Third post, third tender!! Hubby n I are hoping to build the merlot guest!! Couple of q's for the experienced BH ppl? Just got my first tender, had requested to loose a complete ensuite and replace with powder room plus walk in pantry?? I thought this would b a credit as I thought shower/vanity cost more than shelves?? Worth a quiry to BH?? Also stamp duty on knock down rebuild?? Any guidelines on costs?? Have any of you guys managed to stay close to the tender cost at the completion of the build?? Thanks for your time and good luck with your builds?? Hope to be joining you soon!! I would think to lose ensuite for powder room and pantry would be a credit- waterproofing, tiling, showerscreen and extra plumbing would surely be less than shelves; I'd question it. Don't know anything about rebuilds I'm sorry. We are at painting stage (supposed to have hand over in about 4 weeks) and are a few thousand up on our final tender (we had 4). But colour selection and electrical and lighting added $7000 or so, which came after we came out of council, so really ten if you count that. We did have unexpected electrical, sewerage and plumbing charges due to building on an acreage though, so that accounted for about $4000. We got a credit back on piering of $1100, and $1650 for a temporary fence, because our yard had a full fence with padlocked gate, and fencing wasn't required. It seems most people spend at least a few extra thousand with their lighting and power points. Hope that helps! First a number of the brick pallets were dropped by the company and nothing was done until I contacted Beechwood (PGH then had to replace then as I had taken photos). Secondly the bricklayers didn't read the plan and left out 2 pillars that are part of my secondary fascade (a requirement of council) thank god I check on the house every day as I pulled out my plans and poined this out to then. Thirdly the plumbers ran the gas meter piping to the wrong section of the wall were it would have been blocked by a fence and behind a section of the secondary facsade. Had to be moved before the bricklayers made it permanent. They also installed the plumbing for my showers incorrectly. I rang the plumbers and informed then of the cost to correct this if it was done ASAP. Boy did they move quickly. Well know I wait for the fitout to start Just a word of advice please check everything, and dont be afraid to demand answers from Beechwood and proof. As they don't always know what they are talking about. I have had to contact the Window company to get the correct information for accoustic glass as Beechwood had the wrong size in the tender. I contacted coucil to negotiate the secondary fascade (and saved money). I even contacted the General Manager when the Customer Service consultant refused to check on the vanity measurements for me as I new her original measurements were incorrect and were delaying the start of my build. (I threaten legal actions under breach of contract). You all need to be on top of everything to make sure your build isn't delayed by there mistakes (that goes for all building companies not just Beechwood) We have had same issues- plumber had put THREE pipes in wrong places, plus both our showers in the wall, instead of in the roof. Gyprock sheeters didn't gyprock to allow us to be cornice-free in the bathroom and ensuite (luckily cornice installer picked it up and they had to resheet both rooms' ceilings). Bricklayers were told I wanted my feature brick laid with flush mortar- it was to be ironed- and only discovered they'd been told wrong because they suggested to me it would look better ironed 'not flush like I asked for'. Bit of a shock to realise that a lot of the info just doesn't get from office to supervisor to tradies!! (and even when it does, they often still get it wrong! We have been told that our painters will be in at the end of this week, and fingers crossed be in before christmas, but alot of things seem to be half done and it seems stupid for them to half finish the eaves in our alfresco area and then have to come back .. We have niches in both of our showers and they only seemed to put in our ensuite one, and missed the spare bathroom, but luckily we picked up on it before it was too late and got tiled over .. Does anyone have a rough idea on how long it would take from the painting stage? Considering that the bathroom tiles are now finished, kitchen splash back is done, and also they are NOT doing any landscaping, stairs, driveway or paths. Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed.
