We had handover today i guess the major issue was the roof tiles.. they have to be resprayed :roll:

They are a faulty batch .. meaning there is a noticeable color variation of some tiles. During the building some tiles were replaced but not enough to fix the problem..

B have promised in a written letter that the spray will be done sometime by September as they have to wait for good weather. My site supervisor rang them today while i was at the house and asked them to do it this week as the weather would be fine. Dont think it looks promising.

Would be interested to know from anyone on here what they would have done!.. asked for the roof to be retiled or have them respray it?

clath, firstly congratulations on handover!!!!

Whats the warranty/guarantee on the spray job? If it's 15 yrs+ i'd say you chose well.

If that's the biggest issue, i think you've done ok?
Any other issues?

Well i suppose that was the biggest issue. the tiles just didnt look nice in my opinion. and when you pay good money you expect value for your money. Structure wise every thing looks fine so in retrospect we are lucky .
Just a few cosmetic issues that still have to be rectifyed.

When i get the carpet and flooring down i will post some pics

and will have to find out about the guarantee...

Clath do your homework on the options they are offering you....pick the best option with the best guarantee of longevity of colour & quality.
If the spray does not last long, get it re-tiled! Be prepared to stand your ground, but if you've already accepted handover, not sure if you now hold all the cards, so to speak!!!

Here is the real question.

Did the roofing company recommend spraying (as opposed to replacement) or did your builder?

If the roofing company says and OK's spraying it, then you shold try and get something in writing from them. This way any arranty period is not voided due to 'unauthorsed treatment;' etc etc. If your supervisor has an email from the roofing company approving spraying, get a copy and keep it.

We're also in a similar position, only Boral ran out of tiles in the colour we selected after 90% of the roof had been laid (the colour was discontinued).

Boral have offered to respray the entire roof (they called it re-sheening) with the same paint used during manufacturing and will warranty the job to the normal concrete tile warranty, which was 15 years from memory (could of been 10?) . I'd imagine you would get the same warranty or guarantee, but doesn't hurt to ask to be safe..

I would have not taken the home and not accepted the roof tiles being re-sprayed.
If they are faulty tiles then they must be replaced with the correct tiles.
We are all paying for new homes and new tiles (in the correct colour) is not too much to expect.

Keep in mind that all tiles will fade eventually. My last place hade the roof sprayed and it still looked as good as new after 7 years. Mine was a rough surface tile so it was harder to pick the fact that it was painted. I think it's fine as long as it's a good job. Some jobs I've seen are very rough and paint has gotten onto the gutters and dirt had been painted onto the tiles.

I'd be wanting to hold over part of the final payment or something to ensure they do a good job. Also doing it when the house is new is better as otherwise they will have to clean the tiles and the high pressure cleaner can get under the tiles - my place had water coming in around the cornices when they were spraying the roof. Much better if the tiles are still new and clean.

depends on how long the spray would last.... if no more than 10 years i would have gone for re-tile...

Hi I will be reluctant to accept the spray tiles. Spray tend to fade faster or even peel, especially after the original coats have debris/dust.
Couldnt the builder find the spare similar tiles, yes, although it is a discontinuing model?

What if 5 years later part of the sprayed ones get some colour shade problem? Yes, they will come back to replace/re-spray, but that's after you made 50 phone calls & 20 emails and wasted lots of unnecessary time, lots of dirts and muds all over the places, and after the replacement you need to worry if it leaks or if any ceiling board or satellite dish or roof structure been damaged/impacted...Don't forget you need to wait for a rain that's big enough to prove if the new replaced roof tiles are not leaking.......
too much trouble for me.

I would prefer to get them replaced....NOW!

re: the roof tiles though, was this an issue while they were laying the roof tiles? they should have replaced them a long time ago, why wait until handover? just wondering..

if that happened to me, i wouldn't accept a re-spray.

Would replacement tiles colour match? If some of your tiles get broken, you want ot be sure that you can rplace them without having to do another respray. I would be looking for financial compensation.

Sitting back here, it's easy for us to say "don't accept your home", etc. however I can understand that when you have the option for handover, you really want to get into the place you have been paying for!

Given that the handover has happened, I'd try and get some sort of colour guarantee in writing.

Fading of the tile / tile colour over the next few years isn't really a problem unless the fading is severe, or the fading isn't uniform.

If you can get something which covers those things, then you should feel a bit more comfortable.

VJ some of the tiles were replaced but wasn't enough to fix the problem.

Kev picked up the problem and was noted in the defect report he recommended spraying them and i would get a guarantee.

Michelle Boral has given up till Sept so they can get a day without rain.. my site super rang them Monday and asked them whether they could do it this week seeing as it was fine weather .

Damo yes boral will use the same paint they used during manufacturing to do the respray.
Anyway waiting to hear from the building manager . Will ring them tomorrow

Had to go to the house to day and open up for the flooring guy who's laying our floating laminate boards. Got a extra surprise our roof tiles have been sprayed and has come up alot better than what they originally looked. The color is the true dark chocolate .

My site supervisor is trying hard to fix outstanding issues. I was peeved off a few days ago .. but hes now hes back in my good books. posting two pics of the old color and new color you will see the difference
