find its easier to do it from the comp! I upload the photos first and then go into full editor and type out the post Oh well a thicker slab is good at least! I have no idea about the plumbing but I'd be assuming so they'd have to figure it out somehow! Yep because I remember them saying the block is already titled so there shouldn't be any delays.. maybe email the land agent first? That way you can forward that email to your builder! I'm sure it will be fine, your site plan should be able to give you a rough guide. The plumbers might have to go up both sides of the house just really depends on the space between the boundaries and the house. Never would have a thought a little 2 brick high retaining wall would add so many more questions to my list. I think the only retaining wall part we've got is at the back which is fine.. Glad my tips helped you! I admit I was struggling yesterday until I realised that little hack.. Re: Our First Home Build with Commodore Homes in Seville Gro 20Jun 15, 2017 1:52 pm Retaining walls can be a headache and proved a hassle for us too. Ours ended up costing us more money because they had to cut part of it away to fit the garage properly and then get it certified by an engineer that it was suitable to build on. It was a surprise cost because at first the builder didn't think they would need to do it. We could have saved some cash if we made the front rooms, garage and hallway a little more narrow but we didn't want to as it's already a narrow block. Also our crossover had randomly been completed by the developer before we bought the block so we had saved some money there anyway so swings and roundabouts I guess I'll be asking for all sitework receipts before we make our final payment though to make sure we haven't been charged for anything that wasn't carried out.
