Browse Forums Building A New House Re: Anyone building at bunya??? 269Dec 21, 2012 8:41 am H class is slightly stronger than M class and as Buda said it is not related to salinity. Salinity requires membrane and possibly different concrete. I was told to pick exposure grade brick due to salinity and that that slab would cost extra $3k. I would like to know who else is paying extra for concrete slab due to salinity and is it just for membrane or concrete as well. Land contract states that salinity level is A2 at BUNYA so I assume that everyone should have the same protection for concrete. Cheers Re: Anyone building at bunya??? 270Dec 21, 2012 1:26 pm I think the reason everyone is thinking the slab required relates to salinity levels is because that is the way the sales assistants explain it. I definitively recall our sales lady telling us the reason we required the upgrade was due to the salinity and soil conditions. I just took her word. How would I know the difference? Oh in relation to the membrane thingy I did notice prior to pouring slab most people had a plastic something below the styrofoam blocks. Re: Anyone building at bunya??? 271Dec 21, 2012 3:57 pm Hey everyone, ohh it sucks that you guys have to pay extra for the slab. But it's always like that isn't it. You budge for something and all these additional things come up. So just an update. Our SLAB IS DONE and amazing just in time for all the holiday breaks. How is everyone else's construction going? And especially everyone that's in stage 4? I know u guys wer disappointed because of the unregistered land. Any good news there? I wish everyone a merry Xmas a happy new year and safe holidays. Re: Anyone building at bunya??? 272Dec 21, 2012 5:32 pm That's great news bunya2012!! That would be a great Chrissy present!! No better news on stage4 unfortunately. It doesn't seem like the registration will occur until end of feb. it is saddening that the plans haven't even been submitted yet. I suppose the upside is that we will all be able to save more in the meantime Merry Christmas to everyone!! And hope you all have a happy new year!! OH, sorry to hear that. remember when i mentioned that registeration for stage 3 took a good few months, i guess its just the waiting game now. HAHA yes your right, saving more money is the only good thing about it. =) btw is anyone going to the community events being held at BUNYA? i went to the xmas party a week ago it was great, so much fun. Re: Anyone building at bunya??? 274Dec 23, 2012 9:45 pm Hi Guys Back after 2 weeks break. NBN should not incur a cost: What does your builder need to include when constructing your home? Your builder should include the following during the construction of your home: A lead-in conduit from the street communications pit Data and telephone points inside your home – discuss your requirements with your builder Internal wiring as required for the connection of services A double power point for the Network Termination Device and Power Supply Unit inside the home NBN Co has now installed the optical fibre network in your new development and it is ready for you to connect to when you move into your new home. When you are ready to connect your telephone or broadband service follow these three easy steps: Step 1: Call - Once your street has access to the NBN, you can purchase a broadband and /or telephone service by contacting a participating Retail Service Provider. Step 2: Select - Compare the internet and phone packages available and select the right option for you. Step 3: Connect - Once you’ve selected your service, your Retail Service Provider will coordinate a time to install equipment including a Premises Connection Device installed on the outside of your home, a Network Termination Device and Power Supply Unit installed on the inside of your home. Once installed you will connected to the NBN. ********** Its so hard to deal with the builders, the above seems to be clear enough that the builder needs to inmclude the NBN connection.....so why are they asking for $$$$ Also the 900mm path is also included, correct ? Thanks for the electrical costs...... bunya2012 Re: Anyone building at bunya??? 275Dec 23, 2012 9:46 pm Things like electrical, we should get them done from a private contracter...paying 500% premiums is ridiculous. Theft in my opinion. Landcom should be making things fair for the buyers, before they appoint the preferred builders. Re: Anyone building at bunya??? 276Dec 23, 2012 9:52 pm Bunya2012: (Champion Homes) ? Have I understood the below cost correctly: "Vaccaro group" * Down lights to the ground floor, provision only $50 ($150 for provision and fitting) * Door bell cost $300 * Extra power points cost around $50 * Moved the location of the power points around the house (Free ?) * lights provision cost ???? Whytee: (Champion Homes) ? * Outside power point cost about $500 * Also added an outside gas point that was just over $600 Re: Anyone building at bunya??? 277Dec 31, 2012 4:52 pm For all of you in stage 4a I just checked on the bunya homepage our land will def be registered in January yay!!!!!! Sting1 that is correct it cost us close to $1200 to add an outdoor power point and gas point in a tender amendment prior to contract so it will prob cost a bit more after contract signing. Bunya2012 no we haven't attended any community events yet but to be honest we weren't aware of any. Would gladly attend though. Re: Anyone building at bunya??? 278Jan 02, 2013 9:49 pm Hi everyone HAPPY NEW YEAR! I hope everyone had a safe break. Hopefully next New Year's Eve we are all in our new homes Sting1: yes it's with champion homes. All is correct, moving fittings around free. Lights provision $55 @whydee: congrats that's great news! Should be registered before you know it. Re: Anyone building at bunya??? 279Jan 02, 2013 11:31 pm Thanks Whytee & Bunya 2012 Is there any other option for the electrical other than the builders. I would understand builders taking a healthy profit, but imo this is theft LOL. Anyway I try and get to the Bunya park (around the kids playground, opp Eden Brae display home) around 7 pm for a walk. If anyone is around, do say hello. (Shaved head) Re: Anyone building at bunya??? 280Jan 03, 2013 8:08 am Hi there, that is just my personal opinion....I know that Eden Brae provide you with fixed cost, etc however after weeks of research and meeting with different builder we found that EB charge around $30K more to cover their cost. So even though its fixed they will charge you more so EB not out of pocket if they have to cover additional costs. Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 25759 As title suggests, looking at using the interlocking Pentablock stacked stone products to replace failing timber retaining… 0 18696 I am building in claymore NSW and this is shown in the building envelope plan. … 0 10785 |
