Browse Forums Building A New House 1 Aug 18, 2012 7:45 pm Heya.. i'm new to this but am looking for advice.. my partner and I recently purchased some land in metro Adelaide (Western Suburbs - Charles Sturt Council) which is 475sqm, approx 16 w and 28 d, not a perfect rectangular block but a reasonable size.
Our current dilemma - to build one or two story. We want: a 3 bedroom house with at least 2 living areas (ie one living, one home theatre) a reasonable space in the yard that doesn't appear to be claustrophobic We have been advised that the double garage would be up against the West fence, there is a req for the east side of the house to be set back at least 2m, and the front of the house has min 5.5m set back albeit I've been advised we may be able to reduce this to 4.5 - 5m. Preference is to have a one story due to significant cost savings, however if we go 2 story, I need main bedroom with ensuite and WIR in addition to a small study (aka nursery) downstairs as I use a walking stick and don't want major rooms upstairs. The floor plan is both effective for now and the future, albeit the idea of a Man Cave may have to be sacrificed The savings however give us play money for the swimming pool and a few upgrades that we may have had to sacrifice....then again come selections we may be in for a rude shock !!! Race is now on to decide after much back and forth between two builders who both have been engaging and co-operative through the process to amend floor plans and price estimates as we constantly come up with bigger and brighter ideas..... I have just heard an echo My partner (Miss Mia) played the same card trick in that why have the extra room upstairs to clean as is not somethign she has an interest in (both now and in the future hehehehe). Using the money for a pool to relax and drink her wine from seems to have been a better idea............. We have done somewhat of a Medley between the Santorini 26 and Lancaster. We originally sketched our ideas and the sales agent put his thiunking cap on and said I think it is a bit of this and a bit of that...... Alas we have settled with Santorini 26 with a few adjustments to walk in pantry to garage and a few other little adjustments. Must sat they have been very accomodating as we change our mind on aspects on a weekly basis....... To keep taking making baby steps we do have pre-selections on Monday which will give us some colour ideas, something we have not even contemplated. Surely it is not just an opportunity for Builder to push colours where they have left over paint from previous jobs The end of month after a week in Cairns hopefully the prelim contract is not far off, after all soil report had been in place before we already signed the contract and in being offered fixed cost on footings/site works I can only assume we are a little more advanced than the norm !! Hey Gristy, Santorini definitely seems to be a popular choice from their range for single level dwellings. We ar ehopeful of prelim contract and drawings in about two weeks if they are true to their word re tiemframes, expect about 5 weeks which should be achievable given soil test had already been done and should nto be too hard to amend their orginal plan given delete a wall here, add a wall there etc Are you building in SA or have a thread where we can keep tag od your progress and experience ??? We are deciding on colour schemes now, wish I had been more attentive during Art class in primary school all those years ago now! The block is 28m deep, the house is almost 20m long, and you have to build approx 5m back from the front? Howdy TashnStu I think the Mr of the house has grandeur plans for integrated audio through the whole of the house almost so I think the money saved on two storey will come in handy.... We are confused also.....the Building envelope is 20m deep but is staggered in a way that a shallower side exists so we can plonk a 3x7m pool in the N/E corner stepping in off the alfresco room. Drawings will be too hand soon and I will post them up to show how we are sneaking the pool in the space we have. Was only looking at your website last night Pugs, prob not to distant future will be looking at electrical/cabling ideas to accomodate sume multi room media functionality.
