Browse Forums Building A New House 1 Dec 23, 2008 6:16 pm Hi all,
My wife and I are building out at Inverleigh. Small town 15 minutes west of Geelong, Victoria. We have just over 2 acres, so plenty of room. So far we have been impressed. We have dealt with the Leopold display centre and the staff have been great. This is our second house build, same say we are crazy, but at least we can pick the things we like. We are a bit older and hopefully wiser now. Had final contracts signed within 1 month of paying deposit. Contract signed on 20/10/08, work started 17/11/08. Here is scan of the site layout with my shed included. Adrian & Christine Re: Building M3tricon Denver31 - progress 2Dec 23, 2008 6:24 pm Ok some more picture and plans for you.
Floor plan, with minor changes from standard. Added doors to walk in robe, hallway, rumpus and sitting room. Made garage 7 metres wide. Re: Building M3tricon Denver31 - progress 3Dec 23, 2008 9:56 pm Looks like a great plan Aido!
I really like the windows all along the front of the house... and the grand room out the back. Which way is north on your block? Built a modified "Daydream 279" .. Cor@l Homes on a flat 4473m block!! And lov'n it!!! Re: Building M3tricon Denver31 - progress 4Dec 24, 2008 8:18 am I love the "Denver" layouts. We are still looking at possibly the 43, but it is huge... The 31 is a big home!
Keep us up to date with your M expereience and anything you'd change in the Denver layout? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Building M3tricon Denver31 - progress 5Dec 24, 2008 1:32 pm Awesome house - love the denver such a great design.
Here is the brochure for anyone who is interested in looking at the other sizes. http://www.metricon.com.au/victoria/hom ... Denver.pdf Re: Building M3tricon Denver31 - progress 6Dec 24, 2008 6:53 pm Which way is north on your block?[/quote]
If you look at the plan Bedroom 1 the front left corner points nth. North - south runs diaginally through the house. SO the front of the house face roughly WNW. We had to double glaze the 2 windows in the ensuite and the 2 in bedroom 4. Believe it or not we were not charged for this. Re: Building M3tricon Denver31 - progress 7Dec 24, 2008 7:07 pm As I said we started on 17/11/08 so here are some catch up pics.
This is an aerial shot taken by a remote control plane. Gives a pretty good overview of our block. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is of the shed 7m x 15m and 13500 lt water tank. You can see it in the red circle. He was lucky not to he\it the power as it was in the same trench!!!

Re: Building M3tricon Denver31 - progress 9Dec 24, 2008 8:22 pm Looks like reasonably reactive soil... What was the classification and what footing/piers were required? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Building M3tricon Denver31 - progress 10Dec 24, 2008 8:24 pm Nice Aerial View... Can I suggest logging into Google earth and dowloading the current photo of your block... Log back in a years time and you'll see the difference!!
Good to see you've planted a heap of trees? Are they natives? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Building M3tricon Denver31 - progress 11Dec 26, 2008 6:33 pm The slab was M class and all standard footings. It is sandy top layer then clay.
We have planted all natives so far. There is a fauna reserve up the road and there is a sign showing what is native to the area so we got a heap of them. They are growing well. Unfortunately Google earth has not done this area yet, so we will have to stick with the remote control plane!! Re: Building M3tricon Denver31 - progress 12Dec 29, 2008 6:11 pm I think I can read the plan around the Rumpus and Living rooms, but are those doors 1020 and double cavities?
What was the upgrade cost on those? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Building M3tricon Denver31 - progress 13Dec 30, 2008 5:51 pm chuth77 I think I can read the plan around the Rumpus and Living rooms, but are those doors 1020 and double cavities? What was the upgrade cost on those? Chuth77, you read well they are 1020 openings with double cavity sliders. They charged us $568 each room. Re: Building M3tricon Denver31 - progress 14Dec 30, 2008 6:23 pm Thats a great price for such big doors... I new you could get 820's but 1020's is fantastic. Looking at the 43, we want to put dual sliders into the ensuite, like you have! Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Looking at the 43, we want to put dual sliders into the ensuite, like you have! The 43 is a great house, we had a look at one when it was finished before hand over, A little bit big, as is the 31 for just two of us. Loved the large walk in pantry on the 43. The 720 cavity slider to ensuite cost us $284. Have been very happy with costings of extras. Re: Building M3tricon Denver31 - progress 17Dec 30, 2008 10:07 pm joles Denver 43 pantry could quite possibly be the best pantry in the history of pantries in my opinion! The Denver 43 could quite possibly be my favourite house design of all time! lol Pity it is just way to big for my partner and I and perhaps to big for any block in metro Melbourne. Still it would look great sitting on a corner block if you can find one 42m deep and 17m wide or a nice quarter acerage somewhere. If we had a wide enough block it would have been my number one choice. I can't think of one thing (except some extra doors) I'd change in the floorplan. There's a Denver 43 going up on my estate, (a Denver 31 was recently completed) so I go and have a sticky everytime I'm up there. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Building M3tricon Denver31 - progress 19Dec 31, 2008 9:29 am that big wir is lovely. Love the look of the design. what a lovely house style. I think it suits an acreage block perfectly.
