Browse Forums Building A New House 1 Oct 18, 2011 8:25 am Hi Guys, Just wandering of anyone here has bought land in the Greenvale Gardens estate in Greenvale VIC. I have purchased in the Acacia Release and thought it would be good to start a thread as I noticed there wasn't one set up yet. A friend and I both bought blocks in the estate and thought it would be good to talk with other land owners about pooling together to organise fencing, blinds, antenna’s etc to get a better deal from suppliers etc. Would anyone be interested in such a thing? We are both building with Boutique Homes and will be signing contracts next week. If anyone else is considering building with them let me know and I can pass on the contact details of the consultant who we have been dealing with who has been very helpful. I'm building in Greenvale Gardens as well with Mainvue Homes (i.e. Henley), I think my lot is in the Stage 3 release(Oak Leaf St.) Excited to go to the Open session this Saturday to view the lot and meet with future residents in the estate. When are you expecting to build ? Was interested to know if your builder has provisioned for recycled water that Yarra Waters will be supplying throughout the estate. This recent change in the estate guidelines has added another few K's to the building cost. Regarding antennas, I believe they are not allowed as per estate guidelines as FTA and PayTV channels will be delivered through the fiber connection (FTTH), together with internet and phone services. I just learned the other day, that our fiber infrastructure provider is a company called Opticomm. Looking at some internet pricing for fibre from retailers that are partnered with Opticomm and I'd be paying close to 3 times what I'm currently paying now for my adsl2 internet services. As Opticomm has sole control over these utilities in our estate, we are at their mercy together with the rest of the retailers that have partnered with them. Anyway good luck on your building. Happy that the land has not titled and is going to settle in the next 2 weeks. I am going to be building in Feb. When are you looking to build? I signed all my Building contracts etc 2 weeks ago. I was at the 9am session at the open day. Recycled water has been my favourite issue to date, asides from the FTTH. I have contacted Yarra Water and they have confirmed you need all toilets connected to the recycled water pipes, Minimum for 1 external Recycled water taps, and a connection in your laundry for the washing machine. Not sure about Mainvue but it should cost you about 2k. The FTTH has been interesting. I am aware of the services to be provided and the requirement of no TV antenna's. I have spoken with Opticomm, thanks to Glen's help in getting their details. I did receive in the mail a week ago the final estate guidelines and the need for Australand to approve your building design before a building permit will be issued. This might add further delays, so will have to notify my builder early in the New Year. I have signed the building contracts on the 21st and land settlement will be on the 29th. With regards to recycled water, the design guidelines that I received last week did not specifically mention about having the connection in the laundry. Mainvue charged me about $2300 for recycled water provisions to all WC cisterns and 2 external taps on the rear and side, however I didnt see any provision for the laundry. I still didnt get an answer from them as to whether the tap near the water meter at the front of the house will be installed by Yarra waters or by the builder. Do you know who installs the front tap ? and will it have a recycled water tap as well ? Considering that recycled water is several years away from us being connected by Yarra Waters, I imagine there would be some changes along the way. Do you know when Opticom will install the fibre in the estate ? I'm assuming they haven't laid the cables yet as I couldn't find Greenvale Gardens in their website as being available for FTTH service. My builder says the CIL fee is required in some councils before a building permit will be issued. I rang Hume Council and no one up front is aware of it, still waiting for a callback from one of their depts though. So I thought maybe someone building in Greenvale Gardens already knows the answer. It seems that the whole starting to build thing has been a drag. i am still waiting to get a start date from my builder but it should be in about 2 weeks if all goes well. The house I'm building is almost completed now, it blew away my expectations, I was thinking it will be more like Oct-Nov before we move in. It looks like I will be one of the first settlers in Greenvale Gardens. How's your building going along ? The house accross my street is also being built by Boutique Homes, looks great. I only got electricity in the house the other day, still no word on when the fibre optic will be available from Opticomm, which is a big headache for me as I work from home and need internet and telephone by the time I move in. I'm now in the process of organizing fencing and concreting. Looks like I'll have to shoulder all the fencing cost, as no one has started to build yet on my left and right sides. Hopefully everything will fall into place.... What are your thoughts on the new estate? Hi Skye2; I'm quite happy with Greenvale Gardens, land is reasonably priced. We originally looked at Providence Estate across the road and it was quite pricey, especially if you want a wide frontage lot. Having come from a large estate of Roxburgh Park, we were looking to move into a smaller density estate. I for one do not have a real need for several playgrounds, man-made lakes which a lot of the bigger estates have. A small park area or oval would be ideal for me. I'm not sure if there are still a number of lots available in Oak Leaf St. I only know of one, besides my lot, but it has a small frontage. Anyway good luck in your search for a block. Signing Contracts Sunday pending finance so fingers crossed. We would have preferred a 14m frontage but we weren't prepared to wait for the next release. We also looked in providence but found the land pricey and the 27 pages of restrictions turned us off. Looking forward to seeings how the estate develops. Thanks edb. Yes, we are Lot 343. We are very excited. The land wont settle until late October so we probably wont look at building until next year sometime. We have had a look at a few display homes but are yet to decide on a builder. Hey Edgar, How are you going with your house? i had my defect inspection on Monday this week. most of the things are just paint touch ups. I have a quote for the fence for the guys who did my rear fence that Russell organised. fence looks ok. it works out to be about $63 per m. i am having a hard time getting jims fencing to come out and quote as they are too busy which is not too good. the guy who i was ment to meet the day of the open day didnt show up. i waited for 45 mins then left. Settlement should occur by 18 October. Did you get the settle early rebate? We will look at building next year. I like the look of Porter Davis Oakdale 26 (which will fit on our 12.5 frontage) but we havent really looked into it properly. Sorry to hear of your fencing issues. As we back onto vacant land Australand is forking out the cost of our back fence. I am yet to hear from our neighbours regarding fences as yet. Hi Jack; I did my final inspection yesterday and other than just minor issues, I've asked the bank to do the final payment, so hopefully I'll be able to get the keys to the house next week. Same as you, I've been having problems getting a fencer to quote. So far I've had two quotes, $62 and $65 per meter for a 1.97m timber fence, with capping and exposed posts (125x125mm) from Powergate fencing and Northwide fencing respectively. Northwide fencing also quoted me $55 for 1.97 timber fence, with capping and exposed posts (125x75mm). I'm not sure if the thinner posts would be a good savings or if it will be more costly in the long run if its less stable. Hey Edgar, I will hopefully get my keys in 2 weeks as i have issues with my brick work which needs to get fixed. i need to wait 2 weeks for the brick colouring they did to set before they can clean the moarter again. also a few other things and i dont want to pay them untill the work is done, they gave me the option to pay next week but i told them not untill i see the results. I left a voice mail for Northwide so hope he can call me back. Any word on Opticom being switched on? their website says 31.8.12 which is today. highly doubt it though. also the works for the main entry has finnaly started. I also signed up to foxtel getting it installed on 29th sep but need opticom to sort out their network first. Cheers Mr Cool Re: Greenvale Gardens, Greenvale VIC - Boutique Homes 18Sep 03, 2012 9:07 pm hi guys, this is a great idea having this thread up, we are building on 344 oak leaf st, hopefully should be in within the next week or so. building with boutique homes who have been brilliant so far.would highly recommend them to anyone. there are a few issues i have had with the developer though which are still ongoing. does anyone know when they are going to start the next stage and also the oval, what they are telling me and what is happening have been two completely different things also the completion date of the main entry to the estate? look forward from hearing from you guys! My mate at 320 Scarlet and I at 316 Scarlet Drive are also building with Boutique. Boutique have been great so far asides from some minor issues, especially the site supervisor Rob. I have had my final inspection last week with a few things that need to be sorted. Hope to have my keys by next Friday. What issues have you had with Australand? May be similar ones to me RE: Rear fence, Opticom requirements. I had the rear fence done a few weeks ago by Australand only to have it ripped down on Friday as it was not the correct height. Hello neighbour - we are right next door on Lot 343. Our back fence was half erected when we went out to the block on Sunday but they have done a shocking job and the height isnt even - higher in some parts and lower in others and there are gaps between the wood. i dont know if i should complain or hope it will be fixed. 10 16427 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me.
